Pulte is refusing to address poor insulation in the home that is resulting in excessive heat in the loft and extreme noise from the road behind my home even though I was required to pay for upgraded windows and insulation. They also refused to address high radon levels in my home which is a known problem in the entire development.

I purchased an unit from Pulte Homes and was shocked at the lack of value. The unit came with no microwave, washer, or dryer—basic appliances you’d expect to be included. The paint job was sloppy, materials look and feel like the cheapest options available, and the overall construction quality is poor. The parking garage is another major disappointment. The space is so small that even a small car can barely fit, making it essentially unusable. If I could go back, I would have researched more and inspected every detail before signing. Pulte Homes does not do what they say they will. Sales Staff (Mark) is dishonest and not transparent about lot release dates, pricing or timelines. The Construction Staff (Robbie) deflects and places the blame on the sub-contractors. Which is silly considering Pulte Homes is ultimately responsible and pays the sub-contractors. They have not been responsive to the 12 month warranty items. Customer Care Team (Mariah) does not respond to service requests. If you have any other option choose them. You will not get what you pay for from Pulte Homes and their customer service is atrocious.

While we love the house and the neighborhood, the process of getting here was terrible and we will never go through Pulte again. You have to stay on top of them on every little thing and not trust them to do what they say. Get everything in writing, check every option you pick for your home, follow up on the price of everything because they will get so much wrong and will try to overcharge every chance they get. Pulte Mortgage could’ve been more transparent in getting best rate instead of waiting until the last minute leaving no room to lock the rate. Project Manager, Justin was awesome. He kept to his word and made sure we were comfortable with the quality. He continued to answer calls after closing.

Pros: - Appearance and layout of home - Sales staff and build manager are responsive, informative and easy to work with - Base selection options (appliances, cabinets, flooring etc) were generally all decent quality - Builder's mortgage was competitive and great to work with (always shop around other loan estimates) Cons: - Horrendous impact sound insulation. We were impressed with the design and spec of the house and decided to go with Pulte vs. other builders during the pandemic. Once we sat down, we recognized several red flags but went ahead because we needed a place. The first one was the premium for the lot. The house has many issues. We contacted the builder, but no response. We brought the couple of houses from other builders. They were somehow good to bearable. The Pulte is the worst and not following through the issues. I am very dissatisfied. I will never recommend Pulte to get the dream house.

The sales consultant and construction folks were very responsive and thorough but the quality and workmanship is so, so poor. After closing there were areas that were not painted that we did not catch, the stairwell started chipping, the railings were crooked, things that were promised at the walk through were not followed up on. This is the 3rd new home that we have purchased in the last 10 years or so. Initially, everything sounded great and it seemed as if Pulte truly stood behind what their employees said. Now we are noticing too many issues with the craftsmanship and no one giving a solution to the repairs needed from a water leak. There has been a hole in our main floor roof for almost 3 weeks now and we are told that someone needs to come assess the situation AGAIN next week. The mortgage that we have to use in order to receive the incentives, is terrible at best. These house get built so fast they lack details, all the house are the same, the walls are not sanded well, and paints is patchy.
