I love my new home, I had a water leak the next week, it was fixed but the Sod has not been replaced in 6 weeks/ looks horrible, I have one set of jingles in my bathroom needs replacing the wrong color. So all I have to say is stay on the builder or replace yourself.

Overall, we are pleased with our new home from Pulte Homes. We had communication issues with our project manager during the build process. The house wasn’t cleaned to our expectation prior to closing. There were several items on our punch list that weren’t fixed prior to closing - our project manager stopped communicating about a month after closing, so we submitted service requests via Pulte’s website. Jason has been overseeing those service requests, and he’s been great. He called me immediately, came out a few days later to walk the house and look at the items which needed to be fixed, and scheduled the contractors shortly afterwards. The responsiveness, in some aspects, was difficult. For the amount of money you’re paying, you shouldn’t feel like you have to ask the same questions and keep following up to get answers.

Smooth process. Financed with Pulte Mortgage as well. Great 3% incentive. Builder hasn't responded well to issues we found after moving in; local field manager won't fix issues but keeps promising to come back.

I think custom relation could be improved.

The person who manage the building here was very nice until I signed his review which he begged me to give him all 10. He told me that after the move in if I need help touch up walls etc because furniture hits the walls etc. and I’ve called him four times and still nothing done. He told me im not going anywhere if you need my help well I haven’t seen him since. Im very disappointed in the situation and so are my neighbors. Im also very disappointed with the HOA taking a long time for my fence request while other homes are not even going through them and just putting their fences up. The builder put the time and money into running Cat 6 cable to every bedroom tv but not to the built in office...only a PC can take advantage of Cat 6 speeds. Also, the backdoor opens into the dining room table so that they can save a few bucks on the door type. The builder ran the AC with a missing filter because he didn't know it needed 2 filters. Another dumb problem is that the house roof drains right down a steep hill causing obvious erosion issues. The other common problem in the neighborhood is that the builder doesn't know to set garage door openers away from sunlight...so openers only work at night if the house happens to face the sun. The AC system in my house also didn't have sufficient refrigerant gas causing high humidity which will lead to mold if unresolved. They also cut corners in not painting the garage. ... More

Would not recommend. Poor response time to issues. Quality is terrible for the price of homes.

Beautiful home and great neighborhood, but overpriced

my kitchen slab is build incorrectly it seems dont know how to fix that issue

Unfortunately when we closed we were promised that everything would be taken care of. Well that certainly was not the case. House was not cleaned, paint on floor , some areas not touched up before move in. Back door is installed wrong. Issue was addressed and then dropped. Requested a warranty issue and nothing was done about it. Very disappointing to say the least.

Kept us posted about the progress of construction but after 1 month for issues I have emailed few times to get work done and still waiting

The overall build process was good, but we were severely rushed through the close process. We were asked to sign off on items that weren’t fixed in order to not delay our close. We were promised multiple times that the remaining items would be fixed immediately. But we’re over a month post close and most of these items remain open. Multiple times we’re been told they were coming by to fix then nobody shows up.

HVAC is always having problems. I’ve lived here for a month and it’s been fixed twice.

If you have anything that you would like to incorporate into your new home that is not outlined in this builder's blueprint, then you will not get it. This builder is extremely restrictive and most likely will not allow you to make even simple changes. Therefore, you will live in their house and not yours.

The builder was ok it’s the closing that was the problem. The underwriters for Pulte needs some fixing I thought we was trying to buy a home if I did know any better I thought the underwriting department was not trying to sell this home.

The house looks good and it is beautiful. I just wish they would take the time to finish things right. Some walls are smooth, others aren’t. Minor details are missing here and there and it takes a while for them to get fixed. Were it not for those things, it would be five stars all around. The employees must be overwhelmed. So, either Pulte should slow down and focus on quality, or higher more people.

Overall, I am happy with the quality of the house. However, the customer service of the builder is very very low. They will promise you the world to get you to buy the house and to have you to write a good review, but will drop contact and won't address anything they should have fixed once it is done.

It feels like the house was rushed to be built and the quality of the work is not on par with the price paid for the house

Love my house and although a good journey, there bumps, unsettling surprises, delays, headaches and things that could have gone and could have been done better.

I must start off by staying my home had over a year worth of delays which significantly changed how much this home will cost me over the life of the loan due to interest rate changes during that time. The required deposit was $60k which made it very hard to back out of the deal. The contracted painters were the worst. My 7 and 10 year old nephews could have done a better job. The painters caused a lot of my repairs needed. I had the wrong colors on the walls, work was so sloppy it required 5 revisions of painting the main walls over. Black stain on my white oak hardwood which cause new floors to be ordered. I still have banisters that need black stain and poly. I have owned my house now a month. I still have paint spray over on my navy cabinets that are needing to be cleaned. I had cabinets replaced due to paint on them. Oh the worst is when the white brick on the front of my home had brown paint splashed on the front as if someone chucked brown paint out the top windows. Took 4 weeks after closing to get bricks replaced. Construction managers Van and later CJ are great communicators and tried their best to do the right thing and keep my meltdowns to a minimum. CJ went above and beyond trying to ensure Pulte reputation stayed in tact. I do not have fiber unground yet, no ability to get any internet so I cannot move in yet due to me working from home. So I am paying for a place I cannot live in yet. My 4floor AC stop working before closing and no one told me. Ben the Warrenty manager talked me off the ledge and really came to the rescue on that. I think a series of an awful lot of small issues that took weeks of followup, crying, meltdowns and time out of my life has me second guessing whatever I might find in the future. The house was delayed for months. It took 1 year a two months to complete. It sat in framing with mechanicals in for 9 months. Pulte is simply a company relying on its founders good name and reputation. The regional construction executives have no idea that the day to day operations and execution is being completed by unskilled day laborers with one English speaking leader whose idea of excellence in construction is based on their home country’s standards which is mostly sub par. I will not build with Pulte again. The aggravation of waiting so long and finally having a product delivered that you can not sign off on for closing has spoiled the building experience for me. Both David’s were very helpful and rock stars. Rachel was not truthful and shared a lot of bad information making this process very difficult. The quality of the house if not worth the price. The yards could be more presentable at the time of sale. The floors are already squeaking and we have only been in the house a few months. There are a lot of craftsmanship items that Pulte still needs to fix.

Amazing experience with everyone I interacted with, from the front office to project managers, loan officers, etc. However, at this price point, (over 600k), I had certain expectations for a home. Some of the standard/builder grade options were the same/less than my first new build (approximately 20 years ago). For example, I had a better shower/tub in my apartment than the stand tub/shower combo in my over half a million dollar home. In addition, some things just felt rushed. For example, there were a number of areas where paint hadn't been removed from the hard wood, paint dried but looked as though it was still dripping because of the way it dried...just small cosmetic things I didn't notice until after I moved in. ...
