Many times follow up of items leads to either request to wait till they find vendor or something they won’t know until you share pics. We are happy with the house. However, the closing was delayed, which impacted our moving schedule, due to items identified in the initial walkthrough not being addressed on time. Pulte wouldn’t agree to customize anything, even when we just asked to not install items. As an example, the bar soap in the shower is the cheapest one you could find (in a $390k house) and they wouldn’t agree to not put it up. The communication was a struggle at times between agent-realtor-builder. For example, our first walkthrough was delayed by 2 hours due to lack of communication between Pulte agent and realtor. Lastly, we ended up with a nice house and the builder did address all the pending items before closing. He has even come out to address a minor issue after closing. ... More

While the individuals (with a couple of notable exceptions) that we dealt with during the home build process were excellent, we experienced multiple delays in closing (four different close dates were scheduled). Even upon closing there were still several issues that needed to be taken care of and we still have a couple outstanding now. Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. We recently built a house with Pulte. I cannot say we got the value we paid for our home. All of the trim work was in really rough shape. We had to hire an external painter to come in and fix a lot of the trim, mudding, and painting. It is still not fixed correctly, because it was just too much to get done and would have cost a fortune (since we did not want to have all of the trim ripped out and redone.) I feel like this is not something I should have had to pay for considering my house almost cost half of a million dollars. The whole building process was very rushed and you can see that in our home. We have spots where grout is missing in the bathrooms, we were not able to get the fixtures we wanted due to back order, some of the hardwood is not glued properly, banisters not sealed correctly, brick has not been pressure washed, sloppy brick laying outside, the sidewalks have gouges in them and look rushed. There were many options that we could have had with this home, but was not offered to us. Example-sprinkler system, unaware Kitchen Aid appliances also had a confection oven capability. The closing process took us over three hours since we were not allowed to leave until the money from our lender cleared with Pulte. I feel like it was that way due to us using an outside lender and not Pulte. Overall the house was built quickly and we are glad to have a home, but it does show it was rushed. Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task. ... More

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. Walk through prior to close was not thorough at all and too many issue and things to fix after closing. Unnecessary!

Overall the experience was not as good as it should have been. It was very hard to get responses from the customer service representatives for the neighborhood and they were not ready for us to move in come the closing date. Throughout the build, we would get a weekly or bi-weekly update via phone to discuss progress but were never provided pictures when we weren't even in the same state for much time during the building process. The overall attention to detail was not great when it was time for us to move in. Even though we had asked for things to be fixed during our final inspection a week before closing, which also wasn't even close to being ready for inspection (they were still painting, fixing problems, and cleaning when we showed up), not everything was fixed properly. Instead of pushing out the closing date and needing to reschedule the moving company and all of the plans that were set in stone for months because we thought 6 months was enough time to do everything properly, we decided to get in the house and fix things ourselves. You would think contractors who build multiple homes at the same time non-stop would see there mistakes and do a almost perfect job every time but that is not even close to the truth. It is disappointing to find new problems or details after spending so much money on what is supposed to be a brand new home. Looks nice but the not really satisfy with the quality of product used. Lots of cosmetic things are unfinished. Tried to reach the builder but said to contact costumer service, did but no response.

Neighbors are great! I am sad to say I am still waiting to be able to use my shower in the master bath. My builder was sent to another area in the process of finishing the issues with my home. He tried but couldn't get contractors out to finish the jobs. You for sure need to keep an eye on the work that's done inside. Like painting inside and out, floors and the doors. Don't take anyone's word it will be taken care of. Don't sign off on anything until it's done! ... More

We received weekly updates until the month we proceeded to close. The closing date shifted twice due to incomplete projects. We acknowledged a ticket escalating missing appliance items in July (on the day we closed)…its now September—2 months with later no progress. Our neighbors warned us that once we close and complete the survey, customer service would deteriorate which it did—significantly. My wife and I are both military veterans (Air Force) and this is by far the worst experience considering we have purchased custom homes in 2 other states. ... More

The experience was "ok" overall. I wouldn't say it was terrible but I definitely wouldn't say it was great. The builder rep on the ground for the Pulte was fantastic but the remaining team members leave much to be desired. Trust and responsiveness were sadly lacking. As a customer I do NOT want to be ignored and the team would often not return emails and my guess was they would just wait me out. Well, we held them accountable to provide answers and solutions to issues. Pulte makes a great sales pitch but they fall short on execution. The home buying process started off well and the house itself is nice, and there have been some quality people at Pulte whom we have encountered, but the problem we had near closing marred out overall experience. We were originally told the closing date would be around 5-6 months after we signed our contract, and we tried to communicate that closer to the six-month date is what we wanted. However, the house was built faster than planned. Normally this would be a good thing, but it wasn't for us because we couldn't move in that early because we were already on a rental lease at our old residence. A closing date was provided to us by the builder, and we tried to have it moved later by about 10 days. Not only did Pulte refuse, but actually then turned around and changed the closing date by pushing it about 10 days sooner. We tried to reason with Pulte, but during this time Pulte started delaying in its responses to us, which caused us a lot of stress during the time. It took about 2.5 weeks before we heard back with Pulte's final decision: no, they wouldn't change the closing date for us (unless we wanted to pay $400/day). The delayed response by Pulte meant that I couldn't lock in a mortgage rate at an optimal time, meaning I lost out on what would have been a better rate than I got. Because of Pulte's unprofessionalism and lack of responsiveness, it's going to cost us potentially thousands over the term of the mortgage. One would think that paying several hundreds of thousands of dollars for a home would include a highly professional level of service, but this was not true for us when working with Pulte. ... More

Sales agent have very less idea on how to deal with customers especially when they first time buyers. builders are new with not a lot of experience but still somewhat did a good job. designs - house designs are awful, so much space is wasted on unnecessary things. The home designs needs to be explained well to customers and be given an idea on how it looks on the lot... like ranch houses will consume a lot of yard size vs other family homes. Cant just count the number of things. Sometimes the upgrades are really downgrading in Pulte. Interior design - Standard design options are joke, cannot customize the designs we choose is a backstep in the process. Inside the house, I see the paint is wearing out, nails are popping out of drywall. The electric work is a joke had a switch not working for more than few weeks. Several years back when I moved to Atlanta I had great experience with Pulte. They built my new townhouse and I was included each step of the way, had a great finished product and great follow up. For this purchase/build, I purposely sought them out as this was to be my 'retirement' home (as in I didn't want to move again until I truly retire in a few years). But with all that has happened since I financed with Pulte, took ownership of the house and lived here for a few weeks I do not plan to A) stay here for the long haul or B) invest in another Pulte home. Excellent experience up until 8 weeks before closure. However, the closure and now 6 weeks post closure has been an exhausting experience, with the need for me to become a project manager of all the open issues in my home. I’ve had contractors in DAILY for repairs- electrical, plumbing, CAT wiring, drywall, painting, duradeck, cooling system, security systems, GApower.....and before an escalated email to a Pulte VP, it would’ve continued. No postal mail service for last 6 weeks and still unresolved. The communication from pulte, pulte mortgage and post closure to the ga customer care and field managers is nonexistent.
