They rushed to close and we are finding serious wiring issues

Many tasks not completed on time. Many things not known when making selections.

Very difficult to get responses once the sale is closed. They don't call back!

The sales is great. The salesman is willing to help all the time and all the ways. If there are ten stars, I will give ten. The contract didn’t update correctly after the interior design. Some items’ name are different between contract and design brochure. It caused the wrong items are installed and can’t be changed. Lessons to learn here, please sure all the items on the contract are same as what you want. If you find differences from the brochure, just ask. Some construction issues weren’t solved until moved in. Complained many times about the remaining roof issue. But the bad quality roof still can be observed until today. Sounds like once the house is closed, you paid, this is it. Their job is done. They don’t care about you anymore. Follow up is slow. During our walk through almost 1/2 the windows came off the track. Waited four weeks to have a dedicated GFI for the refrigerator install. Still waiting on pantry door to be replaced and cabinet door to be replaced.

Responsiveness to issues is so poor. Quality of homes is poor and customer service is horrible.

This was a nightmare! I have purchased 8 other homes and have not been through what Pulte had done to us. That needs to be fixed asap!

The house is really good and no issues with the quality

House is great so far, minor issues as expected. This is not our first build the first difference is no grass was not installed in front yard as part of build or even offered. Back yard grading was never finished told to wait until spring so we will see. Fine finishing details not quit up to par I.E. both sliding doors caked in dirt, Paint left behind was all left open so no it’s unusable and I have to dispose of now. The driveway is ridiculously small for 3 car garage option for no reason plenty of room and maybe a 1/4 yard more of concrete. Unfortunately this builder isn’t much different than many of the others where you have to perform their inspections for them. Too many issues get missed and the end consumer gets stuck having to deal with them, all so that they can make their monthly quotas.

Look good before you buy

Pulte BPC/Mudroom is very functional and serves as a second office on the first floor. The doorways upstairs are narrow and the air return vents above the bedrooms do not allow for privacy. Expected better workmanship overall for the price.

There are several issues found a month after move in. a. The head/air doesnt blow to the two bedrooms farther away from the Furnace. Did Pulte test air flow out of the vents. I am confident anemometer was never used. Now running through Pulte hoops to get someone to look. Understand all my neighbours are having similar issues. b. The water pressure in shower and several taps is not adequate. Pulte sent a plumber, who cleaned up something here and there. They dont measure preassue or flow. c. The landing area hardwood is shoddy, looks like a novice did the Hardwood. d. Pulte Warranty is run by robots, cannot speak to a person. They have a basic questionnaire, and endless robotic options. They try to finish the work as fast as they can and close the house. After framing is completed, they give all of the remaining work to contracting companies. And they finsih their work with poor quality and the finishing look of the work do not look good and fine. The problem is they either donot have control over the contractors or they are lazy to properly coordinate with them. In the end, the construction team overshadows the issues and try to convince you that the item/product/structure itself look like this and there is no scope for improvement.

Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Shampoo niche in baths are not feasible (I asked) due to skill set of tile setters! For the cost of the home I would have thought that a niche and a soap dish would be standard. Nope! It’s these little touches that really mar the new home experience. The water leak, chipped granite and crooked cabinet pulls and covered smoke detectors didn’t help either. ... More

First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Though Ali and his team fixed the most of them right away with great responsiveness, I'm still disappointed on the overall quality and the lack of attention to details, especially for the price we paid. ... Communcation throughout the process poor. Issues with workmanship quality. HOA poorly run and slow.

I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

As the title suggests, the entire process has been what I would consider middle of the road. It started out great with the sales team. The did an excellent job explaining things and making suggestions. The design team was also very good. I started having problems with the Pulte finance team. They will offer you money towards closing, this is the only reason to use them. I did not find their rate competitive, they gave bad advice, and were not particularly responsive at times. Once construction started, the construction manager started out fine. They give timely updates, and things moved along relatively quickly. However, I feel they rushed me in to the place at the end of December to get it off their books. They had trouble getting the inspection done (they blamed the city, but I am not sure now about that), they forgot to insulate my attic and had to do it after I moved in, put in the wrong hardware that I did not order, installed the wrong boot bench and rushed things like the ceiling paint and cabinets. They did quickly correct most of the mistakes before I moved in, but after closing I had issues with the construction manager. He sent mixed signals about how I should go about getting problems fixed. He told me not to submit a bunch of service requests, but when I would ask him to fix things he acted like it wasn't his responsibility, and even downright initially refused to correct some things. As far as build quality goes, I would say it is just slightly above average. The siding seems to be of low quality and is pretty loud in wind and rain (talked to other residents and they have the same problem). There was a vent flap for the stove that would flap in the wind all day (this is the aforementioned problem they initially refused to fix). The flooring has developed some squeaks, not sure the padding is adequate. The ceiling paint has streaks all over it. They have promised things like the squeaks and paint will be addressed at the 11 month mark. The basement floor is cracking all over the place, but they tell me this is "normal". They do not paint the garage drywall, which I find strange. I would just make sure you do not let them rush you in the house, and make sure you thoroughly inspect the place and make sure everything is 100% fixed before you move in because they become difficult to work with after closing. ... overall, i had a good experience but not great.

Pulte was quick to build the house and was on the early side of the projections. Program manager Davor is very responsive and knowledgeable. However number of identified issues within the first week of move in was surprising. Thankful we were not one of the last houses to be built in the sub as trades being on site helped with overcoming the issues. Drywall used within the house also seems to be on the cheaper side. Doesn’t take much for holes / dents to appear. We have been impressed with the thoughtfulness behind the HVAC efficiency and consistent heat/cooling air flow as well as the internet connectivity proactively designed into the house (pre-wiring and access point locations). ... Although we are very happy with the house and floor plan, however, during the building process we feel the contractors did not pay attention to detail, and many jobs were completed in a sloppy manner. As a result, we needed to do a lot of clean-up upon moving in, which we didn't expect with a brand new home.

Pulte Sales persons won’t allow any customization like adding window or removing unwanted features. Frankly I had a very high expectation from pulte in quality and craftsmanship. But I am disappointed with craftsmanship as I saw various abnormalities in finishing process. Literally u need to check everything for your house. I don’t know if pulte has a quality team to verify after finishing. Why a customer need to go wall by wall, room by room to check abnormality. We are paying premium price. They don’t even cleaned the heating vents and not pressure washed my house after construction and doors has uneven gaps at the bottom. need to ask everything for them to do their job. ... More

Built a townhome with Pulte and the process was pretty average across what to expect for a home buying/building experience. It looks great at first but be prepared to notice issues shortly after. Only 2 months into living in a new space and already have a list formed for warranty items. I couldn't imagine living here for ore than 10 years without things starting to fall apart but it is great for a short term home idea.
