Although I was nervous after reading so many horror stories about Pulte and pretty much all national builders, I am quite pleased with how everything turned out. There was a big issue uncovered during the pre-drywall orientation meeting (a major missed structural option), but to Pulte's credit they did not try to fight me on it and rectified the problem at considerable expense to them, essentially rebuilding the roof from scratch. This delayed the process by about a month, but I still ended up closing towards the beginning of the best-case scenario timeline they gave me when signing the contract. There are some minor little things that I should have caught prior to closing (slightly crooked outlets and some tiny dings here and there), but so far I haven't had any significant issues and am happy with my home. My only complaint is that there is very little noise dampening from the outside meaning I frequently hear howling winds. If I'm ever in a position where I'm looking for a new home, I would consider Pulte again. My understanding is that the quality varies wildly by area depending on the crews that work on the homes, and I believe my construction manager, Matt, was honest and did his best to ensure a well-built house. ... From start to finish, everyone ..from our sales contact Harper to our construction contact Ron were very attentive to our needs. We chose a ready home. We had the opportunity to take multiple walks and Ron made every effort to follow up on everything that we felt needed to be addressed prior to closing. Also post move , they are very quick to address any warranty issues you find. I definitely would recommend Pulte Homes @ the Aurora Highlands area for anyone wanting to buy a new home

From our first phone call with sales we felt completely at ease. Romina was professional, knowledgeable and very patient. We had taken our time and visited with the other builders in our subdivision but hands down what Pulte had to offer was incomparable. We were included every step of the way. Our Construction manager Ryan was an absolute dream. He addressed any concern asap and would follow up and keep us in the loop at all times. He was patient in explaining every inch of the house and is still available to answer any questions. Kudos to Pulte to for building beautiful homes and having a great reliable team. Outside stone keeps falling off the house, took 4 days for someone to address a leaky roof

The Sales team was/is great to work with. They were patient with answering all my questions and didn't try to sway or influence my purchase decision. Great communication, updates provided with pictures during the various build stages was value added service on display. It made the experience more special. Found some surprises during the build, like the closet being omitted from the basement by the wet bar. All marketing info and online interactive tool included the closet. Was informed at pre-drywall that the closet was no longer offered and no option to request it. Another surprise was a miscommunication with the design team and the Construction manager about having both recessed lights and pre-wired vanity lights in the secondary bathrooms. We worked through this as a team and I'm very happy with the outcome. Loving the house! After moving in, discovered we may be missing a heat vent in the master bathroom and a cracked window in the garage door. Some additional minor oddities but an excellent work of craftmanship. I had an amazing experience! Sal our sales consultant was trustworthy, knowledgeable and responsive.

Builder cheaps out on so many things that could make house much better for very little extra cost.

Pulte Mortgage is incompetent and very inefficient!

The builder, Chris, is second to none in terms of responsiveness, knowledge and follow through to make sure there were no surprises. Highly recommend him. Also, Ete is very responsive and helpful way beyond the selling process. We are moving from a high end custom home so when I rate the workmanship and materials it is in comparison to a whole other level of construction. Pulte does an okay job and we are very happy as there are no surprises.

Home buying is an overwhelming experience. I had a good experience with Pulte my question and concern answered.

Construction Manager makes or breaks a subdivision. Chris is really great and Tyler his walk through orientation manager is excellent.

Good deal for the area

Bryson was exceptional. He cares about his work, his homeowners and has been the best part of buying our home!!! We will increase the star rating for response to issues when the warranty issues are finally addressed.

The best part of buying our home with Pulte was our construction manager Chris. He attended to every detail and always answered every question or issue that we had with our new home. He was always very prompt and thorough with responses. He is awesome!!!

The selling process was great, however, after closing the correspondence and pre-closing home issues are put aside at the builders convenience. I closed several months ago and there are several problems that have not been resolved. I was promised prior to closing that the issues would be corrected.

Really like my home and its features. Appreciated the efforts to close earlier than planned. Title company error caused closing to take 4 hours. Warranty issues taking too long to resolve. Communication about warranty issues could be better. Great neighborhood and sales experience.

Chris, our project manager was responsive to our needs and made our move in experience pleasant. Within 10 minutes of our taking possession of the home, he came to our rescue with a snow shovel and addressed our lock issue. Chris is awesome and he is a wealth of knowledge and an asset to Pulte Homes. He addressed our issues and concerns prior to move-in. Amy in PGP Title was helpful with our closing and has been helpful in proper allocation of funds for our HOA's.

It is very difficult to get problems fixed using the service request section of the website. On several occasions it has taken multiple submittals to get any response from Celina Y. It shouldn’t take 24-48 hours to get something scheduled that’s way too long.

Overall the experience was great, however there was a massive misunderstanding and poor application with the kitchen backsplash. One pattern issue was resolved, but we still have various grout line sizes across the backsplash because it would have been too expensive to fix and it was within the “margin of error.” Just have your contractors use spacers. They did in the shower.. Also I called the Sherwin Williams that was highlighted by the builder. Not as in touch with our colors as it was described.

Finishing is not well done. Responses to issues are not timely.

We chose Pulte sue to their reputation of high quality construction and building practices. In that regard l, they lived up to my expectations. Our construction manager, Matt Wallace, was the best we could hope for. He was knowledgeable, available, and fought to make sure we got the home of our dreams. The issues arose around the financial aspect of the sale. Pulte ordered an appraisal 3 months prior to completion, before doors, flooring or countertops were installed, yet the appraiser valued the home exactly at list price - to the dollar! We chose to use our mortgage company, one we trust and have a long-standing working relationship; they ordered an appraisal once the home was nearly complete. Lo and behold there was a discrepancy between the two, a $48,0000 discrepancy. Pulte refused to budge, because they “have an appraisal value.” in the end Pulte submitted some extra comps to our appraiser (all of which were sold and appraised by their syndicate group of companies) which brought the discrepancy to $24,000 lower than list price. We ended up agreeing to split that difference, putting us in a position of negative equity from the get go. I still would recommend Pulte to anyone looking to purchase a new home, but do not let them control the entire process and narrative! Trust their builders, find a mortgage company you can trust; do not trust Pulte financial or insurance groups. ... More
