Nathan from Pulte Homes was amazing (10 of of 10!) every obstacle that came our way, he personally went above and beyond to correct (spectrum issues, lawn issue etc) and was very forth coming with information. I really appreciate him being an intrical part of the building process for me and my family because he made it easier on us.

How did you feel about the entire process, from initial purchase to final move-in? It was great experience to watch the house from dust to finished. How would you describe the quality and value of your new home? Overall was fine How was your experience with the builder’s team? Did they do what they promised? Did they respond to you in a timely fashion? About this part was kinda disappointed . First, when they start to build the inside of house . There is a lot of broken wood that they use did not replace after I sent the picture to the builder team . Then there’s should be a hole for air intake for AC unit. Builder team was totally forget about it before I found out the issue. Last thing I was so confused about is the drop ceiling of the master bedroom. I didn’t see the blueprint. But by the common sense, and I’ve seen some other houses. it should be higher ceiling. This is the first drop ceiling that they built to made a ceiling lower. I don’t know if it’s they just forget about that same as they forget about the hole for AC . The build “drop ceiling” afterward. because I saw it was cut and add upside down to a finished ceiling. We have had nothing but issues since the whole process started. First, our original sales person left the neighborhood and was MIA. We ended up with three different construction managers. We had a long list of items to repair, replace, and/or fix and Pulte has dragged their feet at every opportunity. The few items that been address are still not meeting our minimum expectation.

Compare to other builders . Pulte home is better.

Pulte mortgage was the absolute worst mortgage company I’ve ever dealt with, and I have dealt with a few. They should not force us to use Pulte mortgage. The whole closing process was not very pleasant. Our refrigerator was not hooked up to water & the house was filthy when we moved in.

I enjoyed the buying experience very much so. It was a pleasure working with Terry our sales guy, and Caitlyn our construction manager. They made the whole experience easy and enjoyable. The house is made well, there are some detail things that could have been cleaned up and caught before we walked through, but I understand they have a lot of homeowners to do and close with. My suggestion to Pulte is to have a quality control person to adjust those fine details. But I would suggest to anyone looking to buy a home, Pulte is the way to go! EDM

Home design and location were the selling points. Adrienne, Carlos, and Sandra in sales are spectacular as was Evan, the construction manager. Only issue is finish work. Numerous small things add up to disappoint final product for the overall price.

Pre-sales and sales experience was good – responsive, knowledgeable staff Design choices were pretty clear and the team was quite helpful After that, things went down-hill quickly Communication during the build process is pretty non-existent. At points we were just told blatant lies. Expect the refrain “we’re better than the other construction companies”… doesn’t mean “good” – just less bad? No meaningful response or answer to concerns raised during build process. NO-ONE at Pulte watches quality issues on the build. BUYER has to be looking at all aspects of build quality. Expect arguments and excuses for any issues raised during the build process. Expect schedule is just a work of fiction. It will change with zero notice or reasons offered for the changes Be careful of materials quality issues – big example is windows & screens – rattles, poor fit, excuses for both, not fixes. Be careful of damage during construction – e.g. bathtubs go in very early – and finish gets badly damaged during rest of the process. Watch for level & plumb…. Door handles on cabinets installed crooked – then just re-drilled instead of proper fixes Get your own independent home inspection prior to final walk-through – it will help in addressing defects! Oh – best part – if you don’t sign off that you’re satisfied we were told “they won’t let you close”. Warranty team seems very responsive and is trying to address issues from construction If you are prepared for the drama you will have a better experience. We had a horrible experience with Pulte. They tried to make us close when the house was nowhere near being complete. Their quality of workmanship is horrible and subpar. We’ve had so many issues in the house. We honestly would probably never build with Pulte again and this is $1 million house. I can imagine what they do for less expensive homes.

Marilyn and Shane did a fantastic job. Will definitely pursue another deal with Pulte.

We purchased from Pulte in September of 2022 in the Willow Ridge development in Montverde, Florida and were given a target completion date of May to July 2023. We thought it was a bit long as our previous, larger home (nearly 2x the size, with a basement, 2nd floor and built during cold Ohio winter) was built by Ryan Homes in Ohio in less than half that time - but we noticed the timeline wasn't too far off from other builders and Pulte said this was part of building a "Quality home". However, as we would commonly find, they overpromised and under-delivered. We were finally able to close at over 13 months (end of October 2023). First, I'll start with the build. We were not given a pre-construction timeline (which is supposed to be mandatory, but our builder "forgot"), and Pulte waited for over 4 months to start construction. When it started, our builder never responded to questions, status requests nor provided updates - only our sales person did and she'd always say, “everything is on track”. Our builder failed inspections multiple times for electrical, mechanical, pre-dry wall, plumbing and anything else that was checked and many times he failed for the same thing over and over, which led to months of delay since they could not build a home to code minimums (let alone build a quality home). Pulte would also not tell us what they were being failed for and we had to go directly to the township to get the details which generally were poor quality work that didn't meet basic code requirements. We paid for some upgrades (outlets, flooring, etc.) that the builder "missed" and when we pointed it out to him, he went and took credit for finding issues. In April, when we asked to confirm that it was on track for an end of June closing, we were told "all is going well" by the sales person (since construction lead never responded). So we moved forward and sold our house to coincide with that closing. But, despite the email notice of a June 27th closing, we did not close for another 4 month after that. This meant temporary housing and high expense for storage because we had already sold and agreed on closing of our previous home. Pulte said, "Sorry, this doesn't usually happen". One would think after waiting for over a year for a 1 story ranch (no attic or basement) it would be high quality and completely ready, but that would be a wrong assumption. After 13+ months our house was not "finished" when we moved in. When we moved in it was in a state that would not be acceptable from a pre-owned home. There was dirt all over the floor, missing paint spots, paint stains on the counter, irrigation not working, issues with hot water, garbage disposal didn't work, worker trash in the house, paint splatter on the floor (carpet and wood), piles of dirt on our patio, missing sod that wasn't replaced, scratches all over the hardwood floors, cut water lines, problems with electrical wiring (not done correctly), missing grout in showers, dented garage doors, ants in the house, windows that didn't work, etc. Most of this was pointed out in the pre-close walkthrough and wasn't fixed. Even worse is that as I write this, we are over 1 month in and much of this is still not fixed. They did offer to clean the floors but wanted us to cancel our movers and push back our move in date and extend our temporary housing. This couldn't happen because 1) our movers were already on the road from over 1000 miles away 2) our temp housing was set based on the closing date. They did clean the floors around our stuff after moving in, but the carpet should have been replaced and this should have all be done prior to moving in. We were told, "Sorry, this never happens". For financing, the mortgage company would take days to get back to me on any request but when they wanted something it always had to be by the end of the day. They also constantly wanted reassurance that I had the money despite credit score >800 and notification of proceeds of the sale of my previous home. It was clear this was all a financial transaction and they needed assurance on the day before since they hadn’t given an amount. At this point, they said "it has to be a wire transfer and done by today - we should have told you that weeks ago, sorry." Of course, this is with 3.5 hours before banks close and not easy to get that done without an appointment, but after accepted another "sorry". But, when we got to the closing that was scheduled more than a month prior, they were still gathering all their paperwork and asked if we could leave for a bit so they could work on someone else's closing while they got our information sorted. This was followed by getting keys to a house that was in disarray as previously detailed. I'd call it a comedy of errors, but it is not funny when it is the largest investment that you make. Bottom line, stay away from them (at least in FL), don't believe anything they say because they will tell you what they think you want to hear, and look for other builders. I had previously built with Ryan Homes and the experience was infinitely better from start to finish. After a month in the house, I continue to be shocked and appalled at the poor quality done on the house and the number of corners cut. In Ohio, Pulte was known for good work -but I really can't say any stronger to potential buyers to look elsewhere unless you like hearing, "Sorry, that shouldn't have happened/have been that way" with no actions behind hollow words. They do not care for their clients, just that they get paid. We were denied schooling for our kids based on temp housing, no compensation for temp living and months of storage. Poorly build home. As Pulte is a very large company, the quality and professionalism differ per department. The sales department did a great job of showcasing and promising services, but as soon as the contract was signed, they let us hanging. The builders did a good job and we had great relationships with the construction managers. The worst experience we had was with Pulte Mortgage. Extremely unprofessional, not communicative, not helpful or supportive at all. We had to switch to another lender because it got so bad. The servicing is run at minimal effort. I'd rate our overall buying process from start to finish as good. This is our second time purchasing a home (different builder). The Pulte team was good to work with. Specifically our construction lead and the gentleman who sold us the home were actually great regarding communication and working on our behalf. Overall construction is good on the home. We have been here about a month and we are already noticing the imperfections. These houses are going up so fast and the different trades are in and out and you can tell in the product especially in cosmetic areas. We are still waiting on some outstanding projects to be completed by the builder but communication has been good. At this time we would definitely consider Pulte again when buying a new home. ... John was great to work with. He was knowledgeable, forthcoming, transparent. He did not disappoint. He takes pride in what he does. I know my home is build to last by him.

Will write review when I’m able to move in. Closed on 10/30/23 move in delayed due to problem with flooring.

Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

I wish I had something better to say, the mortgage experience was terrible, last minute they switched out our construction manager (he was pretty decent) to a new one that pretty much didn’t care. I still having issues with my grass and irrigation and zero answers… there’s plenty of little cosmetic issues inside the house that need to be addressed.

I am not a first time home buyer so I have some reference point to compare. I would say just like any new home I experienced some issues however Pulte staff has been really helpful. Ashley on the team made everything possible everything that was promised. Chris and Nathaniel has also also been very active and helpful in resolving the issues we faced. And I am hopeful that our pending issues will also be fairly resolved. I look forward to working with Pulte in the future too.

2 months and my sidings at the front is crack and the side needs fixing and no one is responding.
