Difficulty Communicating Regarding Completion / Closing

While the individuals (with a couple of notable exceptions) that we dealt with during the home build process were excellent, we experienced multiple delays in closing (four different close dates were scheduled). Even upon closing there were still several issues that needed to be taken care of and we still have a couple outstanding now. While overall the experience kind of what I expected, we were disappointed in the length of time taken to complete the home (over eight months) and the fact that when it closed there were still issues to iron out.

Before closing, there was a laundry list of issues that were promised to be fixed after closing. Some were small, others pretty big. The more minor issues I fixed myself or the supervisor had resolved. Without being petty, I will say the overall workmanship was poor. The biggest issue I reported was visible seems on the ceiling. I tried to work with the Pulte team on getting the ceiling issue resolved; however, after two months and five Pulte people later, I was told, “there isn’t anything further we can do.” I’ve been given a myriad of excuses why the seams are visible; here are some of ...

The price is fair, well organized step by step experience, the many options you have to choose is very nice but will suggest they add a 3D with all the structural options and the interior design options before committing to the final decisions... it is hard to visualize all and picture the final product.

I have had seven homes built since 1976. During the past 9 months, I had constant communication with the realtor and the contractor Jake. I was called every week to get an update on the progress of the house. I was given clear communication regarding the closing, the closing costs and the two walked throughs that occurred prior to the closing to evaluate work needing to be done. Sales should be more informative as to what is available per home. Landscaping is terrible. Got dead sod and the only response was “don’t worry it will come back”. Going on two months and sod is still dead. Very disappointed in landscape.

Incredible Sales Personnel who really care about you, the home buyer. And we really appreciated the weekly meetings with our Field Manager (the specific Builder who is assigned to your house). Communication between the home buyer and the builder is excellent. We were impressed that our builder (i.e., Field Manager) for our home had superiors above him who oversaw the building process. ALL Pulte staff were so courteous and helpful. When Pulte says 'the tentative completion date of your house is ____', you can count on it!!

I can’t even begin to explain the issues that I’ve had with my home. Pulte apparently uses day laborers that are unskilled to do work in the houses because the workmanship is horrible and there’s no accountability and apparently no one following up with anybody on the quality of work that is being produced. Very disappointing

The experience was "ok" overall. I wouldn't say it was terrible but I definitely wouldn't say it was great. The builder rep on the ground for the Pulte was fantastic but the remaining team members leave much to be desired. Trust and responsiveness were sadly lacking. As a customer I do NOT want to be ignored and the team would often not return emails and my guess was they would just wait me out. Well, we held them accountable to provide answers and solutions to issues. Pulte makes a great sales pitch but they fall short on execution. I'm happy with my home but it will not be my forever home ...

This was the worst experience I have gone through in my life. The quality of build has been bad from the beginning. We have gone through 5 different field managers, each one messing everything up along the way. We closed in March 2021 and still have a list of items that are needed to be complete 2 months later with NO communication as to when they would be done. I was initially so excited about building a home from the ground up, but not after what I went through with Pulte. I had 3 different builder POCs bc everyone kept quitting. Closing of the home was delayed for over 4months and still wasn’t complete when I did close. There was a laundry list of punch list items that still need to be fixed that haven’t been addressed yet. Punch list items noted on inspection and final walk thru still not resolved after 2 months of being in the home. Awful experience with Pulte. Really bad workmanship. 5 field managers through our build process because Pulte treats their employees so poorly that they all quit. It took 14 months from contract to close on a 4 story townhouse. Promises not kept. I will never buy a Pulte home again and will be deterring others from doing so.

Having been a builder's agent for most of my real estate career, I can appreciate the cohesive effort that the Pulte team provides; from the knowledgeable onsite sales team, to the helpful Pulte mortgage staff, through the smooth closing, everything was done with an eye to staying on track to complete the home in a timely manner. A lot of issues have been noted since we moved in on 27Jan2021. -Plumbing issues - several occasions. Flooded my whole powder room, living room. leaking thru kitchen flood light due to water going thru overflow in master bedroom -responsiveness to issues - very non-cholent and careless attitude -a couple defects i noticed and have reported that is still not addressed. overall, not impressed.

Jake was great to work. He was very responsive, answered all our questions and kept everything organized and on track. Our overall experience was great. There were several limiting options that resulted in a lot of extra work for us after we moved in, but that is what we signed up for. Unfortunately we didnt learn about many of these things until the design meeting which is after we already made commitments. The model home was quite deceiving as most of the options we wanted from the model home were simply not available which was very disappointing.
