Good overall experience. Faster build time than we expected. We had a few issues that were addressed as they came up throughout the building process. I wish they had better quality appliances as their standard options and I did not like the vendor they partner with for technology equipment and installation (security system and TV wall mounts).

Ground broke 5-21 and closing was 11-8-24. Fast, efficient, communicative and well built. Construction Managers were great and hand off from one to the other was well done. After closing everything became more difficult and communication slowed down. Clearly "warranty" work is not the same priority as gettting the house sold.

Initial contact with Pulte salesman was positive till we quickly determined he was making mistakes and telling us things that were not accurate. Met numerous workers on the job and none spoke English. Fit and finish of home was average.

We love the model and design we chose and the design team were so wonderful! Our home had taken almost 2 years to build, but we were in no hurry. Pools were way overpriced and forced people to opt out of getting a pool and hire a pool company after they closed. We got a pool after talking them down from 300k originally. I’m embarrassed to tell people how much I paid. Some of the sub contractors were great! Nice quality work and others should not be working for any builder. We had a wonderful experience with our project managers! They are so helpful and do their best to get issues taken care of. Unfortunately we closed on a house that was not done and paid for a home we could not move into. The painting and staining was not done. Managing the QUALITY of work being completed during the process would greatly improve everyones experience with Pulte. People are paying out of pocket for their homes to be painted correctly after they close, to get a better quality finish. After spending over 2m on my home, I’m fixing the painting issues myself to ensure that it gets done correctly. Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

I am a senior who is alone and have decided I needed to be near family. my younger brother and his wife were very cordial to invite me down to fort myers to live near them. The stress of the situation was I am alone and did not have guidance on all this Technical stuff. My brother is my POA and Pulte would not allow him to sign for me at the closing. He lives here so it would have been convenient for everybody except apparently the title company. Thankfully Pulte had an employee who was very kind. Instead of insisting that I sit alone at a kitchen table signing documents online that I didn't understand she willingly fedex me the closing papers so I could read them and sign them with a pen. This is our third home in SW Florida with three different builders. Our delivery expectations were high but were disappointed with the final product and the amount of items required to be repaired on our 30 day punch list.

The initial purchase and the home quality was great. We did and still do have some exterior items that are taking far to long to resolve.

The Villa is very nice. and generally happy with it. However, attention to detail for a $500K+ Home is very lacking. Found many areas of poor workmanship: Cable wire boxes not connected to the wall, light switches not level, missed paint spots, paint spatters on tile floors, sink stoppers hard to operate, m is wired electrical outlet, door hinges with paint and glue on them, door frame casing not properly aligned and many more items. Pulte was responsive to our issues but they should not have happened in the first place. Check everything you can prior to or during pre-close walk through. Do not let them rush through and take as much time as you need. Make a check list for follow up. ... More

It was an easy process.

Pulte did provide what was contracted and overall we are satisfied with the finished product, even though it was over 2 months late., However some , "fit and finish" and punch list items remain unresolved after over 30days. Text, emails, person-to-person contact with the "Construction Sup" have resolved only some minor issues. But remaining issues : Missing expansion joints on Concrete garage floor, excessive gaps and leaks shower door are still remain unresolved .

The construction mgr. was OUTSTANDING and made the experience positive despite the negatives. This individual is DIAMOND for Pulte. The finish work (trim, paint, hardware, cabinetry finish) is poor and very disappointing. Response time is fair; the design center and closing depts of Pulte was an awful experience. I would start those depts completely over. Inadequate time for the design review; Communication on available options (hurricane proof windows) was very disappointing that we could have had them without a massive delay; the non-HP sliding doors are poor quality and no one in Pulte will accommodate us on a change. I wrote directly to Pulte corporate office and they never responded, simply referred my inquiry to the local sales office. ... More

Rough finishes, no quarter round , guest bathroom clumsily designed for door opening, front door entrance had dried concrete or stucco difficult to remove, door hinges had paint. Nothing large but most minor size issues.

Rushed into closing when construction manager was not even aware. Very disappointing.

We had an amazing salesperson in Gita and the last two months of our build, the project manager David was phenomenal. Initially the responsiveness to issues were slow. That changed immediately when David took the responsibility of our property. Since moving in, there are minor issues we have discovered, and I am happy to say that 90% of these have been addressed. We planned on making this our forever home, therefore finding a builder with a respected reputation to quality was important. We believe we nailed it with Pulte. We would absolutely recommend Pulte to our family and friends.

Make sure you have everything complete and to you standards before you move it. Once you get your keys it take weeks/months to get what should have been complete/fixed done.

We have been closed and in our home for almost 50 days and have yet to receive shower glass and missing a grate in our room housing our AHU. We were originally told it will take 25 days to receive the glass and have received no real update. We have no idea when we will receive this glass. We were under the assumption when buying a new build home, that home would be complete.

Sales staff are great to work with. Good follow-up / communication. However, build quality when it comes to the minor details could improve. It's the little things that can make/break ones opinion.

Lots of issues with this new build, and very slow response to fixing the issues. Thought the Pulte brand would signify high quality and dependability. Not seeing that so far.

Overall our buying experience was good from our sales agent Melissa and Luisa our customer service care representative! Due to several delays and supply issues, our building time frame was heavily impacted, Communication could have been a little better. Very Disappointing was the lack of workmanship and attention to detail regarding structural walls, sparkling, painting, door frames and outlets when we moved in. Though Luisa our representative is handling these issues attentively, we are inconvenienced by contractors coming in and out to fix! No prewarning about building process style. Lack of room for negotiation. Everything is a one way decision by builder. Limited material selection. Everything is an expensive upgrade. Customer service after moved in is slow. If I had more warning up front, might have approached building differently

Take a longtime for them to do repairs and respond to emails.

They need to be more proactive after you buy your home.

This is the second home I purchased from Pulte , the first home everything went smoothly everything was in place and it was well built . The design center was informative and helped picking and choosing design products . The new purchase was a little different , the home seems to be well built, but we have a problem the design center . When picking finishes and appliances there was a problem . When picking the appliances , we were not informed by the design sales person that the refrigerator that we had pick did not fit in the opening . The refrigerator should have been cabinet height but the standard refrigerator protrudes from the cabinets by 8” .I am hoping that John Mc Murray the problem adjuster can correct this issue. ... More
