Fit and finish poor would be a dream house if fit and finish had of been half decent

Construction Supervisor Matt was always responsive to email and phone questions. Kept us up to date regularly. His walkthrough was thorough and educational. He gets our top recommendation.

The buying and closing process was easy. The walk through is very important and you have to be aware of flaws, and have them fixed before moving in.

Our experience with all Pulte employees has been great. The salesperson, the interior designer, the construction manager, and the warranty service coordinator have provided excellent service. They were friendly, responsive and effective.

Fabio our construction manager at Northridge in Babcock Ranch consistently exceeded our customer service expectations. From our telephone introduction to final walk through his professionalism, follow up and communication defined exemplary customer service. Well done Fabio!

it's been a good experience - all the way from shopping, through purchase. some minor issues but being handled very well.

We appreciated the good communication throughout the process. Our sales consultant Tyler kept us informed on the progress of our new home during the construction process. Our project manager Fabio was also excellent in keeping us up to date and made sure we were happy.

Great quality - long delays though

We purchased a spec home and we love it. There are certain things we were unaware of that we may have learned had we engaged prior to breaking ground. Fortunately, most we can live with. One thing I highly recommend is not to put the microwave above a gas stove. When cooking with gas the microwave is too hot to the touch to use. Steve was great. Very knowledgeable, kind, considerate, professional, available, timely. Working with Steve, I felt he was striving to give me the best quality build in a home you could get. I understand what he deals with on a regular basis and not one problem was insurmountable for him. Christine was the best. I felt she always went above and beyond with all of our needs. She kept us so well informed with phone calls and text messages whenever she had the information we asked for. She was responsive on her days off, which exceeded our expectations by far. I feel that she may have handled things for us that were not up to her to remediate. She is definitely who you want on your team for an extremely important job, such as building and investing so much into something that is everything to us such as our home. ... More

Pulte's pre-move in person really listened to all of your concerns. He was courteous & respectful of your thoughts. During the next week most of the items were repaired in a workmanlike manner. A few items remained but he kept on the task until all items were completed. He promptly followed up. Communication by texts worked well as he always responded in a timely manner. This man is truly professional & a pleasure to work with!

Building a home is difficult, and Pulte is a good company to do it. However, the design meeting, where you pick out the furnishings, was a disaster. Lots of issues with supply chain that I think could have been averted. Overall workmanship was excellent except for some glaring issues that were identified but not corrected. Still having issues arise. Their customer service line is wonderful, but the "special" one for appliances is really bad. Overall im realy pleased with the quality of home. To me the hip roof over concrete construction feels like the rock of gabralter floors ,doors showers everthing seems solid n smooth. All mechanical stuff functions well . I still believe the large price increase from January 2021 up to November 2021 was out of line almost 80k . Swimming pool is beautiful n solid follow up from pool company terrible . Babcock ranch is amazing place done by engineers n good people. The tiny bike path road in front of my house is absolutely silly n was givin little thought considering the great engineers around here. It should be widened by 5 ft on the away from houses side especially for any potential emergency vehicles trying to get to patient . Fabio our field manager was excellent. We had an unusual experience with hurricane Ian coming to our area about a month before our close. We were slightly delayed because of this but the house stood up well and overall we are pleased with the process.

The home is wonderful. Very happy with it. Pultes sales agent did not do the best job keeping us updated. Working on getting several things on the punch list fixed. Still waiting on the correct light fixtures in 3 bathrooms and a light in the fourth. We are very happy with the construction manager. He communicated with us and was helpful.

We were fortunate to get an amazing construction manager David assigned to us and who stayed on during the entire build. He found and mitigated a lot of issues so post close problems were minimized. Many neighbors were not this fortunate. Attention to detail by subs, especially finish trades needs attention by Pulte. Overall we got the house we wanted and excited to be in our home finally.

All of the Pulte people were very nice.

Despite nationwide delays in material I was kept in the loop by David. I was out of state but the construction site in face time was always clean and organized. Very well constructed home with only a few issues (minor) to resolve post closing. Excellent job!

I give Pulte 4 stars out of 5. I would say we have a good house and it was a good experience, but we weren't blown away. Pulte is a big corporation, so they are efficient but not relational. Plan to stick to the details of the contract. It may be a matter of managing expectations.

The Sales Representative and the Building Supervisor were excellent. Both worked to build our house in the manner we wanted. But, they were constrained by what they were allowed to do. These are not semi-custom houses, but are builder houses that have some options. Even when not doing something that was on the plan would have saved time and money. It still could not be done. If we picked an option to add something there was always a charge, but when we opted to leave out something there was never any credit. We now have had to pay someone to take out and finish several areas the way we wanted. We understand that building houses in the same way aids cost containment and helps with time lines. But, to us the house purchaser it became costly and frustrating. Due to Covid 19 the warranty work that needs to be done has not started yet, but should be started in 1 1/2 weeks. The basic floor plan is very well done and the quailty is resonable for a “builder” house. There are a few things that did not make sense; 1) the light switch in the Mater bathroom is behind the door when you enter the bathroom, 2) the “built in bench” in the shower Is actual dangerous. It is 27 1/2 “ high. You have to lift yourself up to sit on it! It is recommended that a built in shower seat be no lower than 17” and no higher than 19”, 3) the decorative tile band in the shower is lower than it should be. If you are standing in the shower (which is lower than the bathroom floor) it is OK, but when standing in the bathroom it is visually not a pleasing hight. 4) there are not enough electrical outlets in the laundry room. Yes, it meets code, but a builder with Pulte’s reputation should do better. and 6) All the lights and the shower vent, in the Mater bathroom, came on with one switch. They need to be separated out. These are the things that come to mind that did not represent the very best in over all design. ... More

i am overall very happy with the attendance and and the way the project was organized and conducted by Pulte. this applies to all involved departments, sales design center, construction and construction supervision. schedule was ahead of time. looking forward to move in.

I purchased a quick move in in May 2025 so no real interaction with the building process except the final inspection and that piece went fine with Yohan as the Construction Manager. The sales process was stressful with deadlines that didn't seem to matter & missed communication, and the words "trust me" used. Viewing the quick move in homes was easy. I used Pulte Mortgage and Pulte title which got complicated at times due to unclear terminology and changing disclosure (loan) line items in each phase. In the end the closing went well with no surprises and quickly in just over 30 days. Looking at other homes being built in our neighborhood I believe ours was built well and Pulte delivered everything as contracted, on time and I would not hesitate to do it again. ... More
