Communication from start until after purchase is very poor. No one in the company returns phone calls, text messages or emails. From the on site sales agent who we first spoke with. pulte finance could not provide a break down of closing costs or current mortgage rates. Pulte could or would not provide advance estimated time line on a closing date in order to lock in a mortgage interest rate. We tried after closing to get ahold the builder to ask a couple questions, no response. the customer care rep standing in our kitchen saying they would not nickel and dime us over getting issues fixed, ...

Since we moved into our new home we had sewage backup into our house twice, The new stove wasn't working correctly. it took an hour to bring a can of soup to a slow boil. The Pulte rep said the range was not supposed to turn red and said it was working correctly. When we tried to start the oven it started making a loud grinding noise, sparking and smoking. the Whirlpool technician that came out said that it was wired correctly, We had electric sockets that did not work, the paint on the walls looks like it was painted by a five-year-old. We settled mid April , still waiting on lamp light( all new homes have the light, )we were told the light would be installed three weeks ago. Still waiting on refrigerator and wine fridge. We are leaving the last week of June until October, and coordinating the install will be difficult, if not received by the end of June

Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. The homesites are very dirty with garbage strewn all over the lots. Large amounts Roofing nails and other types of materials strewn across lots. Chicken bones, beer cans and other food materials left in house EVEN AFTER ASKING TO HAVE REMOVED AND KEPT CLEAN. Workers used our toilets instead of the porta johns. The home is aesthetically pleasing - just as in pictures of the models. However, the quality of finish leaves much to be desired. There is a time-frame in which the new homeowner is allowed to "point out" issues that need attention. The Pulte representatives are accessible through appointments and do inspect and view homeowners' issues, but also note that they "can't keep an eye on every contractor during the building process". A new house may sound nice, but do your research. While my wife and I thought we were getting the best deal at the time I think we rushed into the decision. The 4 months prior to closing became nothing short of making you think you made the worst investment of your life. We went with Pulte because of the experience and quality we believed we were getting. Our appraisal came in at the cost of the house (even though the appraiser had to go back 1 year to find those comps), but measured smaller than the builder put in our contract. Takes several follow up calls to get response. Unwilling to mitigate noise issue emanating from Pulte owned model next to our new build. Four year old pool motor left on 24/7 and rattles. Attitude that we should take up with future purchaser of the model home rather than current owner (Pulte)..."not their problem". So beware of buying a model or spec already built.

Workmanship and materials are not up to par. So many things wrong with a “new house” and trying to get things done right and fixed is like pulling teeth. It’s a never ending process with the contractors who really don’t care now that the house is closed.

The quality of the work is excellent. Unfortunately due to the pandemic, targets on completions became an issue and supply delays constantly disrupted time lines. Communication regarding this issue is key and Pulte lived up to it and set very reasonable expectations.

The amount of emails and different people reaching out was really confusing. Since purchasing it seems you gave our email to a mailing list. The emails are flooding in. Hard to figure out which ones need attention and which ones don’t. Someone reached out about our warranty yesterday. Turns out they were trying to sell something. Were FLOODED with paperwork.

I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. I can’t say my experience was all that great. I had my sales person hold a lot for me because it wasn’t released for sale. I made an appointment to come purchase my home and the day I arrived he gave my lot away even though I communicated with him several times about it. The lot they sold me they said was a 60’ lot and it wasn’t it was 50’. My construction manager changed three times during the building process. The quality of the finishing work is very poor. List of things that we discussed still not taken care of. HOA people make everything sound like you are an inmate. Our salesperson left and the new person said he would do follow ups and never did. Our construction manager was not effective in follow up our his own pre inspection before our inspection with him.
