We were on a list for building, somehow we were bypassed and lost onthe wait list. Did not get the facade we wanted to build or the lot we wanted due to being bypassed. I believe we paid more due to the longer than normal wait, 6 to 8 months.

We had a very good construction manager that finished the job. However, we went through 2 not so good managers that very not good communicators. Pulte builds a beautiful home, offers lots of upgrade options. Very disappointed with the number of cosmetic issues that we have to deal with after closing for the price point of the home that could have been taken care of prior. My experience with the title company was difficult and did not meet my needs. From not returning my phone calls to being oblivious to my situation with my Cape Coral home being destroyed and no internet access for their forms. Nor were they flexible with my closing date even though Pulte was not able to assure me the HVAC unit would be in place and operational before it. When several issues were noticed on my walk through I was told they would be handled and to just go ahead and close in less than 24 hrs. Make sure that everything that is identified as needing to be addressed during the final walkthrough is in fact fixed before you close. Otherwise it can be a big hassle to get these items fixed after the fact.

We weren't real pleased with our sales person, wasn't thorough with pre-construction options, and lacked follow up. Luckily we were already in the area and could follow construction, otherwise we would have had no idea. We had two constructions managers, Jordan and Justin, who were both terrific, responsive and stayed on top of the construction, communicated well, hit all their time lines with updates, meetings and closing. After closing your handed off for punch list items, big disappointment at this point with communication and follow through.

Covid delayed material deliveries extended our build and closing date Consequently our rate increased 1.5 points The materials were acceptable, but installation ruined some of the cabinet doors Painting was poor to average even though we opted for higher level 2 tone paint scheme Kitchen backsplash marble looks bad Garage door won’t go down, keeps reversing Pulte has scheduled trades to address all punch list items and we shall see if fixes are made to our satisfaction

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Sales process with Derek was very good. Pay careful attention during your walk through, test everything (water, electric, appliances), check ALL indoor finishing.(floor tile, shower tiles, grouting, cabinets). Field mgr, Ryan was good at getting things done.

Really take the time to understand your design as you won't be able to make any changes down the road. They aim to please but with so much activity, it's hard to get things done right the first time out of the gate. PM was exceptional.

Build process was fine and Pulte Build Supervisor was very responsive. Basic house construction is good. Detail work not as good. Sub come backs required to fix poor quality initial workmanship. Pulte warranty representative is also very responsive to work through the sub schedule. Overall, even with the finish issues, house is very nice. Landscaping was really nice.

buying process was good. Option selection process good. Quality controll was not satisfactory. Too many issues found by buyer which should have been picked up by Pulte. Punch list slow fixes and not good followup. example stucco fixed but no one came back to paint. expensive fridge was installed poorly but fix made was poor and missed that top of fridge eqipment door was split and needed to be replaced

The loan office individuals were very helpful and quick to respond. Our project manager Rich did a good Job in keep us updated on the process. Some repairs items could have been prevented if the project manager/customer services manager were given more time to review and walkthrough property prior to pre close walkthrough. The customer services manager has been responsive. The warranty issue process of getting things scheduled or vendors showing up unannounced was a little frustrating and I think could have been improved with coordination or systems on the back end. Pulte overall is a good builder, however, when I had brought things to their attention after my house was built, I felt that I did not get very responsive scheduling of these items. I am still following up on work that needs to be completed from my punch list. QUALITY CONTROL should be much better. Some sub-contractors do not clean up messes they made to material that was previous installed. Pulte personal do not seem to check after them to see they have done the job right or cleaned up afterwards.

Major plumbing issues causing flooding within the first 2 weeks and washer stopped working after 1 month. We know of 2 other homeowners with plumbing issues upon closing. Employees are friendly but company policies and procedures prevent adequate more customer service.

It is a well built home. The appliances, especially the refrigerator and cooktop are terrible! No ice or water on outside of frig. Cooktop scratched after one use. Fingerprints everywhere! Frig to all bathroom faucets. They don’t tell you the pool does NOT come with a heater! $4,000 wrapped into a 30 year mtg would not be a big deal but huge expense when moving in. Throughout the entire build process, everyone we dealt with was terrific. The only issue I had with the build design was that the layout that was assigned to us was the opposite of our neighbors on both sides of us. That meant that while our neighbors on either side of us have layouts that provide them with SW views, (which I desperately wanted when we selected one of the most expensive lots available) our layout gives us a SE view which is much least desirable to me. Need better response - Bought a Model home that was promised to be like a new build but later to learn a model doesn't have the warranties that a new home has.
