My home buying experience with pulte was extremely positive. From the process being intiated to even the support recieved from the builders Forman (Joe). It has made a stressful home buying process feel worth it

We are very impressed with the quality of our new home as well as our sales agent during the process. Michele, our sales agent, has been incredibly responsive at all times of the day and is very pleasant to work with. The construction manager Joe is also fantastic and wastes no time getting things fixed if any small issues come up. The mortgage arm is another story, unfortunately. It was incredibly stressful and there were at least 3 separate times during the process when we felt it would be worthwhile to pull out of the purchase and eat the lost deposit in the house. It seems like there were daily changes in the valuation of our assets and reserves and no clear communication as to why this was happening. We also believe they were too lax in the pre-approval process. They decided to ignore a huge chunk of our assets near the closing date because they felt like it. We spent several late nights trying to justify how Pulte Mortgage came up with the valuation du jour. even after closing, we learned that we had two homeowners insurance policies and Pulte Mortgage never told us and also didn’t tell us that our insurer had sent several notices to them regarding a lack of payment. The buying process was good and smooth. The associates and builder representatives are friendly and efficient. Everything went well without major blockers.

Our first experience started with Stephen (sales), who greets you with a smile and a great personality. He was willing to stop what he was doing and allowed us to look at several different models many times on several different days to make our decision. He also worked with us the best possible deal. Definitely a great representative in the purchase of our home. Secondly, we have to acknowledge Joe (construction), who oversees all construction and details in the home. He also takes you on a tour of the exterior and interior of your home after your purchase to shows you all the pluses and features of your home. Joe has gone beyond and above what any normal person would do to make sure we were happy with the home during and after your move in. He is definitely an asset to Pulte Homes. The entire Pulte sales and construction team were attentive and professional throughout the entire process. Soroush and Danny went out of their way to make sure that we were more than satisfied with the final product.

Pulte homes are built in good quality.

The overall process was smooth. The customer care representative (Jose) does respond and raise work orders for any issues in the house after close of escrow. He also promptly follows up with the vendors. They try to resolve 80-85 % of the issues raised and not all the issues. Overall the process is okay and would recommend Pulte to other home buyers.

I recently purchased a new construction condo built by Pulte Homes and I found that it is a decent construction.

Title company was not well organized and requested for multiple unneeded notarized signings. Many small issues with the house build (poorly sealed frames/baseboards, creaks, cracks, cabinet finishing/fit, etc.). Experience could have been better but still the design makes it very enjoyable.

The entire process was smooth and delivered with quality.

Great homes, yet final product with workmanship remains unsatisfactory. Slow response times to address the many pending issues.

The whole pulte process from sale to close was smooth and painless. We are busy, both working demanding jobs, we didn’t have time to go to open house after open house and fix up a home. Pulte made the process smooth and easy, and we got a turn key , exactly as we wanted house.

First, the following is not only based on my wife’s and my experience. After talking to neighbors, similar if not the same issues have been observed on many levels. The list below is not only our impression but was already recognized by the quality manager from Pulte. He wrote the list and I am just copying/pasting parts of it here. After our first walkthrough a lot of things got marked with tape with the explanation that it will be taken care of before move in day (that was expected, no complaint here!). Unfortunately we found that a lot of the marks (tape) simply were removed without taken care of the issue. Following an extraction of the issue list from Pulte’s quality manager: - The house was handed over dirty. Slight dust film everywhere, hinges, handles and outlets were overpainted and not cleaned afterwards - Damaged flooring (luxury vinyl, in total 9 floor boards need to be replaced). - All trimmings (windowsill, door frames etc) are sticky and will be repainted. Some doors need to be sand and repaint - Paint job in general very poor. Brush strokes and patch ups are easy to spot when looking for it - Tiles in bathroom crooked and not leveled, different (mix of) grout colors were used - Tiles in shower not leveled so water cannot drain properly - Master bathroom has hot water issues (also our neighbors experiencing this), 2nd bathroom works fine for comparison - Missing and damaged cables which need to be replaced now (requires to open walls) - 12 out of 18 windows have scratches. One is hard to open, when opened, it will not stay open - Missing or too much caulk (gaps or excess not removed) - Cabinets are crooked, damaged (cracks/scratches), several doors are warped and the paint on it is inconsistent (we paid the for the top tier kitchen btw) - Taping in the garage showed a lot of quality issues (air bubbles under tape, screws extruding or holes not filled). Even though they redid the taping it is still just a touch up of the worst spots instead of a fix (still not happy!) - Bathroom sink cannot hold water, does not seal - Missing or damaged sprinkler and outlet covers - Worst part is the stairs, nails are sticking out under the carpet. Cannot walk on them without shoes. If you do, you will find the steps to be uneven on top of it I could list more but these are the most disturbing to us. Work orders have been placed by Pulte and we have to live through the patch up job, which will be quite invasive considering few items from the list above. To be fair, it seems Pulte wants to take care of the issues but based on the initial work I can only hope that the quality of the workmanship will improve. The overall experience was good. But, there were some communication gap with the design studio and the builder. The construction quality is good, but the finishing work can be done much better with attention to detail.
