Pulte is a good builder this is our 3rd home with them the financing and all the paperwork Pulte makes everything easy no hassle. The quality was good also everything very modern. As for warranty department don’t sign the approval of the home until everything is actually repaired they lack initiative. But overall we are pleased with the home.

I'm disappointed with Pulte. Very slow response

The shower flow is not good And the boiler does not work well!

I am disappointed as to some of the workmanship of my new home. Things still are not repaired and they can’t seem to resolve them. For the amount of money we spent I expected more! It doesn’t sit well with me.

I love my home and the managers and supervisors that worked on our home were great. We are however disappointed in how the irrigation system was laid. We were told no irrigation in our backyard (we are getting a pool) only driplines but to our surprise the entire irrigation lines run through our yard to the front!!! Additionally, we are not happy with the management company they chose for the HOA. They have a waiting period of at least 45 days!!!! Most vendor quotes are only good for 30 days.

We were blessed with a great team from Pulte. Starting from 1) the sales office, super helpful and down-to-earth Jennifer, to 2) the construction manager, Garrett, and his team of builders who put together a well-built house with minimal adjustments and finally to 3) the follow up agent after closing, Samuel, who is attentive with any needs and warrantees. Overall, this was a pleasant experience, just anxious about dealing with the HOA, our first time in Florida.

The issues i had before closing still pending... Take so slowly to fix everything.

Ryan and Tyler made this extremely expensive experience bearable. This team made my buying process less stressful and Ryan was better than my own realtor in providing me with updates and helpful information …. Thanks Ryan. There will always be littles issues but Tyler my project manager has been working to correct any issues.

Before you move in everyone seems very attentive. Of course all they are constantly asking you to do is give them a high score on the survey. Once you take ownership good luck getting any assistance with issues. I've been in my house 5 weeks and still have blue tape on walls for problems that have yet to be corrected. Text messages go unanswered. Scheduled repairs are no showed leaving me at home all day wasting my time. Master bath shower leaks water all over the floor. This is a known problem that they acknowledge that can be fixed. My question is why aren't you building it right the first time? I really don't want to sound like a complainer. Home was not clean after closing; never received a welcome package with information pertaining to water, electricity, HOA, etc. Loan was sold to an extremely horrible mortgage company without notice.

Pros: Construction Manager was excellent; resolved issues in a timely manner. In general, the home was well-built, Cabinets & flooring were well done. Cons: The sod was poorly installed - very uneven, virtually no top soil. Some of the finishing work was shoddy, e.g., caulking, painting were disappointing. Toilet quality poor. Master bath mirror has scratches.

I am an experienced and retired executive with lot f background in real estate. Pulte needs to shape up in its corporate behavior. Currently it stinks. You have collected initial contribution of $2500 for amenities and collecting monthly HoA. what for". You did not have even nerve to inform us the timeline for amenities. You are interested only to make money but not fulfill your promises. It is better for your senior executives to come and meet with us before gets chastised by a judge and make refunds to community. We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. Other than that, our wish is that there was some more green space left in the community, a bigger pool, and that the second exit which we had initially been promised by our sales agent, now apparently only for emergency vehicles, would have been a reality. How did you feel about the entire process, from initial purchase to final move-in? It was great experience to watch the house from dust to finished. How would you describe the quality and value of your new home? Overall was fine How was your experience with the builder’s team? Did they do what they promised? Did they respond to you in a timely fashion? About this part was kinda disappointed . First, when they start to build the inside of house . There is a lot of broken wood that they use did not replace after I sent the picture to the builder team . Then there’s should be a hole for air intake for AC unit. Builder team was totally forget about it before I found out the issue. Last thing I was so confused about is the drop ceiling of the master bedroom. I didn’t see the blueprint. But by the common sense, and I’ve seen some other houses. it should be higher ceiling. This is the first drop ceiling that they built to made a ceiling lower. I don’t know if it’s they just forget about that same as they forget about the hole for AC . The build “drop ceiling” afterward. because I saw it was cut and add upside down to a finished ceiling. It was a really great experience.

So many little issues needed to be resolved even though the house was supposed to be move-in ready. Door bell not working, paint not properly done, nails could be felt under many places in the carpet...just to name a few. A proper list would take up a page. I would advise Pulte to have quality supervisors in place who's job it is to come do a checklist in the house before the house is handed over to the buyer.

U guys are taking too long to respond to outstanding issues. Issues needs to be fixed in a given time frame. Grateful if this matter can be looked into urgently. Some issues were taken care off but the main ones remain

Closing was not on time . Quality of material is not good

Everything was done good. The only reason why it wasn’t great was because of the time delay of the construction, ww had to wait a whole year for the project to be finished.

I loved the walk through of the model home we chose. Pulte tried their best to answer all my questions and payment options based on our income. I moved in and there are still many fixes needed. It is taking longer then necessary for anyone to finish.

I appreciate all your work but it is so important have the walk tru done before the closing, to check that everything is well done, because all the mortgage process was fine, but we received the house 10 days after the closing date and so far we have some issues with the house and the garden without repair.

Great location of home and community. However after closing very tough to get issues taken care of. Over a month after closing waiting for kitchen crown molding. The tiles in the home have different grout colors, uneven tiles, and grout size variations from 1/4 to 1/2 inch which make it look terrible. Sales team was amazing and the construction manager keeps information flowing. However incomplete homes that require much work are being closed on. After closing they were putting bathroom mirrors up!

The buying and mortgage part of our experience was good to excellent. Our field manager, Taylor, was helpful and attentive to our concerns during construction. Our problem was that each time we visited the construction site, we found numerous issues with the quality of work. (Concrete, Framing, drywall and tile.) Nearly every phase had several issues that had to be corrected to be anything close to acceptable. One exception was the kitchen. The countertops and cabinets were great and installed correctly. Our punch list was partially completed prior to closing, and warranty services is slowly scheduling the trades to remedy the remaining issues of poor workmanship noted during our walkthrough. We are happy to finally be living in our new home, and we are looking forward to the correction of the outstanding issues. ... More

The construction with Mr Wesley was flawless. However, once delivered, pointed issues were not solved properly. I am waiting for more than 2 months to get some problems fixed.
