I will provide both the good and bad experiences I've had with purchasing a townhome built by Pulte Homes. Good: The communication after the contract signing and during the construction of the unit was good. I was given progress reports regularly. Another good thing was the closing process. That went smoothly. Bad: Closing was 5 months after the contract stated estimated closing date. Because of that, construction seemed to have been hurried which caused some workmanship quality issues such as loose floor boards, sharp nails sticking from the carpet, noisy floors, and uneven cabinets, among other things. Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

The quality of the material is not as good as what we paid for. I'm not satisfied with the work done on the exterior. However, I had a good experience working with Tim, the construction contractor.

My first time buying a home and we chose to build from the ground up. I wish in the beginning process I could have been informed on certain things before my signing.

The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Poor quality Very Bad experience with Pulte Home, if you decide to buy the house with Pulte Homes make sure before you close the house everything looks good and function properly and once you close the house no one cares, we are still waiting for the repairs over 2 months since we close the house. Poor Quality There is a lot of glue everywhere, wood part covered with the paint to cover the chips and chunks of concrete in the garage, bad finishings thru out the house, Pulte house also design houses so poorly, Windows are facing straight into to Neighbours house no privacy, We still can't reach out anyone no matter how many times we call or text, they take their sweet time to fix. I even hired cleaning company and paid them $300 to clean glue and some part of bathroom area they couldn't. Pulte builders are rushing to build houses. Probably the worst sales associates I’ve ever dealt with. They are horrible at responding after a contract is signed, did not assist with the closing process in the least, and just not good to work with. Even when referring other buyers to the community, same song and dance, both Sabrina and Gisabel drop the ball.

When a homeowner pays in excess of 700-800 thousand dollars for their home, he/she should expect a home that is pretty much completed to standards. Rushing to finish homes when homeowners are waiting an average of 14-16 months and then expecting them to close when homes are not even properly cleaned after all the painting and construction, and issues are found everywhere is not something Pulte should be proud of.

Too many workmanship issues and delays to feel the value that a production home purchase should give

Poor finishes and no attention to details. Prior to closing home was incomplete, still waiting for Pulte to complete list. Poor response from warranty.

I was told that I would get gutters put in my house for Pulte taking over a year to have my house build, plus water getting into the house and having the insulation replaced because of moisture. How am I expected to write a good review when other houses were started after my house was being built but yet some of those homes were completed first. Not only were those homes completed first but some had a much cleaner appearance at closing than my house. It has just been a very bad experience for me especially when realizing the quality of some of the workmanship, a tub that looks like it’s 10 years old because water was left in it for over three months when it was installed and as a result it was stained. Someone came to remove the stain but now it has no shine to it. How am I supposed to give a good survey with all these problems and headaches. There is more but I’m just frustrated! ... More

Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. Prior to closing we found a door that was installed in the wrong location and we had to really push on the build manager to make it right. Overall it felt like the house was slopped together as quickly as possible. Before closing the build manager said the problems we noticed are not a big deal because you can file a claim against the warranty. We're unhappy with this because filling claims is more work for us. We also found the warranty doesn't cover a lot of problems that are borderline or aesthetic. After living here, we've found the house's design has some flaws. The walls and floors are not very good for sound isolation. People downstairs can clearly hear anyone walking on the floors above. The in-wall plumbing is very noisy when upstairs showers are used. We wish the windows were sized 20% larger to allow more natural light. We found the driveway is too narrow with two cars parked in front. There is not enough room to actually walk on pavement so we trample bushes when we enter/exit vehicles. We were promised the home would be complete in 8-10 months. The actual build took almost exactly a year. The build managers constantly blamed material sourcing problems that were "outside their control". We did not buy this excuse as Pulte is one of the biggest homebuilders in the US and has enormous leverage and control of their supply chain. We expected them to meet their commitments and they did not. Pulte rates their employees using reviews that homebuyers fill out online. On several occasions their employees would mention the reviews and how they expected us to give them all 5 star ratings so they can maintain their position and not get laid off. This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. we were not happy with the delays in building our house. from contract to closing took 15 months. way too long

We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

They will attempt to close with issues / defects / cover up. Aggressive Closing / Title Dept. Have the 'Gift of Gap', ccome across as sincere.

We were excited to move in but Pulte had fallen short of expectations. We closed 2 months ago. We still have broken cabinets, mix matched paint, missing light fixtures and NOT A SINGLE HANDLE ON ANY CABINET OR DRAWER IN THE ENTIRE HOISE. There were too many misses to cover. The entire experience had been MEH.

The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.
