Pulte Homes has been attentive to my needs, responsive, and they work to deliver.

The buying of our house was smooth and I want to state thet we were consistently backed up in our eventual concerns.

The builder is fast. The quality of materials is poor. The design is acceptable.

The home was delivered to me 6 weeks later than original closing date with so many problems. It is 8 weeks and I am still getting things fixed in the home. To give an example the door knows were placed on backwards and I was stuck in the bathroom for over 1 hour. I finally got the refrigerator and it is also broken . The floors were full of paint (fixed and cleaned they look great now). So many other issues who puts in a bath tub without sealing around it. The AC was broken. Among so many other issues. They are fixing everything but taking time from work is not conducive anymore

House is overall built well

Easy process but very hard when it comes to responsiveness to issues.

The handover of the house was very confusing as there were several changes in dates. And after the move, a leak appeared in the bathroom from the master suite to the bedroom downstairs and it has been 20 days without a solution, asking for a deadline for the tiles to arrive.

Overall with the protect manager was excellent if I would buy another property with PULTE yes construction quality a plus.

the closing experience was not so good, from our keys being lost to not have a customer service rep reach out to us at all! Nevertheless the overall home quality was very good, but customer services is definitely an area of opportunity.

I love my home but my experience has not been good with getting answer from the project people on getting answers. I was not left any paint for touch ups and have asked everyone they tell me they will check into it but no response. I moved in on 8/13/2021 it has been 2 month with no answer I have spoken with Javier and Julie and nothing.

Both the salesman and the Engineer did a fine job but Pulte Management sold me a property and is now trying to take a portion of this land. Not only I paid for the lot, they want me to take on liability for a section of this property to be used for the benfit of the community.

A few members of the team are not good at their job, made the sales process/process for waiting for the home painful. Construction manager was great

The onsite sales team were great to work with - very professional and helpful. They exemplify a brand of excellence. Kudos to the onsite sales team ! I cannot say the same with the construction side. My home was originally scheduled to close in June and eventually it closed near the end of September. I understood this was due to the sliding glass door and window parts being fabricated outside the USA as well as some issues with the distributor resulting in Pulte not being able to obtain the parts to finish the job as originally scheduled. It is also my opinion that the windows and sliding doors are not the best quality that could have been used. Pulte scheduled the closing while there were still issues to be resolved such as bedroom windows that could not be locked, and window frame closure strips and screens were not installed prior to closing. During the walk through several windows broke upon opening them and they had to be repaired. The ceramic wall tile in the guest shower was improperly installed where the ceramic tile window sill was installed "above" the aluminum window sill making it impossible for the aluminum closure strips for the windows to be installed. This will require the shower tile to be cut out so that a new corian sill can be installed to be below the aluminum window sill - all of this I have to deal with after I had already moved in. In addition my home inspector noted an electrical safety issue with exposed wires on the motor for the garage door opener which still has not been covered. When I pointed out the exposed electrical wire to Pulte's onsite construction manager, he responded "they are all like that and that is how it is." Very happy with the house we customized. It took us one 13 months to finally close it from signature to signature. Pulte team very friendly and helpful… until closing. After closing you get to deal with customer care, which is almost inexistant. Every touch up they promised to fix after closing are still pending (5 weeks after closing).

Our sales agent, Zorinel, was great. We should have taken more time looking at all the options for lots and size of homes. But, at the end of the day we are happy with the floor plan we chose but we could have chosen a bigger lot. The construction process was very difficult not only because of the lack of people to work and lack of supplies but we had a very bad experience with the back sliding doors. Somebody screwed up big time with these. The doors were bigger that the frame of concrete and therefore they had to break the concrete to fit the doors. It took maybe 6 months for the doors to be installed. The end result is not what we expected. There are hollow areas where critters can come through. There is still a lot of stucco to be applied to the framing and it's been 2 months since we closed and it has not been taken care of. Our field manager during the entire construction process, Adam, did everything he could to deliver the house in the best condition. Very hard working person. Julie and Robert are helping us with the issues that need attention and have done a good job. ... More

My experience with the builder team was great. They always responded but there are things I guess are not in their control when it comes to trades. I have so much pending. So frustrating. My experience in that matter has not been the best. 30days after closing still chasing after to get trades to complete the punch list. I believe Pulte could do better with their process about building and completing.

The construction product was not to standard or what I expected. However, so far, the Customer Care Team (Liz and Tim) have been doing their best to help me fix the numerous issues. I wish the construction and closing team would have done a better job to prevent so many issues post closing specially for an almost $500,000 home. I remain hopeful that all issues will be addressed more than 1 month later and no surprises as I live in my new home.

We love our home now but we still have a punch list that hasn’t been resolved. Communication during the process was terrible. Went through three different project managers. Constant delays and days with out any progress on home during the building stages.

The overall design of the community is great. However, the interior design of the units can be improved. Geometry and symmetry were not a priority for the designers. The have windows that are not centered on the walls or two windows with different distances from the edge walls, etc. The lighting design/installation follows the same. They were installed with very little thought. Finishes on paint, and sealers were also full of defects that I had to correct myself.

There were several issues from the closing process to finally moving in the home with several different things incomplete or never addressed during the building process. Currently still undergoing finishing touches to the home by the builder.

We purchased a spec home that was supposedly completed. Upon possession we found a bunch of issues that were not completed or poorly completed. Lots of paint, trim, glass, tile, paver, landscaping and other issues. Upon contacting them to correct I started getting the run around. In addition trying to work through their "warranty" dept has been an additional issue. I had to escalate these issues to get get any response and I'm still waiting after weeks for resolution.

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Also, their interest rates are 1.5x more compared to direct lenders and their bonuses they proclaim to over you is a wash since their initial fees is exactly the amount higher than your closing bonus would be, bad business practices. I would even consider them Unfair, and Deceptive. On top of this, these Mortgage Specialist are not responsive, take forever to follow up and approve documents, they have even lied to me and told me things that were inaccurate and removed income so it would look like my DTI is to high... really bad. Happy that I went with a direct lender who was trust worthy, easy to work with and handled closing like a champ, not like PULTE MORTGAGE. ... More

We cannot lock our sliding glass patio door, we do not have access to our addict door, we cannot program our smart door lock. It's frustrating these thing takes so long.

We experienced multiple delays but the most upsetting is giving up our lease to move into new home but delayed for 50 days. Footing the bill for a quick rental at premium cost whilst waiting for zero entry doors to be sourced/installed and now the same doors have paint spray on the glass and door jams and they do not open out as much as they should. This door system is the reason we were sold on the home design so it is very disappointing that they are not what we had hoped. Still waiting after 7 weeks in the house for punch list items to be sorted out. The kitchen backsplash was poorly cut and installation sloppy. ... More
