Good people in the office, but horrible materials and even worse contractors

The sales manager was great. However, the materials and the contractors that Pulte hires were horrible. The contractors were sloppy at best. We have paint on our wood floors, scratch marks in the floors where they were dragging appliances in our kitchen, dents in the cabinets, loose door cabinets, holes in the walls where they installed the banister incorrectly and failed to patch it up, and so much more. The paint they use is a cheap flat paint that is impossible to keep clean and already looks worn. We are already talking about painting the entire house because of the horrible and cheap ...

I've been in my townhouse just about 3 months, I really like my townhome and during the first month the Pulte building team was awesome responding to requests and issues I contacted them about. Overall the homes and the community are beautiful. The exterior aesthetic is different than most builders currently. I fell in love with the open layout design of the Isleton model, particularly the rear kitchen. However, a lot of the luxury options are not included with Pulte as they are with other builders. The home buying experience was straight forward. We worked with Mary at the Laurel office. She was responsive and kind. Prior to closing and right after, during our walk through, we noticed so many issues. The quality of materials and the workmanship is so beyond poor. The sales team did their part and got me everything I wanted in the new home, but that’s where the positive experience ended. After closing expect little support, your loan to be sold, and for them to pull your credit again. My loan was transferred to M&T within two month and when Pulte no longer serviced my loan they pulled my credit again. There are too many separate points of contact in the process between Pulte sales and Pulte lending. Those two offices do not share communication well. Sales could have explained things much better along the way. Lending will not give you the best rate, they will give you a “competitive rate”. I have been in my home for approximately 3 months. There are greatly noticeable cracks and nail pops throughout the house that were visible prior to moving in. Drywall spackle on mirrors, countertops, walls, and doors I cleaned after closing on the house. The conduit outside the house for the fiber optic line was cut and covered over with concrete making it very difficult for the technician to run the line. POC responsible for validating my financial records kept adding requirements until I was told that I couldn't close on the scheduled closing date. Also, my loan was supposed to be for a convential 30-year fixed rate loan, but they showed the final loan to be a VA loan. Beware of Dishonest Sales team

The salesperson I worked with was dishonest on multiple occasions. While Pulte has a decent reputation, this individual lies and manipulates situations with no accountability. Then when concerns are escalated, you’re sent to a general sales manager who pretends to listen to your concerns, only to be dismissed, disrespected, and told “you can always find somewhere else to live.” As soon as I moved in and began talking to others in the community, they shared similar stories about how this same salesperson misled them on several occasions. I thought the home materials were good quality. Not even a month after moving in the bathroom sink basin got a big Crack. Pulte is unable to fix it because it didn't happen during closing. I doubt I'll buy a Pulte home again. Everyone should beware and pay close attention to the finishes if choosing Pulte.

There was a serious lack of creativity when it came to figuring out the siding delay. It was very frustrating! Not to mention that communication did not come from the top down. It’s important that customers know that companies care; not just the sales people.

The overall quality of the craftsmanship in the home is poor. While I understand the house needs to settle and some of that will result in cosmetic changes, these things shouldn’t be happening after less that two weeks after settlement. The molding is separating from the wall in almost every area of my home. I was disappointed by my experience with Pulte. The workmanship was poor as best. I spent 6 hours marking nearly 2000 workmanship and quality defects. Ten days later at my pre-closing walk-through - 30 minutes before closing - trades were in the house still working on the builder’s punch list and maybe 25% of the issues I pointed out. There were issues I pointed out during the walk-through that were ignored. Paint over that flaw, smudge some goop in that scratch, didn’t clean up paint splatter on the floors and tiles. I would not trust Pulte

Make sure you get your price in writing, and signed. I was given a price, paid my deposit, then got a call the next day saying they were increasing the price by $10k, take it or leave it. Since they never countersigned, they had a legal right to do this and they would not budge. Clearly, profits took priority over customer service and integrity.
