They need to be more proactive after you buy your home.

This is the second home I purchased from Pulte , the first home everything went smoothly everything was in place and it was well built . The design center was informative and helped picking and choosing design products . The new purchase was a little different , the home seems to be well built, but we have a problem the design center . When picking finishes and appliances there was a problem . When picking the appliances , we were not informed by the design sales person that the refrigerator that we had pick did not fit in the opening . The refrigerator should have been cabinet height but the standard refrigerator protrudes from the cabinets by 8” .I am hoping that John Mc Murray the problem adjuster can correct this issue. ... Pulte requires that you buy appliances through them. The washer and dryer were installed and no consideration was given to the installation of a countertop being placed over them. There is not sufficient ductwork, gas line and plumbing to allow working on the appliances. Pulte has yet to respond.

I think some of the work was rushed but overall good.

Nice looking house but quality was very disapppointing. We built with Centex in Bridgetown when they were independent and there was no comparison in quality. . Some of the stuff we experienced was really poor quality and should have been caught before we moved in. Doors were unsafe, window frame was damaged and cheaply fixed. Panel doors didn’t close. Etc,etc.

As of right now my 30 day to do list is still not completed from the contractor I was scheduled mid December and had very little work completed between the two days. Now rescheduled for January 22. Don’t know why I get pushed back a later date. Just completed it PULTE and I will give you all five stars. Rich has been awesome....

This is my third Pulte home. I would have liked to have seen more flexibility with choices and changes. For example, we wanted to make a change to the tile on top of our spa, after the home was started, and we were told no. The pool company was willing to make the change since it was started....but Pulte sales said no. Pulte needs to be more flexible and offer some higher quality upgrades.

Thoroughly inspect home prior to closing. Have any issues addressed during the building process and before closing. Even though there is a warranty, it is much easier to have any visible issues corrected before moving in to your new home rather than afterwards. Think the quality of the finish work needs to be improved and work of contractors monitored more closely (especially tile contractors, drywall contractors, and finish (trim, paint) and held to a higher standard.

We have built several homes, but never from a distance. Initial contact and questions were handled. Decisions made by Pulte during construction were questionable and we were never consulted. Now decisions and construction quality are "our problems". We understand getting the best price, and Pulte did good with that, however the cost in attention to detail is higher than we would have liked. Still happy with the design, but we will be "fixing" our NEW home for some time to come.

We just built a home through Pulte in Estero Florida. We went with Pulte because it was either them or Lenar in our HOA. I think the process went very well but certain things that we have experienced recently are the reasons for the mixed review. So let me start here: Positives- Our PM that over saw the build was fantastic. Very knowledgeable and very helpful. Our sales rep, was fantastic. Always giving us updates and keeping us in the loop as we didn’t Lu e in the area during the build. Negatives: Closing Manager. Walked in within about 4 minutes of arriving for our appointment. Our assigned person waited for the manager to step in to introduce herself. When the manager entered she introduced herself very quickly and the stated “do you have my closing check”? As she held out her hand. Just not professional. Customer Service for after build issues: had an issue with our air conditioner a week after we moved in. Called the company that installed the unit. They came out pretty quick. BUT the guy acted like he knew what he was doing. Claimed he fixed it and left. A short time later we still noticed that it was not cooling. Called company again. They then sent a different person who definitely knew more BUT still didn’t have what he needed to resolve the issue. I then emailed the customer service email asking for them to make sure it got resolved since it would have been the third time we called. That was several days ago and I still am hearing crickets regarding the email that was sent. Ceiling light plates: so we ordered some lights not affiliated with Pulte. When the one light was being installed we learned that someone used a junction box that was installed upside down. SMH Pulte you are a big enough company that should really make sure your staff is representing the company the way it should. You NEED to Do better. ... More

Even though it’s a new home, get a home inspector. We did and they found several things that Pulte missed or didn’t make sure they were corrected.

When the builder did a walk they with me he gave me his number and told me as I discovered items that need attention to let him know. Well, he doesn’t answer his phone nor does he return messages. The Pulti warranty company doesn’t answer the phone either. I feel like I’m being ignored.

So much wrong .. should not be like this for a newly built home.

This was our second build with Pulte. There were issues from the very beginning, starting with the Project Manager who was totally clueless. Quality and workmanship from the subs was drastically different from only 3 years ago. We had to stay on top of things daily and supplied pics and letters to PM. Had to get his boss involved to get things done . Almost a year of nightmares but happy to finally be in and hopefully nothing major arises. After living in our home for 6 weeks we are disappointed with Pulte builders. Their advertising/marketing is a lie. Poor quality of materials used, poor workmanship, subcontractors do not take pride in their work. Interior work looks as if Pulte hired 8th grade students. Poor choice for included appliances, the cheapest money can buy. We did not have a choice to supply our own appliances. Customer Care is non responsive. I will not recommend Pulte to anyone.

I have mixed feelings about the entire experience buying a Pulte home in Alva Florida. At the very beginning a year from the time we moved in, everything seemed pretty smooth and we selected a lot that would work very well for us. We understood we had to wait a while to actually get our final product. Our foreman was very good about keeping us abreast of the progress as a home was being built. Many photos, etc. That was all fine. When we finally got a phone call telling us that our home was ready to close, we were excited. We flew out to Florida anticipating that we would be in a home that was in perfect condition for move-in on the closing date. We were unhappily presented with a home that had not been put together and ready for move-in. We had no vanity mirror in the master bathroom, The small refrigerator had not been placed in our kitchen for wine. The landscaping wasn’t even done yet to completion. There was no door in the second bathroom shower so that shower could not be used. The floors throughout the house had to be touched up with new grout and sealed because The quality of workmanship was substandard. There were many paint issues throughout the house. Sloppy workmanship. We were overwhelmed with literally hundreds of things that had to be done. It was so bad that we had to extend the closing date by one week. And even after we close, we still did not have a mirror in the master bathroom. We also did not have a thick glass divider between the bathroom and master bathroom shower. Now we understand that there are issues right now getting building materials but we should not have been informed that the home was ready for us to come and live in. Thankfully, pulte did a wonderful job trying to correct all these deficiencies. I really felt, we really felt, that a concerted effort was made to remedy all these problems and satisfy us. Pulte was prompt to take care of caulking issues, sloppy paint, grout problems, broken tiles on the driveway etc. in an expedited manner. The final product, our new home, is beautiful and we are very happy with it. We love it! But we had to push really hard to get it where we want it. This is the second owner of the home speaking now. I felt very disrespected by the Tile crew. I felt that because I was a woman I was not taken seriously with my complaints. I was a dentist for 30 years and I ran my own business and to be treated like this was not acceptable to me. I basically had to walk out of the room because three men verbally ganged up on me telling me that I was wrong about the tile. The deficiency in the grout level in the master bathroom shower and floor still is not right. But I had to leave the room and let my husband handle it because I was not getting any respect. The fact that we could not take a shower in the master bathroom Which resulted in us having to stay in a hotel for an extra week really upset me. I thought for sure Pulte would cover that charge because it was their fault for calling us in a week early from a vacation to come to our new home that was completely not ready. When we brought this up to our construction manager, he said that we could have moved in a week earlier and that Pulte would not cover the charge of our hotel. I guess Pulte expects us to not take a shower? We had to pay for a weeks extra stay in a hotel plus, since we were not able to use our kitchen as promised, we had to eat out every single meal for a week. This was not acceptable to me. But the Pulte people said “ too bad “essentially. also, when we pointed out all of the errors in the painting of our home we were told “what do you expect, it’s a production house“. Considering that Pulte claimed excellence and quality of the highest caliber in its construction, this was a shock. Were we buying some sort of low quality home? What exactly did “production home” mean? It took at least 10 days to get the home up to our standards. There were so many errors in painting and caulking. Many many broken tiles on the front pavers. Even our dishwasher and refrigerator were counted at a strange level. There was metal sticking out of the floor where the sliding doors are that really presented a problem. That could easily had caused damage to a person. The fact that I even had to point this out, was especially surprising. When big things like this are not caught by the construction crews, it makes me insecure as to the rest of the construction. It made us really go through the house with a fine tooth comb. The workers just did not seem like they were skilled enough to be working on a Pulte home. Our entire floor had to be re-grouted because the people who do the sealing on the floor said it was a terrible job. That took another two days to fix. After our diligent inspection and complaining, we finally got the house that we were happy with it. It took a lot of effort however. Louisa was very good at listening to our requests and getting them fixed. She was the only one who really listened to us. ... More

We waited for 3 months at the beginning of the year and walked away disappointed with the development sales management. Connected by recommendation from our realtor to work with Christine and had an A+ experience. The construction manager Scott was outstanding.

EVERYTHING is an extra charge!!! Be careful with the upgrades. They are super expensive. If I knew that ahead of time I would not have built with Pulte. I could not get colors or designs that I wanted!

Great quality homes but communication was few and far between. There were delays due to Covid which is understandable and out of anyone's hands. However, the communication around updates and delays was difficult and unclear which made the process frustrating

Very easy experience .

First time building with Pulte Homes. It was a very long process with many bumps and delays along the way. Be prepared for a long wait with limited information along the way. Make sure you ask a lot of questions from the sales team and get it in writing. We were not made aware of several options available with our model and they do not allow any changes once you sign the contract. Build took 16 months to complete and communication was poor during this time until we finally were assigned a project manager during the final 3 months who helped us immensely to keep informed about timelines and progress. Sales team makes promises which are impossible for build team to deliver. We also have had multiple items needing repair since moving in which takes months to correct. Some repair items have had multiple requests to repair but haven’t been done properly such as entry pavers falling out, door frames not built properly with alignment issues, plumbing issues, paint issues, pool heater issues, cabinet doors broken, driveway pavers not done properly, drainage issues with entire neighborhood, sod issues with our lawn, and other minor details as well. After waiting so long to have the house built, it would’ve been nice to have it built with better attention to detail so that we could enjoy the house right away. We have had numerous workers in our home since moving in to repair multiple items. It does get frustrating because you have to be home for hours at a time waiting for them to show up. Overall, our home is a beautiful and spacious home that we are now loving. The process was extremely stressful and long, but the end result is turning out to be the dream home that we wanted. We would highly recommend doing your research and asking many questions about the process and the options available before signing. Get names and contact information upfront so you know who to contact when you need answers. Be prepared as much as possible so that you know what to expect and how to remedy situations. ... More

The contractors and subs used to build $1.5 mil and up homes are the same that build the $400K homes. there is no attention to detail for spending this high price tag. It's very frustrating working with warranty and construction mgrs. after closing as they are not interested anymore in getting the small items not handled before closing completed. We are 9 weeks from closing and still have NO working refrigerator. We've had 2 and both stop cooling within 2 days of being installed. Seems like refurbished appliances are being installed rather than brand new. We had to expense the purchase of a refrigerator and surprisingly, we haven't had any issues with it. No one seems to care that we don't have a working refrigerator in a $1.586 mil home! Roof was missing a 6x6 sq ft area of tile upon moving in that we found several days later, we have glass that was scratched that was to be replaced within 4 weeks that hasn't been mentioned since. The backsplash in our kitchen is not level which has been addressed with the warranty guy with no results. ...and the list goes on.
