The home itself has been decent, other than the exposed nail heads in my shingles and missing flashing. The lot is absolutely terrible. The lot floods with each rain and is a sponge for days afterwards. When landscaping we found sliding, nails, screws, and a huge amount of rocks under the sod. I expressed my lot concerns with Pulte multiple times and it was dismissed as a non issue. I will continue to collect documentation for future disputes under the “Right to Repair Act” if action isn’t taken from Pulte regarding the lot.

I purchased this home in good faith and that their would be a clear line of communication throughout the whole process when it came to any issues. At first things look promising and was assured if any issues occurred they would be resolved in a timely manner. The overall home is good, but the quality of the material used and workmanship lacks. Example if you spray the home walls or doors, but touch up common area spots with a brush or roller its noticeable. Another issue is touching up spots with multiple coats of paint leads to it just pealing off especially in areas where there is friction like doors and door frames. Quality of material like the trim lacks in common areas. Example using trim pieces with noticeable chips and dents and not fixing/filling in or using quality pieces makes common areas look bad. I closed on 09/23/24 and moved in 10/26/24. Giving the builder and their team time to address the issues. I have had floors, doors and trim fixed due to water leaking into the home, but the work has not been finished. Its been 2 weeks since and no communication/follow up has been received even after contacting the builder. I understand things will occur over time, but leaving unfinished work is not good business or practice especially when there was no follow up. It has been one week since moving in this home and I find more workmanship and materials issues than anything else. I was expecting that Pulte would give us a good quality build but it’s not up to my expectations. There are so many imperfections we could notice once we moved in . After rain there are so many leaks in our house and backyard was not graded properly , highly disappointed with Pulte and its quality . Should have gone with some other builder .

Do not trust on them and get all issues fixed before closing.

Issue with landscaping, issue with the paint job, not properly inspected by the property construction manager. not even a month after closing so many issues. not sure how many issues are going to arise in the next year.

We had multiple issues with the final details of our home. The final paint was subpar, sloppy finishing with gaps on baseboards and stairs. We also had a roof leak in our bathroom the first week we moved in. With the price we paid, the finishing details should have been better. We delayed closing twice to have major issues addressed like bowing walls and mal-stained landings.

My name is Kushal. Response for issues is terrible. My cabinets are coming off by itself. Sent email and called them no response. Cabinets are not included in warranty. People who worked on my cabinets did a very bad job, there are lot off issues with my cabinets.

My home construction manager quit in the home stretch. The manager that picked up our home did a great job; however, things agreed to with previous manager that was IMPORTANT to us became null and void.

This was my second new build home. My first was with a different builder and the experience with my previous builder went so smoothly I regretfully assumed the process would be relatively good with any new build. I was wrong. I am so disappointed in my Pulte home. I feel like I was scammed into accepting poor craftsmanship. I bought this home less than two months ago and already want to put it back on the market to get rid of it. All they do is cut corners with their houses then promise an exhaustive warranty. I rather not deal with issues and cheap materials in the first place.

I love my house and it is a beautiful floor plan, but I have some issues with the workmanship and materials since the house is very expensive.

Love the home layout and design. Construction took forever while the builder was inconsistent and unresponsive at times. Even after moving in...he was given a list of issues needing resolve and he never followed through. The sales office was excellent. Quality of build and issues seen since moving in have been very disappointing.

One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Dont agree to it, it takes long time to get the pending issues complete. I have closed house six weeks back, the issues are still pending. The build quality is bad and hasty. Please have a home inspector to review everything. Specially watch for the paint and plumbing. Their internal inspection is not very good and everything is outsourced to the vendors. Please be very careful in choosing the lot. They may say your lot size is .5 acre but they may leave a lot of wooded area. You have to ask in how much area they will put the grass and what they will leave wooded. They will even leave the construction material in the woods, ask them to clean it. While I am happy the construction managers got me in my house prior to my rate lock expiration, extremely disappointed with the quality of work by the 3rd party vendors Pulte Construction uses. Given brand and price point of home, Pulte either needs to hire more construction workers under warranty the Pulte Construction brand (permanent employees) or leverage better contractors. Attention to detail was below my expectations. The only instance where I would recommend Pulte is if you are in the early stages of a up and coming area.

Overall a good experience with the actual building and the various Pulte staff including sales, construction manager (excellent!), and the designer. The building structure is solid; however, there were many cosmetic issues mainly due to the drywall and paint finish. Even after 3 reviews, it only marginally improved. Also, I've been waiting over a month on a couple smaller warranty issues.

Good Side - Dealing with the Production Manager was excellent. He was one of the best crew members I dealt with. He was very co-operative in every stage of the work. Bade Side - My 3 star rating is mainly due to to incomplete work that Pulte has done in my house. At closing the master bed shower glass was not installed and Pulte committed me with a date of 07/08. However further to that there is no follow-up being done nor any updates are shared with me. I had multiple calls with the Prod Manager but he does not seem to have any update from Atlanta Glass Door company. But at the same time I also see the glass door getting fitted in other houses which were closed along with me as well as few which are not yet closed or closed after mine. It is more than a month now after closing and my shower glass door is not yet installed. I had few complaints and issues for certain things not working properly in the house for which I had to reach out the service warranty department. I raised service requests with them for couple of issue but had no luck to get the problem fixed. It is been more that 2 weeks, I haven't got any update on that. ... More

The Pulte agent Rachael is always been helpful and very prompt on responding. The price is what you expected for the housing market around the area. Quality and workmanship is not what I expected for the value I paid for the house. There are still items on quality issues that still unaddress after moving here more than a month.

The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. I have been following with both whirlpool and pulte and its been tiring. It's been a month now and it's still not fixed. So there are other cosmetic issues, which are negligent, we could deal with them slowly. But this kitchen range issue is a big NO NO. So yeah I'm not sure how others in the community feel about the build, but after this I feel like a let down for the price we paid. ... More

This process started out well, weekly calls with the builder as the house was being prepared. They were very open and up front about issues they were facing, and the sales and financing process went very smoothly. (We used Pulte Mortgage) The issues started around close and in hind-site, we should have spent a few extra weeks in the hotel and let them actually complete the home. At the time of close, there were several outstanding items, from a loaner dishwasher to swaths of the house unpainted. The hood in the kitchen did not have a shroud(ie. its just exposted insulation and pipe), the attic door does not shut properly, and the grate on the back patio leans towards the house so water collects on the home. Still, we were happy to call it home as it's in a great neighborhood and we picked all the interior items ourselves. With the promise of having these addressed, we closed. Fast forward 3 months, and the vast majority of the items have not been corrected. In addition, we have seen massive erosion in our back yard creating a 2-3' canyon leading from the neighbor's yard(unbuilt) which floods into ours. We still have a silt fence up, which prohibits the new fence we want, but even that is now essentially broken with more than a foot of silt piled up on the opposite side and holes where the mudd flows into my yard. We also had a plumming defect where the sewage exhaust was glued shut and no cap was placed on it, leaving all the toilets on the first floor to back up anytime any water was used on the first floor. This issue was promptly fixed, so we are appreciative of that. The top it all off, something was shot from the unfinished house next door which penetrated the exterior wall and 2 interior walls mid-day. Again, to Pulte's credit, Jason did say he would fix this, so I gave them the benefit of the doubt. The real problem is the lack of contact and committment from the crew here. I have reached out dozens, if not more times and asked for status updates. I get nothing. When I do get something, its often without value. One time I got the comment "we didnt know you needed a dishwasher", so I sent a picture of a whirlpool which does not come with the kitchenaid appliances. At the end of the day, I still didnt want to write a negative review as Jason did attempt to create a schedule, and they did attempt repair on the patio as well as a few other items. I also know they are dealing with labor issues but with the items breaking and/or incomplete, and the complete lack of communication over the past month, I have become frustrated to the point where I am fearing legal action may be required. My word of advice to people buying from Pulte in this sub-division is to not close under any circumstances until your home is 100% complete, and when you do close, do not expect much in terms of communication or response if something does go wrong. ... I believe that Pulte has beautiful homes, I just bought one! The build process was very involved and I appreciated that. The finishing jobs were rushed and I am finding multiple issues that the natural eye cant see during a walk through.

Our sales person was poorly trained. For instance, we asked the upgrade cost of a sprinkler system and he said it was not an option. It was, but we didn't find out until after we closed. We chose a floorplan with an extended kitchen. He said it was included in the base price, but when we got to the design appointment, it was a $5800 upgrade. I advise knocking on doors of finished homes and asking questions. The most important issue we had was closing on an unfinished home. We were moving from another state and made all of our plans based on the closing date Pulte provided. We sold our home, packed up and had our belongings with movers when we left our old place. Our Pulte home was not finished and we had no options at that point. We signed a document saying we were accepting the home as finished because we had no choice. We are in the house 6 weeks now and they are working on things, but I would not have moved in with it at this condition, if I had had a choice!! ... More

Poor workmanship and lack of responsiveness.

The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

Sales team is great, Model home will always close the deal. Great floor plan's. Builders crew from framing to paint need much improving. Pulte is a production/quantity builder. Homes must go up quick and be sold quick. So, the crews used to do this is veery important. This is where the attention to detail comes into play. This is lacking big time. NoN matter the cost of the home, if its a new build things should be done with a eye for detail. Pulte expects the future owners to hold up their side with financing the home. The buyer expects the home to be near as perfect as possible. Pulte tends to rely on you have a warranty and then you have to deal with that. This is the situation my family is in. I could list everything that is an issue but it's a long list. We are close to three month inn the home and waiting one issues to bed addressed. We are hopeful that they will bee addressed and we will bee more happier with out purchase. This is my 3rd new build and buy far the roughest to date. ... More

It’s been 1 month since closing but still having issues. Raised multiple Service request but response is very slow.Have to follow up multiple times with the warranty guy Russell to send someone to care of the request. Even many other house owners are having warrranty issues. Some request is pending for 2 months. It’s new construction, so ideally we should not be having many issues in first place. Paid more than asking price, but now I feel it’s not worth.

Overall the house was ok, but there were a ton of little issues that took over a month to get resolved after our close (even when it was agreed upon at close. The customer care system is useless- open tickets with no follow up for over a month. Thankfully Dave our builder helped us out recently on some issues, but outside of that the whole post-close support is completely useless.
