Pulte DID NOT follow their own guiding principles: “Do the right thing”; “Compassion for the customer” or “Care about quality”. They bullied us into closing on a house that was Not “Complete, Clean or Move-In-Ready” They switch out appliances selected and paid for to lower level brand. A house that should look new looks like a 20 year old resale due to chipped floor tiles, chipped drywall corners, scratched doors, dented and gouged baseboard and trim, window, door, electrical and plumbing issues, too many more list.

I recommend working with Pulte. I had only owned my house for three weeks when hurrican Ian came on shore. My house withstood the storm with minor pool screen damage. Amazing.

During the building process, communication was inconsistent with our project manager. We would have to bring up items several times before they were corrected, and some were not corrected. The last week of building was chaos and items were still being completed the day of closing. I know it is difficult to find quality sub-contractors and that is the biggest complaint. Detail work is poor. Each sub that would come in would damage something the previous sub did and we have a lot of bumps and bruises that are still not fixed after being in the house for more than a month. Ultimately we are happy to be in our house and we know we will love it, but for the price, there should be MUCH better attention to detail. ... More

Building a new home in SW Florida in 2021-22 was a challenge to say the least. The housing market was overheated, building supply costs were overinflated and labor was in short supply. I was about to give up on our dream to build in Florida when I discovered the Pulte community in Babcock Ranch where I was able to build a house to my specifications on a lot I desired and all I had to do was agree on the price. Although the price I paid was high it still provided a great value for the money compared to the other builders and communities in SWFL. If it wasn't for Pulte I would still be living in Texas. Throughout the process everyone from the Pulte team was very helpful and friendly - sales, design, construction, closing and warranty. Being 1500 miles away in DFW I was concerned about my inability to monitor the construction process and enjoy the experience of watching our new home go up. Tanner, Blake and Steven kept me up to date on the building process through bi-weekly and adhoc conference calls and provided pictures of the progress along the way. Blake and Steven were honest about the market conditions and the challenges they faced with completing construction within our original window. But I feel they never stopped working for me to meet their commitments. We have been in our new home for 45 days now and we absolutely love it. As with every construction project there are going to be warranty items that need to be addressed. Dan is our customer care manager and he has done a great job of knocking out our punch list and getting contractors in to compete the required actions. Dan's communication and responsiveness throughout the warranty phase has been stellar. I have no regrets with our decision to move to Babcock Ranch and build my Pulte home. I found Pulte to take customer service seriously. That is not to say that there are not issues given all the various trades involved along with supply chain restraints. We had an awesome Construction Manager that communicated both good and bad news regularly in regard to the homes progress. Other members of the Pulte team from the sales office to the warranty folks made us feel we were their priority. I am glad we selected Pulte as our builder and would use them again.

The home is wonderful. Very happy with it. Pultes sales agent did not do the best job keeping us updated. Working on getting several things on the punch list fixed. Still waiting on the correct light fixtures in 3 bathrooms and a light in the fourth. We are very happy with the construction manager. He communicated with us and was helpful.

Design studio experience was very stressful. Two things. One. some options that were available were not discussed. Second, it would have been a much better experience with the design center to have at least 24 hrs. to change some decisions. or add some options.

We were fortunate to get an amazing construction manager David assigned to us and who stayed on during the entire build. He found and mitigated a lot of issues so post close problems were minimized. Many neighbors were not this fortunate. Attention to detail by subs, especially finish trades needs attention by Pulte. Overall we got the house we wanted and excited to be in our home finally.

It’sa good location and have nice floor plans/materials. When they were in a rush (all through 2021 and so far 2022) they made tons of obvious mistakes. It’s clear you’re not a priority. Make sure you get a comprehensive inspection, not just let them push you through a 10 minute “orientation”. My construction manager was abrasive and condescending, but I know that’s not true of all of them… (first one I had actually listened to us and treated us with respect). Unrelated to the builder, my closing was a mess - PGP Title *completely* inept - I think they were in over their heads with simultaneous closings. Might be worth it to use your own Title company. Throughout the purchase process, there were problems at every stage. Some highlights… *Sales* - did not review all the features available for structure (must select at contract) and we missed out on features we wanted and were told we could select at design. Also were sold features that were not possible with our HOA, resulting from incorrect marketing descriptions. Was fortunate to receive a credit for the inconvenience. Promised a lot by sales, and only delivered on some items. *Build* - several supply channel delays from groundbreaking to closing - lintels, trusses, hurricane windows, HVAC… all the delays resulted in higher mortgage rate. Pulte however did honor original purchase price of home. Also was credited for items they couldn’t complete in time, such as epoxy flooring in garage. *Closing* - estimated to actual date was 60+d; Pulte Mortgage very aggressive and nagging tactics when informed we had a better rate with another lender. Delayed bc of HVAC and Pulte was accommodating with rescheduling new closing date as we were from out-of-state - one of the few positive experiences. *Quality* - have a long punch list of items that were not complete by closing, reported by inspector or detected homeowner post move-in. The list keeps growing. A couple of major items that the warranty contact wants to camouflage instead of remediate (bow in exterior wall and ceiling). First warranty repairs in a week and we’ll see how the handle the repairs. Several neighbors also having quality issues with Pulte (mold, landscaping, attic condensation, cracks, pavers settling, …) and others have started arbitration. Neighborhood has also changed or delayed publishing development plans. What once was a beautiful view of water and green space is being replaced with new residential units (greed). So much for that hefty lot premium. HOA does a terrible job of landscaping maintenance and managing their vendor BrightView. Our neighborhood is full of weeds and landscape that needs pruning. This is not Pulte’s fault, but I would buy in a different neighborhood and do my own landscaping instead of paying for shoddy work. While we love our home, it’s because it is our forever home and the final step on our road to retirement. We customized as much as we could with Pulte and have enhanced our home after closing to make it ours. We have amazing neighbors and a great community. I closed on my Edgewater property on May 9. I am still waiting for the painters to paint the concrete wall that patch a hole in the garge and a baseboard in the kitchen and a slider to keep the guest bedroom closet door in place. I waited from 1-4 last Friday and one person came out and glued the house back on my house for the second time. The grab bars I was promised were never installed in my shower either. I am 81 years old. i have to go over to my daughters house to shower. This is ridiculous and unacceptable!!! My project manager has not contacted me either like the warranty dept. promised. ... More

All of the Pulte people were very nice.

Tyler, the sales rep was wonderful. He helped us figure out the home options we would like and is very good at his job. The home was completed in a timely manner, and the overall workmanship was very good. Everything was going well until the end of the build. There were SEVERAL issues at our final walkthrough, and this was addressed with the project manager BUT nothing was fixed or corrected. We were assured by the project manager that everything would be taken care of, but when we moved in, the garage door opener didn’t work, the garbage disposal didn’t work, the ice maker did not work, the oven and microwave didn’t work, the painters did a terrible job( painting over switch plates, floors, tile, clumps of paint in places,etc), tile still needs to be acid washed, and framing in some rooms needs to be corrected. We didn’t expect things to be perfect, but we didn’t realize it would be this bad. Angel, a Pulte representative, is helping us now with all the corrections necessary. ... More

We started the process with Tyler, who by all accounts is a true professional in every aspect. He kept us informed, explained things when there were questions, and provided updates throughout the build. Daniel gave me a thorough video tour of my home (I don't live in Florida currently), answered questions, and followed up on any and all issues. Matt was great with answering any detailed questions after the build and closing, and has followed up on all issues, which were few. I'm very happy with the result and the performance of these three men!

Overall experience up through closing was fairly positive. For a production type home ,Pulte does a good job. But every new home always comes with some after-construction issues. While Pulte goes out of their way to promise that these mostly minor issues will be promptly dealt with, in reality their response to rectify these issues has been less than promised. It seems that once closing is completed they just dont care as much. It's been more than 2 months since we closed and we're still waiting to hear from them on when these issues will be resolved. We've called, emailed and texted numerous times but still no response. Buyers will be encouraged numerous times to respond to ratings requests and told that these are very important for employee ratings satisfaction evaluations. My recommendation is to tell them that once all issues are satisfactorly completed, only then will you respond. Otherwise you have no leverage ... More

We have been very pleased with both Pulte homes we have built. Any issues that arises were handled in a timely manner. Our home is gorgeous and we can’t wait to enjoy it!

Closed on my home in March. Multiple issues with workmanship and missing items. Everyone says they are going to rectify the problem, but all I get is multiple lies and put off. My advice is not to close on the home until everything is satisfactory. They say they will come back to fix the problem but never do.

Although PGP Title is separate from Pulte Homes, the experience with them started the home buying experience on a bad note. The individuals we dealt with were incredibly unprofessional and borderline rude. The folks we dealt with at Pulte Homes were nice for the most part but also unresponsive at times. The quality overall has been a bit of a disappointment. There were numerous things left undone at close that we are still trying to get taken care of through their warranty team. It's exhausting having service people in and out; often times showing up unannounced. This is our first home that we built, so maybe some of the items on the punch list are normal but a lot of it appears to be just subpar and rushed workmanship. ... More

Our first new home was a wonderful experience from start to finish. The build team did an outstanding job. Thank you Pulte for our beautiful forever home.

Despite nationwide delays in material I was kept in the loop by David. I was out of state but the construction site in face time was always clean and organized. Very well constructed home with only a few issues (minor) to resolve post closing. Excellent job!

The Sales People need to care more about their customers and treat them with respect. Our Building Manager was Great he always put our needs first more employees should be like him.

The builder, his construction manager and his warranty team were very responsive to any issues that arose during the building of our house. Unfortunately, we had some subcontractors whose work was well below average, specifically the painter and whomever installed the duct work. The painter left many drips imbedded in our grout and the baseboards are a mess. Three ducts in our house contained styrofoam that prevented the fans from working properly. 30 days after closing and our kitchen cabinets still need trim work that should of been installed at closing.
