I signed my contract to build my house with Pulte on November 23, 2020. The building permit was granted on around March 2021 due to County backlog. But the house did not completed until 2/28/2022, almost a year later. What was really bothered me that my house build permit was granted 3 or 4 month before other houses in the block. But it did not get windows before other houses. I got the weekly update from the building manager stated that the widow order was delayed due to nation labor shortages. I know that was not true because other houses that was built later received their widows before my house. Also during the building process, I inspected the frame and drywall inspections and reported my findings to the building manager. But did not see those findings addressed until the final phase. Thus fixes were rushed and the building quality is very very very bad. The closing date was re-scheduled almost a week later to allow them time to fix the issues. However, on the morning of the final walkthrough, they still doing the paint touch up. I almost wanted to re-schedule the closing because the build manager ensured me and my wife that he will have the work done when we return from the closing meeting. Three hours later my wife and I came back from the closing office with my new house set. The key can not open the door because they gave us the wrong set of keys. I had to call the building manager and my sell representative came with the master key to let me in. The next day, we carefully re-inspected the house and found so many issues. The living room ceiling has about 2-inch gap, the kitchen double door wall crocked, the kitchen sink windows drywall was improperly installed, one of the kitchen cabinet cracked, the master bedroom widow crocked, the bedroom 2 window drywall was improperly installed, the paint job was messy, and the floor titles have so many holes. The more we look around the house, the more defects we found. Comparing this new house with the other two houses we built in the past, this one way behind on the quality. Up front, professional but friendly, every question or issue was handled usually same day. I can't say enough how much I love my home! Having a construction manager in contact with me every week with pictures of the progress was a delight for me. I highly recommend Pulte Homes.

The house its build with cheap materials and there is no engineer building your house, the people who build it they dont know how to read drawings at all. Turns to be that your Libe of property its different because when they install the sod and sprinklers they installed all wrong., you dont want to close until they finish your house right but they force you to do it or they will sell your house to another person, they only want your Money. On top of that, they are selling the house way more expensive that the market value, so when you get the appraisal the house isn’t that worht it and you have to put more money down. I will never get a Pulte Homes again, their warranty department its even worse, its a total Joke! ... More

Building too much, not enough staff and lacking in quality. Hard to get responses on questions, kept putting fixes off so had a long list of things to do after closing. Still waiting on items over a month later.

From the day I put a down payment (my first home) to meeting Patrick during the construction to the day I met Robert for the warranty explanation, this team was amazing. Kristina walked me through all the steps patiently. Robert did a clear concise and was extremely helpful after closing. Patrick is the best. From putting my mind at ease and helping me understand all the construction steps to the closing inspection he more than made the experience worthwhile. Thank you to Pulte for having a team so in touch with the customer and receptive to responding to all questions.

In this crazy time with supply issues and home prices continuing to rise, we feel we got a great house in a new community. I think building with this builder, although we knew supply issues were a concern, they were able to keep the construction going and delays were minimal. Happy with the process. Erick our project manager answered all our questions and listened to our concerns.

Everyone from the builder to the lender does NOT know what they are doing. They have NO communication with each other nor the client. Very stressful experience. Do NOT RECOMMEND THEM!

With the on going "supply chain" issues, every one did their best to keep things moving with the build. Our project manager kept us informed on a regular schedule.

the purchase experience was good the pulte staff very attentive and the only thing that I would like them to improve is the communication with the buyers at the time of the progress they have made in the construction of the house, but in general excellent company and excellent experience.

SALES: Professional, responsive, good customer service DESIGN STUDIO: Professional, responsive, good customer service CONSTRUCTION: Overall, poor and/or unacceptable workmanship by reasonable standards/expectations. Shoddy framing, roof shingles damaged, poorly fitting drywall, badly installed trim work that was not cut to correct size causing extra large gaps that were over-filled with caulk or left exposing concrete foundation or framing, excess caulk on all trim, inconsistent and patchy paint inside and outside the house (some out of sight areas left unpainted), unfinished tile work in primary shower, poor and uneven tile work in all bathrooms, dents/scratches/chips to kitchen cabinets, quartz counter tops, shower surround, walls, doors, etc., etc. All the above issues were raised with the construction team and either dismissed, not responded to, or were attempted to be fixed, but done equally poorly and/or caused further damage/issues to be fixed. No issues were brought to our attention/acknowledged by the construction team, except if we discovered them. CONSTRUCTION WORKERS: Urinated (repeatedly) on the subfloor (2nd floor, two rooms) instead of using "port a potty" outside our house (acknowledged/confirmed by our construction manager). Urine-stained subfloor/drywall was only replaced after protesting at the Pulte Sales office. WARRANTY: Poor customer service and responsiveness. Met with warranty representative at the house to review outstanding issues that had not been addressed for over a month. He assured they would be taken care of and we still have not heard back from him or had the issues resolved over 2 weeks later. SUMMARY: Overall, this was a very poor experience. We closed in January and have not moved in yet (2 months later) as there are still outstanding issues/work to be done (identified by independent inspector/acknowledged by Pulte). AC does not work, roof shingles/damage not replaced, missing kitchen cabinetry, soffits that were painted by sloppy work not replaced, unfinished painting, etc. As such, we cannot recommend Pulte and would caution anyone considering this builder based upon our experience. ... Building a new home is always tough. That said, for the vast majority of the build with Pulte was great. And so far, the warranty work has been handled quickly and very professionally.

The day I met the builder was when I felt like I really was purchasing a home. The finance team was wonderful as well. However I’m in my home now and it’s going on 60 days and I’m yet still waiting for things to be done in my home which communication has stopped on.

Bad customer service and inspections issues without answers from builder.

The home building experience was an awful process. We were watching the home be built and had to point out errors constantly to the construction team that they weren't catching. These errors included the door sizes, railing color, warped doors, bowed walls (many bowed walls) among other items. The house and lot were dirty and seemed to never be cleaned throughout the entire process until the absolute very end. The construction team seemed great to start and then stopped responding to issues that needed to be handled prior to closing. We eventually had to involve upper management which fell on dear ears for the most part. It's unfortunate for their warranty team that they left them a lot of items to clean up but the experience with warranty has been positive so far. Everything went well from dealing with out sales manager and later setting things up through our building manager. Everyone was super informative on what to expect throughout the process. However when it came to giving us detailed information on when our house would possibly close even after the windows came in we got very little information. We had to keep asking and it affected our living situation at the time. We almost got kicked out of our apartment with a newborn because of the lack of communication from the building manager. As the house was finished, they left paint everywhere on the floors, cabinets, fixtures, and hardware. There was some drywall work that didn't get addressed until 3 weeks after moving in. They also still haven't come to paint the patch that they corrected on the drywall. Our toilet roll holder in the guest bathroom downstairs is broken no fault of ours. It was due to how it was installed into the cabinet, it's loose. The quality of painting on the exterior of the home could have been much better especially around the trim areas and the home numbers. We also had a minor electrical outlet issue fixed and it was due to something coming loose behind the fridge. Thats most likely due to lackluster work in that area by the electrician. Nothing special, just some basic build quality.

Below review is based on my personal experience and this does not mean that everyone will face same issues. I know the builder cannot keep everyone happy but at least they should be looking/addressing some genuine concerns. Pulte Homes is a very reputed brand and that's why I choose Pulte Homes to buy my first home. But I had very bad experience with Pulte Homes, which I had never expected. Negative aspects: Some of their team members are very unprofessional and do not handle the issues properly. I am facing water clogging issue with my lot and I am highlighting this to the construction and warranty team since before I closed my house. Whenever my neighbors run their sprinklers or it rains, the water flows to my backyard & settles there. Due to this my backyard is of no use. I am kept on requesting a fix for this issue but no success yet. I am sensing an ignorance. I have highlighted this issue to the construction team, warranty team and Pulte Homes escalation customer support team but no resolution yet. Due to this clogged water my backyard grass is dying and now some algae started developing in the clogged water area with some rotten smell. When I told this to the concerned team, their manager told me to hire a professional landscaper and let him grow the grass. I hired a landscaper, and he is speechless by looking at the backyard situation. Builder’s team also told me not to run the sprinklers and use pipe hose to water the grass on backyard (if I have to use water hose then why do we have sprinklers?). Before closing everyone was responding but as soon as the closing is done no one wants to fix this issue. Some of their team members told me why I closed my house if I was not happy with the backyard grading. One of their managers also telling me that this is what I have signed for. It is very frustrating and very unprofessional disappointing responses. I am not sure by behaving like this what kind of message is being sent to the market. I asked the senior manager to visit the site with me and hear out/visualize my concern, but none visited the site with me. There are many more construction/quality related issues which are now being fixed by the warranty team. The project manager was in a rush to change his job and in a rush lot of things were overlooked and I feel, I did not get what I have paid for. Positive aspect: Despite of all these, there are very nice team members too. I always dealt with only one salesperson (Khandan) and she is very nice and helpful. Two new construction managers (Ryan and Travis), Brandy from the warranty team is very nice and helping homeowners as much as they can. All these persons I mentioned in my review are awesome. ... Working with the sales team was excellent, great communication and response time, and hence why I chose to build with Pulte. The build started great and promised excellent communication throughout the build. (Did not appreciate that they assumed/always sent a translator; I was born and raised in the US so unnecessary). I visited nearly every week and was able to have major issues addressed during the build (ie cailing tray not installed or wrong accent tile). However, when it came to the celebration walk through, I was promised all details we agreed upon/labeled to have fixed would be addressed before the actual walkthrough/closing and they were not. I was told at the official walk through to go to closing and that items would be fixed and came back and they were not. I was promised that submitting to warranty I would get a response in 24 hours particularly right after build (obviously would take time the further out from closing) and it has not. The tile cuts are uneven on tiles, scratches and glue left on bathroom and floor tiles, the serial numbers on the bathroom tiles show past the grout, light switch panels left crooked, holes in the stucco and drywall, the HVAC unit was even a basic model when the top of the line unit was agreed on... Having paid quite a generous amount in upgrades, I expected top notch workmanship and attention to details. So very poorly managed and rushed so that we could close and promised the world it would be near perfect at closing but a lot left to be desired. Also, they have you make selections early on and penalize you if you change your mind later so know exactly what you want quickly and early on as per their deadline. Additionally, I was not told until closing that I could only use a hairdryer/flat iron/iron in the main bed/bathroom due to "code" and wattage maximums but I wish I would have been told that earlier since what happens when I have guests over and now have to have them move to the master bed/bathroom instead of their guest room? Very uninviting. My extended family is also building with Pulte since we started off great with Pulte but now they know to not close until all items are addressed as promised. So, overall, I would recommend their build, I would just highly recommend making sure it all looks to your order requests before closing. Obviously small details will remain after closing and warranty will work with you, at their ability, but the amount of gross deficits before closing is something you should look out for since they are difficult to get attention to later on. ... Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

Good quality, on time, very kind personal

Terrible craftsmanship, communications, zero honesty, responsiveness to issues was average or slightly above. People were pleasant to work with. The value of the home and the price I paid seem to be in two different worlds. I’ve been in my home for 1.5 months now still with items I’m waiting to be finished and finding more and more every day. I would never buy with pulte ever again and am counting down the days until I can get out of this brand new house

The only reason I purchased from Pulte is because of the floor plans and location. Aside from that expect builder grade and sloppy craftsmanship in all internal finishes. I upgraded to the gourmet kitchen package and it's been a complete disappointment. I'd had to have pulte return to fix broken cabinets, leaking plumbing connections and holes in back of cabinets. I've bought preconstruction from other home builder in the past but never have experienced such poor level of craftsmanship. The day of closing, all cabinets were missing all door knobs!! Talk about lack of attention to detail. If you want to purchase from pulte, it is best to simply get the standard design options and plan on redoing the interior at your own expense. ... More
