After closing Pulte has become the next best thing to a ghost

Following closing Pulte does not respond to calls and emails for problems found in the home within 2 months post move in…basement water damage, buckling vinyl plank flooring, external GFCI not working preventing proper use of irrigation system controls, automatic garage door stopped working, backordered thermostats. These are just a few of the items.

I cannot in good conscience recommend this builder. Our experience was not only horrible, we are regretful. William, the property agent, was great at his job and pleasant but outside of him the experience was egregious. Jim in sales was just cruel. After we purchased the home Amanda became our POC and the support is inconsistent. Our plumbing backed up the 2nd day in the home so I was in sewer water in the shower, the sod was not put down correctly, the interior paint job was amateurish, part of the front of the house had to be repainted and all of this (and more) took 7 weeks to complete. My overall experience with Pulte was good. William, the sales agent proved to be very knowledgeable and honest in assisting my family and I with choosing the best lot and model that suited our needs. Harrison, our Project Manager was very attentive and responsive with concerns that we had. My only issue was with the workmanship of some of the contractors. However, discrepancies or issues were resolved in a timely manner by Harrison.

I have sent numerous emails including photos displaying the poor workmanship, quality of materials and responsiveness to resolve issues that were identified during several walkthroughs and should been completed prior to closing, One may ask, "Why did you close?" Pulte strong arms buyers into closing after receiving the right to occupancy. Beware of the monetary penalty if you fail to close on their preset date in the contract.

You'll love your new home built by Pulte, just be sure to keep the lines of communication open even if it becomes tiresome. Someone will eventually address your concerns only to make you feel they squeezed you into their very tight schedule. Personally, I trusted the individuals I dealt with during the process, but I was a customer, the feeling of being "we're with you" ran thin towards the finish line.

For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. Worse, they make you feel stupid for even asking. Our townhome took 16 months because of the collective incompetence of the sales and construction teams. Our closing date was pushed ...

The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

Pulte as National builder has not lived upto the expectation. They are taking the buyers for a ride with no good overall buyer experience when buyers are putting their hard earned money into their dream homes.PULTE is taking them for granted right from start of the buying process - Sales, building and closing. Sales team is great, Model home will always close the deal. Great floor plan's. Builders crew from framing to paint need much improving. Pulte is a production/quantity builder. Homes must go up quick and be sold quick. So, the crews used to do this is veery important. This is where the attention to detail comes into play. This is lacking big time. On site agent and builder were excellent; however Pulte, the Company, focused only on their profits, ignoring the impact their actions had on buyers. Pulte demanded some closings take place much earlier than anticipated which cause considerable inconvenience, stress and costs for these buyers. This rush by Pulte to close homes before the end of 2021resulted in incomplete and shoddy workmanship. Design center also made mistakes w/ buyers' selections. Customer service department and local builder make sincere efforts to resolve these issues which should not have occurred in the first place.
