I love my house! It’s well built and I’m impressed. The little thing not done properly caused one star less for perfection. The grouting on the floor tiles was terrible. They fixed some of it but not all. Sod, the ridges where the ends didn’t meet caused a lawn that’s not level nor safe for the ankle. Water was not draining off the lawn. This was identified prior to closing but was not fixed. After closing the lawn was flooded and they had to install a French drain to rectify the problem. My agent Ryan, was exceptional. He went beyond what was expected of him during the building process.

We had a terrible experience in buying our first (and certainly last) home with Pulte. We sought a home in a tucked away and quiet area, which is what we were sold and paid a lot premium for. Shortly after closing to then find out that our "quiet location" was the future Osceola parkway extension only a few houses down and in direct view of our kitchen and living room. Not only is this unbelievably deceitful sales, but on top of this our whole house had a plumbing backup upon moving in. Apparently they had forgotten to install a pipe to connect our plumbing to the main street. Quality inspection done before the home was sold? I think not! It leads me to believe that Pulte slaps these homes together and sells them using whatever means needed to make a profit. Getting this fixed was not easy as the "emergency" line they provided was answered by an automated message that it was closed for two days! Again, unbelievable! A painful experience, it was unorganized, and A LOT of miscommunication between EACH department making it a pain in the butt to go through. Terrible communication, they were not able to communicate with me, and terrible communication to the construction manager, customer service manager, etc. We were NOT informed when we were allowed to hire an inspector. I heard from other Pulte Homeowners that they were also not able to hire an inspector prior to closing. Super sneaky and unprofessional behavior. When I received my house, it came with A LOT of issues, that were NOT addressed until it got taken up to CORPORATE. Very unsure of purchasing a Pulte home again. ... More

U guys are taking too long to respond to outstanding issues. Issues needs to be fixed in a given time frame. Grateful if this matter can be looked into urgently. Some issues were taken care off but the main ones remain

Starting out very discouraged with our Pulte experience. We had items that needed to be corrected that project manager said would be corrected after closing, which are still pending and he never followed up to complete tasks. Porter Potty was was placed on edge of grass asked field manager about it he said it wasn’t dead and it would come back, it didn’t, customer care said because it is grass it is not covered under warranty even though this is something that should be on the field manager. On day of closing there was debris, nails and broken glass where dumpster was, which showed very little in professionalism to hand off property to us. This company is very irresponsible, I handed over the house with a large water leak, in bathrooms and an invoice of more than USD859 for this problem, the garden grass was handed over dry in a terrible state. I paid for an electrical connection for an electric car and it was not there, the dishwasher did not work, many touch-ups due to failures in doors, walls, the roof was distorted outside the house, the interior doors are raised with a space of at least 2" left girls, poor quality cabinets, worst of all, is that the water is 30 centimeters deep. Automatic sprinkler system does not work. They cut it off due to the water leak, water that I have to pay for, they are not responsible for it ... More

Mandy is such a great overall person! She really cares about your needs and does all she can to meet your expectations. We wish all Pulte workers had the same character and personality as her. Thank you so much Mandy!!!!!!!!

The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Also my garage door opener unit on the was stopped working after 3 weeks of living there. Marilyn, Travis, and Dylan were very helpful trying to figure things out everyone did their best. ... More

Since we started the process to buy our house, we want to highlight the work of Jose, Project manager, who was very kindly. He helped and guide us in every step of the process, keeping us updated every single minutes. Jose always was there to answer our question and concerns. He deserves five stars for his valuable work and determination. We were so happy to work with him.

Workmanship is worst I have seen. Never seen brand new homes with this many issues with my past builders

I was so happy when I decided to buy a new build. However, this happiness was completely lost when I moved in. Quality of materials used is below even apartment grade. Example, the garbage disposal won’t even break down a piece of fruit. The paint job seems like a 12 y/o did it. A Quarter size dent whole in one of the rooms that was supposed to be fixed while I was doing the closing, is still, 1 month later unfixed. I could go on, but I just want all to know be mindful in the process. Go out to the home sight as much as possible and make sure to pressure the contractors to do their jobs. Sellers agent was shady and Didn’t want to negotiate the price even when appraisal came back lower than listing price. One month after closing, ac started acting up. Got dragged around to get service done. This company only hired cheap subcontractor do do the work. They have messed up the ac thermostat wiring during build causing it to overwork the Motor and somehow the construction mananger signed off on it. It is ridiculous. Ac has been running nonstop. It has now been taken care of but it takes long time and the electric bill was really high due to ac thermostat malfunction. Would not recommend a buying from this builder. ... More

Problems with AC, smoke detector, completing things that should have been done before Settlement, inability to access warranty website and no one answers the phone during normal business hours. Omar, Dale, and Jason are great, but I believe many others simply don’t care about doing a good job or even feel like working at all.

Pulte has a great reputation and builds beautiful homes. Some cosmetic items were shabby which does not seem consistent with the brand. Examples are, crooked outlets and AC vents, uneven ceilings, paint over spray, caulk and paint splatter on floors, crooked toilets. With that said the home is solid with good bones. The warranty follow-up is EXCELLENT! They stand by their product.

Overall we are pleased with our new home from Pulte, We still have some fairly minor unresolved issues but Pulte is working through them. It seems that labor shortages have caused some of the delays and that may be beyond their control. Pulte's comprehensive warranty does give us confidence that everything will be handled to our satisfaction.

Communication and support through the process was great. The quality of the home is exactly what we expected.

Everyone we worked with was very helpful and responsive. Ray at the end made sure that everything we needed to move is was set up perfectly. From the first person we met to the last everyone was very helpful and timely with their responses. Very easy process outside of the many emails but that is to be expected.

Awesome experience great job by everyone!
