Disorganized process from the time of mortgage application through closing

Make sure the mortgage lender, field manager and closing agent are in communication. Ours was a case of poor communication. Spend hours during walk through to make sure the faucets and electrical components work; check proper installation of sliding doors; run sprinklers, check sewage pipes are intact otherwise sewage will flow out on the lawn. Check if tiles especially the backsplashes are properly laid out. Ours was sticking out from the wall and could not be fixed other than breaking the wall. I would buy from the sales rep 100 times over and the the site manger is great too. Warranty team is poor, talk a great game but poor delivery.

We do not have any issues with our sales consultant. The issue is in the quality of the materials used and the workmanship. We are also having a difficult time in getting Pulte to respond to repairs that are required. I would recommend that you tour a completed home prior to committing and do not use the models as your guide for materials and workmanship.

Poor workmanship

Very well designed and functional. The only thing is that the workmanship is very poorly done, not professional workers. The paint inside is horrible, spot missing on wall, paint on the rugs, doors are so rough you can’t wash them. The grass was put on top of the sprinklers we had to dig them out. We spoke with neighbors in the community and they told us they had similar problems. For the price of these home I expected more quality work done.

Everything looks good until you close on the house

Everything seems great until about the last 1-2 weeks prior to you closing on your new home. During that time is when the inside of the house actually starts to come together. At that point you will meet with a Project Manager that will walk you around the house to mark any areas that you deem to be flawed. The majority of this is related to drywall, paint, etc. At that point they will add tape to the affected areas. Here is where the issue lies. House we moved in to needed a lot of work. It was very dirty and we felt it was of poor workmanship. Even the materials used in our house are flimsy.

Disappointing experience with new Pulte Home at Lake Emma Sound

Our initial build was not what you would expect from a new home of this caliber. However, Pulte so far has stood behind making it right and getting the home where it should have been at closing. This is completely due to Kristi from the Pulte Warranty department and in no now way reflects the oversight of the initial build process. There are still 3 more vendors coming to do work with the worst one being Synergy - which in a month and 10 days after close has still not completed the work we paid for when we bought the home. We have been in the house for 2 months in a new neighborhood. Between HOA issues, improperly installed irrigation systems, non-working electrical outlets, Bon-working heat pump, counter-top defects and other issues; we have had a contractor at the house every week since we moved in. The USPS couldn’t even get us our mail for over 3 weeks after we moved in, b/c Pulte didn’t get them a key to the mailboxes. Very disappointing to this point.

FL townhome - "sloppy" workmanship and quality control

Generally very poor finishes and workmanship. A few major faults - for example, one wall was bowed at the bottom and when it was cut open, the drywall was installed over a scrap piece of wood that fell on the floor. A wall in the bathroom that joins the shower stall is not straight. Our range had a fault at closing that made it inoperable and required it to be replaced that took almost two weeks to replace. Lots of minor finish issues - including bottom window frame leaks during heavy rain, tiles not flush in shower stall,

Very bad experience after closing with warranty

Very bad experience after closing with warranty team. Aeron in charge had no interest in following up with issues in regards to our driveway pavers which was stained and broke while we were closing, a claim was filed and no answer received, not even a follow up. Very disappointed. The details of the home in general lacked attention, the paint was terrible. Very dissatisfied with pulte.

I am very disappointed and dissatisfied with the entire process with Pulte. The home was built in poor condition. I had to submit many warranty claims. They are responsive but considering i have only been in my house a month its horrible. At closing i was given keys that didn't work. I couldn't sleep in my room for the first week due to issues that weren't taken care of. Overall if you decide to go with Pulte please inspect and follow through. If i had to do it again i would not purchase with Pulte.

Triste them if they say that they’re going to take care of any situation that it’s not good and they take you till the signing day, after that they will leave you with the issue and never answer or take care!!!! Alot of workmanship issues with the home itself and lack of quality assurance oversight from toilet leaking to refrigerator not working and out of warranty issues, mismatched front door lock and key not working, dishwasher not working, windows not opening. After hours even the emergency warranty line no one will answer the phone, Ive had to go through the sales staff to get things done at times which seems more responsive than the construction manager. Very disapointed in the quality of construction and lack of responsiveness to construction defects.

We had a horrible experience with Pulte. They tried to make us close when the house was nowhere near being complete. Their quality of workmanship is horrible and subpar. We’ve had so many issues in the house. We honestly would probably never build with Pulte again and this is $1 million house. I can imagine what they do for less expensive homes.

Would never build with Pulte again

The only bright spot was Tim the construction manager. He was fantastic to work with and a real professional. The subs used in our development were the worst I have seen. (This is our 3rd build - plus one rebuild after hurricanes. Paint on the floors, walls not level and/or straight, paver contractor was horrible, electrical problems throughout the house and more. I would never build with them again, nor would I recommend Pulte or their sister companies to anyone.

Quality of workmanship is absolutely horrible! Responsiveness to getting the repairs done on the punch list is terrible. I've never experienced such a terrible new home purchase. I would not recommend Pulte Homes.
