We love the house. Everything seems almost perfect. From location as school, shopping, restaurant to sercurity. 1 month from the day I move-in, there are some minor things happen like hot water, squeaking door, foggy window, air thermostate.

Many times follow up of items leads to either request to wait till they find vendor or something they won’t know until you share pics. We are happy with the house. However, the closing was delayed, which impacted our moving schedule, due to items identified in the initial walkthrough not being addressed on time. Pulte wouldn’t agree to customize anything, even when we just asked to not install items. As an example, the bar soap in the shower is the cheapest one you could find (in a $390k house) and they wouldn’t agree to not put it up. The communication was a struggle at times between agent-realtor-builder. For example, our first walkthrough was delayed by 2 hours due to lack of communication between Pulte agent and realtor. Lastly, we ended up with a nice house and the builder did address all the pending items before closing. He has even come out to address a minor issue after closing. ... More

Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task. ... More

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. Walk through prior to close was not thorough at all and too many issue and things to fix after closing. Unnecessary!

Overall the experience was not as good as it should have been. It was very hard to get responses from the customer service representatives for the neighborhood and they were not ready for us to move in come the closing date. Throughout the build, we would get a weekly or bi-weekly update via phone to discuss progress but were never provided pictures when we weren't even in the same state for much time during the building process. The overall attention to detail was not great when it was time for us to move in. Even though we had asked for things to be fixed during our final inspection a week before closing, which also wasn't even close to being ready for inspection (they were still painting, fixing problems, and cleaning when we showed up), not everything was fixed properly. Instead of pushing out the closing date and needing to reschedule the moving company and all of the plans that were set in stone for months because we thought 6 months was enough time to do everything properly, we decided to get in the house and fix things ourselves. You would think contractors who build multiple homes at the same time non-stop would see there mistakes and do a almost perfect job every time but that is not even close to the truth. It is disappointing to find new problems or details after spending so much money on what is supposed to be a brand new home. Neighbors are great! I am sad to say I am still waiting to be able to use my shower in the master bath. My builder was sent to another area in the process of finishing the issues with my home. He tried but couldn't get contractors out to finish the jobs. You for sure need to keep an eye on the work that's done inside. Like painting inside and out, floors and the doors. The home buying process started off well and the house itself is nice, and there have been some quality people at Pulte whom we have encountered, but the problem we had near closing marred out overall experience. We were originally told the closing date would be around 5-6 months after we signed our contract, and we tried to communicate that closer to the six-month date is what we wanted. However, the house was built faster than planned. Normally this would be a good thing, but it wasn't for us because we couldn't move in that early because we were already on a rental lease at our old residence. A closing date was provided to us by the builder, and we tried to have it moved later by about 10 days. Not only did Pulte refuse, but actually then turned around and changed the closing date by pushing it about 10 days sooner. We tried to reason with Pulte, but during this time Pulte started delaying in its responses to us, which caused us a lot of stress during the time. It took about 2.5 weeks before we heard back with Pulte's final decision: no, they wouldn't change the closing date for us (unless we wanted to pay $400/day). The delayed response by Pulte meant that I couldn't lock in a mortgage rate at an optimal time, meaning I lost out on what would have been a better rate than I got. Because of Pulte's unprofessionalism and lack of responsiveness, it's going to cost us potentially thousands over the term of the mortgage. One would think that paying several hundreds of thousands of dollars for a home would include a highly professional level of service, but this was not true for us when working with Pulte. ... More

Several years back when I moved to Atlanta I had great experience with Pulte. They built my new townhouse and I was included each step of the way, had a great finished product and great follow up. For this purchase/build, I purposely sought them out as this was to be my 'retirement' home (as in I didn't want to move again until I truly retire in a few years). But with all that has happened since I financed with Pulte, took ownership of the house and lived here for a few weeks I do not plan to A) stay here for the long haul or B) invest in another Pulte home. Negatives are the initial sales process and that many of the items promised prior to closing were not fixed...subsequent follow up has been poor after the sale was completed. Excellent experience up until 8 weeks before closure. However, the closure and now 6 weeks post closure has been an exhausting experience, with the need for me to become a project manager of all the open issues in my home. I’ve had contractors in DAILY for repairs- electrical, plumbing, CAT wiring, drywall, painting, duradeck, cooling system, security systems, GApower.....and before an escalated email to a Pulte VP, it would’ve continued. No postal mail service for last 6 weeks and still unresolved. The communication from pulte, pulte mortgage and post closure to the ga customer care and field managers is nonexistent. This is the second time for me to buy a new home(previous one was from Bezer). Pulte hired non-professional workman and did a terrible job and the quality control is also not in place. Pulte homes are built using C-Grade Subcontractors at best, who are incentives-ed by quick turn over. Pulte Field managers advocate for the builders and reward poor quality work, and not work for the home owner. Much attention is paid to the model unit but not to the purchased homes. Several things that were “fixed”’prior to closing were done so poorly that they look horrible and are “just cosmetic” and will not be repaired per the warranty. It’s sad to see how very little pride was taken by the builders and the trades when building our home. No one seemed to care about paint drips, adhesive left on cabinets, shoe molding not matching up, caulking missing, mismatched paint, etc. I was pressured into leaving a “good review” for our builder because “that’s how I keep food on the table for my family” but there are many issues we have found that should have never been allowed to happen with an attentive builder. ... My new townhouse was closed in June. Location is very good, but construction quality is really worse. During the final walk through, I already found some quality issues: crooked door frames, bad stained stairs. Although I never stain stair wood before, however, I believe I definitely can stain wood stairs better than their painting contractors. Also there already have three places with ceiling cracks and two places with leakages near deck doors.
