The floor plans and value of the home is great, however, I feel like we weren’t updated throughout the home building process and kept in the loop regarding any delays/issues.

Many issues and no one taking the heat for them. Still have items that are not finished and I moved in two months ago. I understand the crazy times, but too many errors were made.

Post move in issues not resolved in a timely manner ( it’s been 7 weeks). Promises of services for specific day have been no shows on numerous occasions. It would be nice to have our home finished so we boyish complete our move in. Hint - don’t close until everything is complete!

Overall, our experience with Pulte was decent-to-good. The home and feature selection process was easy and informational. We did have delays in supplies (prolonged closing by 4+ months), which was frustrating, but the communication was frequent and transparent throughout the delays. We would have appreciated some sort of concession in price/compensation, but that was never offered. Our construction liaison also transitioned halfway through the project, which provided some anxiety, but our new liaison did a great job picking up where the old one left off. During our final walk-through, we were able to point out a lot of the inefficiencies with the house, which got fixed for the most part, but there are still some issues. Our kitchen cabinets are slightly slanted and some of the bathroom counter drawers don’t remain shut. Also, some of the wood around the counter space is damaged, which is frustrating for a brand new house. The home appears to be built well. There were several small issues to do with general clean up and plumbing. The appliance supplier is horrible and had we payed closer to the contract I would have had second thoughts. We have been here for almost 2 months now and all is fixed except for the microwave.

Sales rep ,after waiting for 9 months, when complained , started threatening to cancel the contract

Overall, we really like our house. We have been in our house for almost 6 weeks and the kitchen still is not complete.

We love the house, however, the quality of craftsmanship was not what we expected. They were prompt to address the many issues that were noted during the build process.

You have to fight or beg for everything that went wrong

Make sure that the house is completely done before you sign off, regardless of promises. We are still waiting for fixes to be completed.

Take a home inspector with you before closing

I built and bought the house in the winter so I have lots of details to be fixed that were not noticeable or fixable during that time. Since I already closed on the house, now I have to wait until they have time to come and fix them after they finish building other houses they have to close on first. It seems Pulte is in a hurry to sell and close on houses. I wish I didn't close until they got everything done.

We like the location and the space of homes on lots. We were disappointed with lack of flexibility to change material. For example, we wanted the room off the kitchen (that was suggested for an office) to be a butler’s pantry. Pulte would not do this. We asked to leave the room so that we could make it what we want. Their response was no. Therefore, we have paid more money to have cabinets made and we are going to dispose of the cabinet and countertops that was installed. What a sinful waste of money and resources. There was only one option for the roof and limited (very similar to every other house in the neighborhood) color palette choices. The experience was stressful. The quality is average. Walls seem thin and it sounds like a herd of cattle when my children play upstairs and I’m downstairs despite the fact I have pretty laid back kids compared to others. All the doors were dinged up you when we moved in and no wood filler and paint can correct them even though that’s what they’ve done over and over. Whatever you do, do not upgrade your color of paint for the entire house, save that two grand and hire a painter to come paint your entire house with a satin paint after. They will only use flat paint and our house is a constant scratched up mess. The magic eraser is my best friend. It’s going to be far from perfect, so to have that in your mind will help. Not for the detail oriented like myself. At the end of the day I love my house I just would’ve rather known what to expect on some of these things but you living you learn. I hope if I ever have a friend build I can help them navigate the process to know what to spend money on and what to do after the fact. It’s very hard when you’re spending your hard earned money on things and you’re let down. They have a warranty company and so far we’ve called them five times and have never gotten a response. We had to go above the gal that is in charge of it and we got an answer to a couple questions but since then we’ve gone back to calling her and we get no response. It’s absolutely unprofessional and I’m just so over everything that I don’t even have it in me to worry about it the home issues. I have a life to live work to do and three kids to take care of. Please provide more choices for upgrade selections.

The sales people were very pushy, and it you would see costs creep up unless you look at everything in detail. They try to push the other Pulte services on you. The house however is good quality, but some of the things seem old style.

Very disappointed in quality of workmanship. Also qualify of some materials questionable. Great example. We have been in the house less than 2 months and already replacing all the main level flooring. Cheap quality material and noticed many blemishes that were not addressed at installation. Even worse, as I was removing the flooring, there was little evidence that any dirt and debris was cleaned up before the flooring was installed.

While we love our home and our field manager- the outsourced help was the problem during the build and many times things were fixed fast and not right. We are still waiting on a punch list of about 10 items 2 months later, with no end in sight. If we ever build again, it won’t be with Pulte

The rep we dealt with was amazing prior to closing. After closing, during our 30 day period, where we had multiple issues, it was the opposite experience. The lack of support was unbelievable and we've never experienced anything like this with prior home builds. We have multiple issues still waiting o be resolved 45 days after closing. Just know after closing is not what you'd expect from Pulte. Three of us who just moved in all have experienced the same issues.

Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

Maybe we got unlucky with the contractors who build our house. The workmanship did not meet our expectations for the price of the home. The build team was hard to reach and not very responsive, there were several framing issues with the home that you wouldn’t expect from a home in this price range. Landscaping was not maintained before taking ownership and the sod in the front yard is mostly dead, drainage was not considered when landscaping so anytime it rains mulch is misplaced throughout the yard. My experience building my first new home has been deeply frustrating. A major leak above the furnace caused severe mold growth, clearly pre-existing before closing. Neither the construction manager nor the warranty team caught it. Despite the mold’s presence, the warranty personnel refused air quality or mold testing, dismissing concerns based solely on photos. I’ve had to pay for testing myself to protect my family’s health. Other issues, like cold drafts through outlets and wall dripping, are brushed off as ‘normal.’ The warranty team refuses to investigate insulation or ensure the home meets code. This builder’s claims of quality and energy efficiency feel entirely misleading. I cannot recommend them based on my experience. ... More

OK house in the end but not a great expirence

These town homes are thrown together pretty fast. The garage walls do not get full dry wall coverage. We noticed water damage when we were conducting a walk through which was minor at the time turned out to be a leak in one of the walls which was causing water to pool under the downstairs flooring causing damage to about all of our lower cabinets and trim we are well within our warranty so they are going to replace everything. Idk these are not forever homes so I guess I should have lower expectations. We will be moving once we get it together.
