Built quickly, but suggest more emphasis be placed on built well

Overall experience was ok. I think there was a lack of communication. Many things like the lot plan, the home orientation should be reviewed with the buyers and did not until it was to late. At the end you were stuck with what was provided. There were many issues that were found out only because I had an inspection done two months after closing. One of the major issues was the gas leak from the gas lines to the furnace. Lack of care and lack of cleanliness were demonstrated throughout. At the end the overall experience was ok. During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Overall: If I get a time machine, I would choose another top builder.

Limited options, Painting work is poor, rough plumbing for basement bathroom not laid out correctly.

For the price I paid, the attention to detail of the finishes, paint, cabinetry and trim work was completely sub par. I would expect a much better job pertaining to the finished details of the house. Honestly, I’m disappointed to the point where I don’t “love” my house as much as I would like to.

Overall the materials used seem cheap. 1. Sinks do not have anything to close and open the drain, have to push it with hands 2. Bathtub tap doesnt have anything to control water flow, either its full flow or no flow 3. Shower head seem cheap build 4. Toilet seats are cheap built 5. Kitchen stove and dishwasher both are not functional, stove takes longest time to heat, dishwasher dry cycle doesn't work 6. Trim paint job was done poor quality 7. Kitchen island workmanship is poor quality, its not straight but off, I wish i could upload pictures 8. Pulte should allow 3rd party pre drywall inspection as part of their process to be confident on the build quality. Final Inspection quality should be improved. Warranty issue response time should be improved. Overall home finish is good.

i have a list if issues has not completed and I am still waiting to be completed , and I have reported a couple of bad quality materials

Pulte makes you pay for even the most basic things. Workmanship quality is not as good as you expect it to be.

Our project manager and sales rep were very friendly. However their construction motto seems to be build the house quick and cheap, then attempt to fix only what the homebuyer catches. Some workmanship errors have been corrected - still waiting on many others.

Please do not close on your New construction Property Purchase until you are totally satisfied with the outcome and get everything in writing. Because once you close and there is some concerns that you have or had that where not address you may not get those concerns met, and you may get the brushoff treatment.

The quality of the Lumber, paint grade and paint workmanship is poor. The hard wood floor started chipping within few weeks of moving into the home.

When you do your walk through make sure you pay attention to everything.

The base price is not nearly what you will end up paying. Pulte does not deter from what they know. This is a double edged sword as they are building homes quickly but without variation.

Workmanship is worst and buyer has to find all the issues.. at one point we are exhausted finding issues and working with them to fix it.

The home is beautiful but the craftsmanship in some areas seems quick and not up to par with what we paid for. We are hoping that pulte will make it right and fix the issues.

My experience was joy what I hope from such a well known company. The sells agent or builders consistently didn’t follow through on promises. There was a lack of communication on closing and receiving final paperwork after closing. I was constantly calling to remind staff of things they said they would do or provide to me.

The sales people were excellent. There are a bit nit picks in the house but mostly fine. The landscaping needs to be improved in the community.

The whole sales process was amazing, when it came to building that when we started having issues. We have issues in our home that still need to be fixed. we thought we had a 30 day evaluation check list but that was all lies. We are still missing a rack from our stove and Zack the construction manager said he ordered but that was a month ago and still haven't revived it. I and very dissatisfied with the construction part of the home, and something need to change quick.

Disaster, nightmare with construction manager, so many unfinished jobs, , no response from him, left us hanging in there , oven and microwave cut out was wrong, wrong dimensions, has to pay so much money for installers , oven base was not build properly, chimney hood not aligned , toilets leaking , hoa is nightmare, wrong information provided at the time of purchase that we can build fence because we have dogs but now they denying us, they taking too long to approve the patio or driveway extension , can not park two cars because driveway not wide enough , if there was no appliances provided like other builders at least provided us with correct cut outs, lots of jobs construction manager promised to finish if we give him perfect score on his survey and go for closing those were not finished after closing , no response, he got the money for scoring high , we had to because we ask him to do certain things but nothing got done. It’s all about getting survey and money they want to look good and get the money for each survey that’s all , we spend so much money it’s over half a million dollars and got not a satisfactory service. ... Poor response from build manager. Lot of finishing issues and unanswered in walkthrough. Quality is not as promised.

Home has multiple issues that still have not been corrected. Multiple people will call and be in touch but work still has not got done. Def not worth the price that was paid. Completely unsatisfied at this pointe and very disappointed.

We were sold a walkout basement option on our home at the Cottages. We cannot walkout on our lot as it slopes on a 45 degree angle. A flat patio is not workable without a retaining wall. This $20k option was sold to us with no one reviewing the plot plan or explaining the lot grade issue. Why would a builder sell a walkout basement that you cannot walk out on to? The grading was completed one day prior to close, and we were expressed our outrage to the construction manager- We are in a holding pattern with the VP Tim to see if we can get some resolution to the issue. Other that this critical expensive issue, we have 30 items that remain on our punch list, one month after close. everything from the wrong front door, missing shelves in the linen closet, gouges in the bathtub from workmen's tools, vanity lights not centered over the sinks, sawdust in the kitchen cabinets, extra hose bib not located where we identified, patio light at eye level, soft close cabinet that does not soft close, cracked cement in front, dead plants one month after close....I cannot go through them all but you get the idea. General sloppiness on the side of the sales person, Corey - just dropped the ball on the options ordered, and paid for- while we wait for delivery and corrections. Construction manager Ryan is doing clean up on some issues where he can, but also manages 60 other projects. We appreciate the effort of the VP Tim in helping us and hearing our issues- but on a $600k house you would not expect such ineptitude....I dont know how we could be more flexible in taking substitute appliances and closing on a home with so many issues. There is absolutely " no white glove policy" with our experience. Not even a grey glove. If prices this high can be charged- the product delivered sure isn't equivalent. Finished product has so much that requires follow up and contractor visits. The condition of house on move in from quality of paint and paint job to overall lack of "finish" in the interior work has been really disappointing. It is a part time job to work with Pulte and get the same contractors back in here to fix what they did not do right to begin with.
