Make sure that everything that is identified as needing to be addressed during the final walkthrough is in fact fixed before you close. Otherwise it can be a big hassle to get these items fixed after the fact.

We weren't real pleased with our sales person, wasn't thorough with pre-construction options, and lacked follow up. Luckily we were already in the area and could follow construction, otherwise we would have had no idea. We had two constructions managers, Jordan and Justin, who were both terrific, responsive and stayed on top of the construction, communicated well, hit all their time lines with updates, meetings and closing. After closing your handed off for punch list items, big disappointment at this point with communication and follow through.

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Pulte needs to offer more support to the homeowners in these situations. Responsiveness can also be slow during building and post-closing. For those who are living states away during building, we rely on Pulte reps to keep us up to date with timelines/pics, etc. Lastly, while the construction is solid, the finishing is sloppy. Sales process with Derek was very good. Pay careful attention during your walk through, test everything (water, electric, appliances), check ALL indoor finishing.(floor tile, shower tiles, grouting, cabinets). Field mgr, Ryan was good at getting things done.

Really take the time to understand your design as you won't be able to make any changes down the road. They aim to please but with so much activity, it's hard to get things done right the first time out of the gate. PM was exceptional.

While the quality of the materials used was high, there were many instances where the workmanship was poor.

Build process was fine and Pulte Build Supervisor was very responsive. Basic house construction is good. Detail work not as good. Sub come backs required to fix poor quality initial workmanship. Pulte warranty representative is also very responsive to work through the sub schedule. Overall, even with the finish issues, house is very nice. Landscaping was really nice.

buying process was good. Option selection process good. Quality controll was not satisfactory. Too many issues found by buyer which should have been picked up by Pulte. Punch list slow fixes and not good followup. example stucco fixed but no one came back to paint. expensive fridge was installed poorly but fix made was poor and missed that top of fridge eqipment door was split and needed to be replaced

The loan office individuals were very helpful and quick to respond. Our project manager Rich did a good Job in keep us updated on the process. Some repairs items could have been prevented if the project manager/customer services manager were given more time to review and walkthrough property prior to pre close walkthrough. The customer services manager has been responsive. The warranty issue process of getting things scheduled or vendors showing up unannounced was a little frustrating and I think could have been improved with coordination or systems on the back end. This is not the Fault of the customer services manager but maybe process that could be improved. Some instances was easier to communicate with the Contractors to get items fixed. Overall experience was not bad. would recommend Pulte but make sure people are aware that you will have to track items after closing and in some cases have people come out multiple times to fix the same issue due to not be able to get another person to come out and fix it same day. Reason for the overall rating of 3 and rating of 3 for Quality of Workmanship & materials is because the sub contractors work should be reviewed more my the project manager and they should be given more time to review the work of the sub contractors for simple craftmanship items. ... Pulte overall is a good builder, however, when I had brought things to their attention after my house was built, I felt that I did not get very responsive scheduling of these items. I am still following up on work that needs to be completed from my punch list. I had a subcontractor that was scheduled to come to my house to complete work today after I took off just did not show up. I don't blame Pulte directly for this but I do not feel that they should work with such unprofessional contractors. I was not contacted at all and had to call the warranty department to inform them of the no show that now has to be rescheduled again. ... More

Got pretty much different minor issues like missing turntable, dried stucco on the garage floor and not working water heater, etc. Customer care is responsive however service teams who were working on the submitted orders are not professional

QUALITY CONTROL should be much better. Some sub-contractors do not clean up messes they made to material that was previous installed. Pulte personal do not seem to check after them to see they have done the job right or cleaned up afterwards.

Disappointed at the cheap fixtures and lights they use. Quality of workmanship does not match what they claim

Ever since I have moved into my new home, all I seem to do is clean up some kind of sticky goo off the non carpeted floors. My windows are filthy. The pre move in cleaning was just not up to par.

When I did the walk through I did realize there was so many issue with the house. I moved in and immediately found several poor workmanship problems that had to be fixed. The good thing thing is Pulte has a good warranty team/program.

Major plumbing issues causing flooding within the first 2 weeks and washer stopped working after 1 month. We know of 2 other homeowners with plumbing issues upon closing. Employees are friendly but company policies and procedures prevent adequate more customer service.

It is a well built home. The appliances, especially the refrigerator and cooktop are terrible! No ice or water on outside of frig. Cooktop scratched after one use. Fingerprints everywhere! Frig to all bathroom faucets. They don’t tell you the pool does NOT come with a heater! $4,000 wrapped into a 30 year mtg would not be a big deal but huge expense when moving in. Doors are cheap,not solid

Throughout the entire build process, everyone we dealt with was terrific. The only issue I had with the build design was that the layout that was assigned to us was the opposite of our neighbors on both sides of us. That meant that while our neighbors on either side of us have layouts that provide them with SW views, (which I desperately wanted when we selected one of the most expensive lots available) our layout gives us a SE view which is much least desirable to me. The arrangement also means that all of our windows on each side of the home face directly into each of our neighbors’ homes, as a result of being a mirror image of both. After the home was completed, I met one of our neighbors who informed me that for an additional $2,000 we could have “flipped” the floor plan, as they had opted to do, and had the SW view I wanted so badly. Our sales rep never mentioned that option to us for some unknown reason. Again, all the personnel we interfaced with were extremely pleasant, helpful and responsive. I couldn’t have asked for better customer service than what we received. THEN came the completion of the home which upon initial walk through appeared to only have minor cosmetic repair needs. We loved the materials we selected and the overall appearance of the home. Once in the residence, however, we had time to more carefully inspect the finished product and found a significant number of defects in the workmanship. For some reason, the way it was designed, many, if not most of the cupboards when fully opened bang into doors or walls. To prevent damage, we’ve had to stick little rubber bumpers all over the place. Also, the quality of the workmanship proved to be VERY sloppy. That’s the best word I can use to describe it. Things were installed crooked, we found excessive paint globs on just about every wall, uneven caulking so that in some places along the windows it’s about 1/16” at one end and over 1/4” at the other. Very sloppy paint job around all the windows and paint splattered on the porcelain tile floors that nobody bothered to clean up so i’ve been going around with my fingernails chipping it off. There are gaps around cabinets where there shouldn’t be. We selected and paid for the “Upgraded kitchen appliance package” but I am not at all impressed. The fridge is relatively small for an “upgrade” model and the drawers in the refrigerated do not glide in and out at all, and the bottom drawer scrapes as you pull it in and out. When I reported the problem to the Pulte Warranty Service, I was told that they would send me some lubricant. I haven’t yet received that but i’m doubtful that it will solve the problem as the parts that scrape are plastic. There also seemed to be missing shelves in the door because there’s a huge gap between where the bottom shelf fits and the next one above it has to go. The oven, as it cools down, whistles quite loudly. I was told that it’s just a “hum”, but whatever it is, it’s sufficiently annoying to me that i’m reluctant to use it at all now. The washer is apparently made to use very little water, so even with a large load the items seem to be sitting in about 2” of water which tends to cause it to go out of balance frequently and the entire machine shifts in its position about 15 degrees —- and it’s a heavy machine! When the microwave completes its cook time, rather than signal the end and then shut off...the fan continues to run until you either open the door or press “cancel”. The maintenance supervisor received our initial Punch List and came over to review everything. So far he’s been very responsive and understanding. Although nothing has been remedied yet, it’s still too soon to reasonably expect any action. We have a 3 car garage that consists of one large entry door, a shallow divider wall and one small entry door which actually makes it more difficult to get 3 cars into it than if it were one single garage door entry or if the space between the doors wasn’t so wide) both doors are already having issues after just 6 weeks past closing. I called the garage company who was able to schedule a check on them the same week I called (this week) With all the complaints we have, I want to stress how wonderful everyone was to deal with. Pretty outstanding, actually. It’s really a shame that the product doesn’t measure up to the personnel Pulte hires. They made the entire experience so easy, stress-free and kept us informed about everything during the entire build period. We also went through Pulte Mortgage and Insurance and got a much better insurance rate than with All-State or even Geiko, which impressed me. The Mortgage folks were equally outstanding in the service they provided to us. I would give the construction quality a 2 1/2 stars and the people we worked with all 5 stars. This is definitely a “production” home build and it shows in the final product. I think it took about 3 1/2 months from start to finish on a 2480+ sq. ft. house with a lot of unskilled and poorly trained labor. For a $520,000 home, the finished product falls way short of that price point, in my opinion. Going forward, if all of my “issues” that CAN be resolved, are, I hope to have another opportunity to submit a final review wherein I can provide a much more positive response for prospective home buyers. ... Need better response - Bought a Model home that was promised to be like a new build but later to learn a model doesn't have the warranties that a new home has.

We recently moved into a new Pulte home. I was surprised by the issues with "fit and finish" that have appeared. Maybe shocked rather than surprised.

Basic construction pretty good. Finish work less than expected. Only been in house for six weeks so still discovering the “warts”.

My home was a “rush” job to close on 40-50 homes at one time. I’ve had nothing but frustration and aggravation from the day I moved in. The finishing is horrendous and I don’t even know where to begin. My white tile floors have residue from grout and tape that cannot be washed off. A crew was sent in to hand clean the mess but it did not solve the problem. I’m still waiting for the floors to be acid washed. That is only one of the issues. The grouting in the shower floor was so bad I actually cut my toe on it. The cabinets throughout need a facial lift because mitered edges are separating. There is not a drop of grout or caulking behind my washer/dryer. I doubt the floors are even level. I didn’t upgrade the appliances because I didn’t feel it worthwhile since appliances barely last two years. The washing machines went off balance several times and I was told there was nothing wrong with it that I wasn’t loading it properly. When the technician pulled it away from the floor I saw rust on one side. It was a scratch and pushed it back before I could say a word. Have no idea if it was even dented! I’d never have known. I have a triple sliding glass door and one has a defect that is between the glass. Another door has a badly dented frame and some of the doors need paint because of marks that will not wash away. Regrettably, I could write a book. Some of the issues have been resolved but the going is slow. The only aspect of all this is that I pray Pulte makes good on repairing every issue to my satisfaction in accordance with their one year warranty.
