Overall the experience was good. Better communications from signing contract to final closing could be improved. I've learned a lot more of what to expect from owners.

I have built a lot of houses after remodeling homes and flipping houses since 1981. Pulte is the best builder ever, and I’ve had Quaker, Toll Brothers, Ashton Woods, so many …..but Pulte hands-down is the best builder of all. When I moved in my home it felt like it was a gift from God. The craftsmanship was impeccable, and it was as if the construction crew built it as if they were going to live there. Much respect for PULTE !

The quality of fit and finish was below what I was expecting. We have had several items that needed to be corrected since we moved in 3 months ago.

Excellent experience with my home purchase with Pulte Homes at Verdana Village. The on-site sales and construction team and customer care representatives are top notch. Truly an easy process

My home was a “rush” job to close on 40-50 homes at one time. I’ve had nothing but frustration and aggravation from the day I moved in. The finishing is horrendous and I don’t even know where to begin. My white tile floors have residue from grout and tape that cannot be washed off. A crew was sent in to hand clean the mess but it did not solve the problem. I’m still waiting for the floors to be acid washed. That is only one of the issues. The grouting in the shower floor was so bad I actually cut my toe on it. The cabinets throughout need a facial lift because mitered edges are separating. There is not a drop of grout or caulking behind my washer/dryer. I doubt the floors are even level. I didn’t upgrade the appliances because I didn’t feel it worthwhile since appliances barely last two years. The washing machines went off balance several times and I was told there was nothing wrong with it that I wasn’t loading it properly. When the technician pulled it away from the floor I saw rust on one side. It was a scratch and pushed it back before I could say a word. Have no idea if it was even dented! I’d never have known. I have a triple sliding glass door and one has a defect that is between the glass. Another door has a badly dented frame and some of the doors need paint because of marks that will not wash away. Regrettably, I could write a book. Some of the issues have been resolved but the going is slow. The only aspect of all this is that I pray Pulte makes good on repairing every issue to my satisfaction in accordance with their one year warranty. As for what cannot be changed or fixed I will simply have to look away. On the plus side I picked a perfect lot, have a great neighbor and I love my home. ... More

Excellent home buying experience with Pulte this spring.

My experience was one of professionalism and consideration of time and resources. Very good company to work with. Excellent staff and construction workers very good, clean and professional.

Justin made the process very seamless and the house was completed in the timeframe given. The quality of the house is very good. The only negatives would be that everything shouldn't be an upgrade for the price you are originally paying with the "standard" house. Also some of the items in the house should have been an option, for instance fans or pendant lighting. As for your mortgage company, we feel that the employees are incompetent in knowing what to ask for upfront and not wait until a week before closing to ask for a laundry list of items that could not possibly be met. Very easy experience .

I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. Pulte Mortgage on the other hand, I believe, should be investigated. I will forever caution everyone I know or meet that is considering buying a home from Pulte to avoid their mortgage department like the plague. Lack of response for months to predatory lending and derogatory/discriminatory comment, they're absolutely awful. We recently closed on a new construction home with Pulte and were initially excited to move into what we believed would be a quality-built, turnkey home. Unfortunately, our experience has been far from what was promised since closing. From the moment we moved in, we encountered multiple issues that should have been resolved prior to closing. The brand-new tile floors had visible stains throughout. While the builder did attempt to clean them, by that point we had already moved in and placed rugs and furniture. Other problems, such as broken or bent window screens, a built-in stovetop that was improperly installed, and wall switches that connect to absolutely nothing, have been frustrating to resolve. Communication has been slow, with us having to follow up repeatedly or wait weeks just to get updates. What’s more concerning is that several of these issues appear to conflict with Florida Building Code (FBC) standards. For example: • The stovetop installation disregarded installation measurements and process as per manufacturer instructions and FBC residential kitchen safety regulations. • Unconnected or “dummy” switches with no load or outlet may violate FBC electrical standards, especially when they create confusion or hazards. • Baseboard caulking gaps and weather-stripping failures undermine energy efficiency and violate FBC requirements for thermal protection and envelope sealing. Even more frustrating is being told, “That’s how we do it on every home,” when raising these concerns as if repeated noncompliance somehow makes it acceptable or the norm. That answer is not only dismissive, it’s also unacceptable when code violations are at stake. Additionally, we’ve seen many signs of rushed or careless work: chipped grout in the showers, uneven baseboards, and functional oversights that go beyond cosmetic inconvenience. These problems directly impact the livability, safety, and long-term durability of the home. It’s incredibly disappointing to invest this much money and be left chasing down the builder to correct basic issues that should have never passed inspection. We expected more from a national builder like Pulte and hope they take accountability by adhering to building codes and delivering on their promises, both in construction quality and customer service. ... Fine details could be a bit better but have been great taking care of them.

The new home purchase was a great experience, thanks to everyone at Pulte. The entire process was seamless and positive. Communication was outstanding.

My Construction Manager, Chris, was very knowledgeable, attentive, & organized!! He was a pleasure to work with & on top of everything!!

Everyone at Pulte was great to work with, made the homebuying process about as seamless as possible. All concerns are address and really feel like I've bought with a qualitybuilder.

The builders team did an outstanding job of keeping in touch with me. Also, there were a few open items that they were able to take care of before closing. outstanding job by all!!!

Very friendly people, always willing to help, all explanations were clear and transparent. Yuli was extremely helpful and patient with us; he's very kind and helpful. We're very happy we chose PULTE.

We just built a home through Pulte in Estero Florida. We went with Pulte because it was either them or Lenar in our HOA. I think the process went very well but certain things that we have experienced recently are the reasons for the mixed review. So let me start here: Positives- Our PM that over saw the build was fantastic. Very knowledgeable and very helpful. Our sales rep, was fantastic. Always giving us updates and keeping us in the loop as we didn’t Lu e in the area during the build. Negatives: Closing Manager. Walked in within about 4 minutes of arriving for our appointment. Our assigned person waited for the manager to step in to introduce herself. When the manager entered she introduced herself very quickly and the stated “do you have my closing check”? As she held out her hand. Just not professional. Customer Service for after build issues: had an issue with our air conditioner a week after we moved in. Called the company that installed the unit. They came out pretty quick. BUT the guy acted like he knew what he was doing. Claimed he fixed it and left. A short time later we still noticed that it was not cooling. Called company again. They then sent a different person who definitely knew more BUT still didn’t have what he needed to resolve the issue. I then emailed the customer service email asking for them to make sure it got resolved since it would have been the third time we called. That was several days ago and I still am hearing crickets regarding the email that was sent. Ceiling light plates: so we ordered some lights not affiliated with Pulte. When the one light was being installed we learned that someone used a junction box that was installed upside down. SMH Pulte you are a big enough company that should really make sure your staff is representing the company the way it should. You NEED to Do better. ... More

Dylan and the staff at Pulte were simply amazing!!! The knowledge, professionalism, and attention to detail were second to none. Buying a Pulte home was one of the best decisions my wife and I have made in our l8ves. Our family has its forever home and we couldn't be happier!!! Id recommend Pulte to anyone looking for the best quality for their money!!!

Good overall experience. Faster build time than we expected. We had a few issues that were addressed as they came up throughout the building process. I wish they had better quality appliances as their standard options and I did not like the vendor they partner with for technology equipment and installation (security system and TV wall mounts).

Israel was great to work with. He was so helpful, always very responsive and answered all our questions.

Some Great: Pulte Title (Rose), Pulte River Hall (Amanda), Building crew manager (thank you Jared!), PROBLEM And Major Challenge: Pulte "back office" has their own schedule and for a cash sale on a Pulte Builder Spec Home ALREADY COMPLETED MONTHS PRIOR - they tried to put us into their "box" instead of expiditing when there is NO MORTGAGE , house "blessed" by construction & head of River Hall community, nor any other possible delays tried to make us wait with the rest & tried to delay our closing. THANK GOODNESS Amanda (River Hall), Rose (Pulte Title), Jared (Bldg mgr), Kyle (on site Pulte sales rep) and all the staff in the customer service "phone bank" that helped me get WORD to the "back office" to GET IT DONE OR THE SALE WOULD BE CANCELLED. Well everyone EXCEPT the back office was great to work with, there needs to be some differentiation or at least 1 person (there are MANY) in the "back office" of Pulte that could be devoted to buyers in my circumstances (cash & home ready to move in) that the 3 week agreement for us to close SHOULD NOT HAVE BEEN THE CHALLENGE and taken so much of my time & all the extra efforts (THANK YOU TO ALL OF THEM!!!!) to get it closed. ... The entire process was great, simple, easy and straightforward .the entire team was very helpful with the different trades telling us what the process was going forward. After closing they came by asking if there was anything that we wanted looked at ( things a little as paint or trim work). The quality of their trades is like no other, they have pride in their work
