John S and Konrad B are great Superintendents! The garage is too small - needs to be wider and deeper. Pulte also dropped the ball big time - major mistake by building and selling a "Smart Home" wired with Cat 6 cable with no internet in the neighborhood, Still waiting on Comcast to come today (8-7-19) and we moved in 6-28-19.

We absolutely love our new home and living in Waterways, but as we actually live in the house, we are definitely noticing a lack of quality management in the build process. From walls not being painted very well, to cracks in moldings and trim work not being cleaned up properly and repainted. After one month, we have has three cabinets replaced and part of our island repainted. All of these issues are minor, but the construction manager acts like we are being picky when we highlight some of the things that he should have caught prior to closing. I was visiting the sales office for a long scheduled appointment. My presence was totally expected at that time. Pulte Management decided that this would also be a good time to terminate the sales rep I was working with. This individual was understandably very upset and told me that my complaints about his performance caused him to lose his job. Whether that was true or not, it wasn't, he should not have been terminated at a sales office with customers present. I still have PTSD about it, seriously. He has a wife and small child to support.

The process was smooth up until after sale. A few issues with quality appeared in the 30 days after move in that did not present during the final walkthrough (all relatively minor) but the builder was extremely unresponsive about them.

During this time of shortages of material and labor Pulte was able to get our home built- just later than expected. We had 4 projected closing dates. It seemed that the focus was on getting the building done more than on the home buyers at some points. When we closed there were some issues and the important one was addressed but some of the other items are still waiting attention. We do like the design and basic quality of our house and would buy from Pulte in the future

The Pulte home buying experience started out to be very positive. Unfortunately, the craftsmanship and attention to detail was mediocre at best. We felt the builder was more interested in closing several home before the end of the year than actually doing quality work. After moving in and speaking with other residents in the Norwood Chase neighborhood, we see that most of the 33 homes are experiencing similar concerns. Purchased a home in the Heartwood neighborhood marked our second home-buying experience, and we wanted to ensure everything was in proper condition prior to move-in. The day before our scheduled final walk-through, we met with the builder’s manager and conducted our own inspection. During that time, we used blue tape throughout the home to identify areas needing attention, including minor touch-ups and an issue where the crown molding above the cabinets had come apart. Impersonal Buying Experience

The Pulte rep, did not adhere to their word during the buying experience. We had three days to put it in a final offer, and to have that offer accepted, and see the home in person and then found out that we were getting under by another offer that the realtor was taking and we’re pressured into a new contingency contract to assure that we could get the home. The whole final closing day and buying closure experience was very impersonal with no faulty, representatives and no finality other than signing paperwork.

The overall home building / buying experience was not what we expected. Our construction manager Aaron was great he delivered a complete home ready to move in with all the systems working and everything done to standard. So I would like to give my opinion on the whole pulte process, initially given a day in October to close, they wanted it done by September so I agreed and went ahead with it, Steve did a good job finishing things up and house looked good at closure, a couple of issues existed which he was prompt with, even though he got sick he still responded, I do appreciate that, still one more issue we are waiting on but I am not sure if its due to health issues so I of course will be patient, now the mortgage side was not very well done, I think they wanted to close so they could quickly turn around and ...

We purchased a home in the Norwood Chase neighborhood. It was already designed and all finishes/options were selected before we agreed to purchase. Communication during the build process was below average. Often times being told that we would get a follow up that never happened. At the end of the day. The fit and finish of the home is below industry standards. Trimwork throughout the house has drips and orange peel in the paint, and many of the holes that are left in the trim work that should’ve been wood, putty, and sanded, we’re not. Materials are not quality boards are warped outside and inside. Walls are not square as we are now doing work inside the home where it shows. As for warranty work I havent seen it yet with at least 3 emails

Sales team, design team and lending team were good. No real issues there. Quality of product is a different story. From quality of materials to work ethic of sub contractors, we had issues from the moment framing started. So many issues with walls not being squared that it’s become laughable at this point. Ryan our construction manager made such a stink when we asked him to come back and look at the poor craftsmanship. When we moved in there were big items he did not address. Purchased a very expensive lot well over $225,000 and was told that my screen porch would have the perfect view of the lagoon. Nope, they were putting it on the other side facing other homes and not the lagoon. Quote “the buyer does not get to determine what side the porch is on”. It’s the usual. Sales department is helpful until you buy the home then no follow up. The quality sucks and the people building the home leave trash and empty beer cans at the house. Doesn’t matter who works at Pulte the people they hire to do the work have no experience and do a very poor job.

Every bit of the process was like pulling teeth and getting any information on the process was abysmal. Lack of materials aside, getting any updates on what was happening, when things got done, or any sense of urgency was unbecoming of a company so reputable. Our brand new Pulte home is one of the most cheaply built, poorly constructed homes I have ever owned. I would NEVER buy a Pulte home again. Cookie-cutter, unimaginative design, poor use of space. Home Depot light fixtures, hardware, cabinetry, carpeting and flooring. Paint is so thin I can see drywall underneath it. Numerous unfinished rough-cut wood that was simply painted over. This home is easily $250K over-priced. Horrible!
