Since moving in I have had to have people out every week fixing builder mistakes. I feel like the quality has went down in the past couple of years and it feels like things are being rushed in the building phase and not done properly.

People very efficient & responsive -especially Sales ( Neal), Construction Manager (josh), warranty ( Trusha) Materials- Not so good, does not correlate to the price. Unhappy with the way the delay from Pulte's side impacted buyer's mortgage rates.

For starters, when doing the 2-hour walk-through, instead of getting some explanations all we got were excuses. And to follow that, I wrote all the issues in a notepad on my phone and went back to the property day after day for 2 weeks to see the progress before closing and would see nothing fixed but all the pointed out issues that were once marked, with the blue tape that we were given during the 2-hour walk, had been tossed out and never fixed/addressed. Ongoing issues still unresolved after closing some time ago. Pressed to sign the house was 100% at closing even though it was not and wanted to be nice because I do like the guys who built the house. Agreed to fill out their survey with all favorable remarks as I know there are bonuses tied to it, even though the work was not 100% done, I still did it. I am not confident that the issues will ever be taken care of.

Pule builder did average. They missed things here and there. and also Pulte associates (new hires) will tell you that they tested everything in house multiple times and everything was in god shape , dont fall for that , that's the lie. few things i asked them to check and they just provided wrong information right on my face that this is standard and for all houses has the same thing. House was not complete at the time of closing , they just want to close rushing everything and keeping the things incomplete. We had a nice experience through the purchase program. Sales man was amazing and very helpful through the whole process. Construction wasn't what we were expecting. A lot of paint stains all over the house. Lots of dents and scratches on doors and trims. Issues with the pave that hasn't been resolved yet. It's been almost two months since we got into the house and most of the issues we pointed on the closing have not been solved.

Our home was 6 weeks delayed which was very hard since we were moving out of state and had sold our old home 4 weeks prior to closing. We've been in the house for over a month and punch list items are still not completed. The day we closed we came to a home that was full of workers, no supervisor and no deadline. The walls were still being painted 3 days after closing. We were unable to fully move in and settle which with 2 children and pets and working from home situation while coming from out of state was a nightmare. Very dissapointed.

My project manager did a great job communicating with me during the build process. However a week before closing we were assure things would be fixed by closing and they were not. Then we were assured they would take care of it while we were in the house. When we followed up we were told we had to put in warranty tickets. Now we've been in the home two months, our doors are not aligned, tile is crooked and chipped, and my floors are not level.

They were in such a rush to complete the interior of the home that quite a few mistakes were made such as uneven floors, uncorked windows and scantily painted window panels, cuffed and splitting door frames, doorknob placed backwards and mal-adjusted kitchen cabinet doors. The list goes on. They tend schedule final walk through 2 days before closing and many issues go unresolved thereafter.

The sales, closing and mortgage aspect were great. Getting the items on the punch list from the closing on November 2 and walk thru which happened about a month prior to closing as the date changed are still not completed after several emails and calls. The closet doors are just now getting painted and the wall is not square so I have a gap on the top. several tiles not repaired only a band aid patch placed that will wear off quickly. Bought a new home in Florida for just under a half million dollars. The interior of the home displays the worst level of “finish” work I have seen. Low quality materials, rough finish work on most baseboards and door and window frames. Entire kitchen and three full baths contained zero handles or pulls on any cabinets and drawers. House was still very dirty from construction debris when we took possession. A full month has passed and we are still finding things that need replacement or fixing. Not a good reflection on this builder.

Very poor quality of work in the house so many things are missing ..There was water falling from the gathering room when i entered in my house after closing on first day with my family and my luggage..its been almost 1month to staying at my house still i don’t have electricity in my two bedrooms..so many things are there ,that should not be like that.Garage work has issue there is big hole in garage and big crackes also there ,not finishing well as well .A.c roof vent was missing so started blowing out packing from the roof ..its been up two weeks but no-one still coming for fix it . back ...

This experience was one of the most stressful events I’ve ever gone through. Not knowing when the house would be competed, not knowing what kind of lease to sign for a temporary rental, and not to mention the enormous loss of money we had to pay for a month to month rental.

Midgets issue

Ponds were not planned correctly. The water is stagnant and we are not able to enjoy the view for which we paid additional money . There are midgets everywhere and I am not able to step outside because of this. Stagnant water can cause more issues long term.

Our closing date was 4 months later, causing huge financial burdens especially during these tough economic times. No real sense of urgency from our multiple project managers due to us having two different PM's during this process. I wasn't confident in the finance team and their knowledge of the type of loan we have. Once we moved in, we noticed some issues; did the maintenance work orders and still waiting for one that's been open a bit at the week period. The mortgage process through Pulte was a nightmare we are relieved to have made it out of. The endless back and forth requests for the same documents and weeks at a time gaps of updates, left us feeling overwhelmed and like we had made the wrong decision.

You only find what you dig up. Mortgage experience was beyond awful. The only good thing was the incentives. Thank god my servicing has been transferred. Pulte Mortgage is AWFUL. After taking items apart for home improvement, boy the things I found had me disappointed. Overall, the home is in good shape, but it is a traditional home built in scale.

This wasn't my first new build and the quality of subcontractors could definitely be improved. If it weren't for us checking in on weekly basis there would e been so many things missed such as structural work.
