Only the experience with our sales rep Dale was positive and become more disappointed and disillusioned with our CM Wesley towards the end of the process and waiting for punch list items to be corrected.

I was very disappointed in the sloppiness during the construction process with paint and drywall materials found on many finishes and resulted in the need for steam cleaning. There seemed to be a rush to complete the home which was behind scheduled and definitely a trade off between quality and speed. The CM seems over stretched and able to focus as there were too many houses to manage. Overall it was a very average experience and so far a very below average experience with after closing service for issues requested in Pulte Owner's Entry portal.

Pulte mortgage was the absolute worst mortgage company I’ve ever dealt with, and I have dealt with a few. They should not force us to use Pulte mortgage. The whole closing process was not very pleasant. Our refrigerator was not hooked up to water & the house was filthy when we moved in.

Once you make your decision they lose motivation to do anything. Don't take their word at face value. Check and doublecheck. Because they will tell you one thing and do something different or nothing at all.

We chose Pulte because of name recognition for quality homes. Unfortunately we are not impressed by what we received and there are still issues with our home. I would definitely have to think twice if I were ever to buy from Pulte again.

Bathrooms had lot issues

We bought the big house (4360 soft ) in isles of lake Nona( more than $1 million .but after moving in we found lot of issues regarding bathrooms They missed towel rod, shower curtain rods, tissue holder, soap holder in all the bathrooms , lock handle inside one of the bathrooms to lock it inside , master bathroom door won’t close properly

It is very concerning that you are making a big investment, there are not quality controls follow by Pulte to deliver a quality product. There are expectations that the client has to understand the issues, but it is hard to do so when issues are related to a lack of quality control procedures not been followed. When you see all the visible issues, you get really concerned about what it is hidden. There are big issues with the quality of the finishes and the quality of the materials used are questionable.

Poor Workmanship

I recently moved into a new construction home, and unfortunately, my experience has been disappointing due to poor workmanship of the workers contracted by Pulte. From the moment I stepped inside, it was clear that corners were cut. Several walls have noticeable gaps, and the paint job is uneven, with drips and missed spots throughout. These problems indicate a lack of attention to detail during the construction process. Overall, I expected a higher standard of quality from a new build, and I am left feeling dissatisfied and concerned about the long-term durability of my home.

Model home disaster

My mom bought a modeled at Winding Meadows in apopka and we received the house not in yhe quality expected. New flooring had paint stain, electrical wiring to the front door has issues, front porch pavers unsteady and coming apart, we contacted the office and the fix the issues. For the past 2 months, we received the water bill almost $350. When we investigated the issue further come to find out we are watering the HOA side of the lawn as well and that has a leak. There’s been issues after issues. It’s making it hard to enjoy this house.

Make sure your Pulte house is perfect BEFORE closing!

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. We spent A LOT of money on our Pulte home and we've had countless corrections and fixes that have had to be made from the flooring and walls to the A/C. The warranty department has been pretty responsive to issues post closing and has done a pretty good job there, but our construction manager did not. We had a TON of issues to resolve just prior to closing and several had to be postponed until after closing due to lack of responsiveness in taking care of them in time. Poor finishing of garage and not trustworthy staff member

Finishing of my room garage was not appropriate. I found so many holes in garage and surfaces are uneven. Before closing I met ryan home supervisor. We found some small issues during inspection and he told me we will take care of everything. I request him to move outlet from bottom to top for TV. He promised us, he will definitely take care of that.It was very easy job. After closing of home I give him access of my home for few weeks to finish outlet job. - The real estate agent was excellent in his service (Mr. Chris). - The bank was very bad; they were still asking for documents on the day of closing (I don't understand). - The materials are by the type of property purchased. - The workmanship was not good, as we had flooding in the yard and alley almost every time it rained. We requested a solution, but nothing was done (we are worried that it might get into the house). - We have some minor issues related to painting, drywall, and electrical work, but they have not been resolved either.

Tony was a very difficult peerson to deal with as a construction manager

Communications with the construction manager is utmost important in the whole home purchasing process. Our experience with Tony was horrible. We were told by Tony that the foundation was going to be poured after the New Year holidays 2024. It was poured right after Christmas 2023 without our knowledge and as a result things were missing. This is July 2024 two months after our closing, we are still not able to enjoy our new home because there are still things that need to be fixed.

Disappointment!

We relocated from Wisconsin; thrilled to move into a brand new home. However, we were hit with a sobering reality that a new home doesn’t mean that the builder put any care into the home. We moved into a home with broken cabinets, literal holes in the flooring, pealing paint, pools of water in the lanai, electrical sockets not properly installed, improperly installed doorbell, mismatched windows, parade of ants, cheap appliances, and a sheer lack of care for the build of this home! We are left heartbroken for selling out beautiful home in Wisconsin for THIS! Would not recommend Pulte!

Bait and Switch

We were lured to this home with incentives like: "sale" "builder buydown interest rate" "model home" "new construction" "already upgraded" etc. Once we entered into contract with Pulte, their whole attitude changed towards us. We reviewed the contract and the "upgrade" list and found over 20K worth of charges for upgrades they didn't install but tried to charge us for anyway. Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

The whole process was a nightmare. The house was build by a couple of guys that didn’t know how to do anything it was insane. Please don’t make this mistake look somewhere else. All the houses have problems.

Problems with AC, smoke detector, completing things that should have been done before Settlement, inability to access warranty website and no one answers the phone during normal business hours. Omar, Dale, and Jason are great, but I believe many others simply don’t care about doing a good job or even feel like working at all.

We had many issues throughout our process. We signed our contract prior to the rapid increase in interest rates. We enjoyed the customization options provided and going to the design center. However as we approached closing our appraisal came in well below the contracted price (over $100k). This had “never happened before” and they would work to make it right.
