Felt very pressured to sign towards the end of the building process, along with a threat from management to seizure our home. Overall, process started very smoothly but turned very contentious when the end of the year approached and our home was rushed to be completed before December 31.

The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant. As we walked thru the home that we eventually purchased there were some issues that Steve acknowledged and assured us would be corrected before our next visit. Rescheduled Date of Closing Costs

There was an issue with our date of closing and it had to be rescheduled because appliances were not installed before receiving a Certificate of Occupancy. Therefore, our hotel stay was extended, and the moving company charged us a storage fee and a re-delivery fee. This cost us an extra couple thousand dollars. We were not happy to say the least.

Very disappointed in Pulte’s response to water in my basement

I have owned my Pulte home less than 45 days and was, overall, quite pleased with it. Then we had a moderate rainfall and my basement was flooded. Mike, our Customer Care representative, came out to bring fans and a dehumidifier, which were greatly appreciated. Mike took the cover off our sump pump, and discovered that the well had several large pieces of rock, brick, and wood, which had apparently blocked the pump and caused it to malfunction. Second Pulte home, wouldn't do it again

We built a Pulte home in 2007 and then just completed another recently(March, 2023) and the quality of work, project management, communication and value have dropped significantly. Pulte has put more focus on profits than the customer experience which is why we would not recommend buying a Pulte home in today's environment.

Pulte builds houses very quickly and brings in multiple contractors. Project management is a huge aspect of these constructions. When pointing out issues with various issues repeated requests needed to be made. Appears that the Pulte project team needs added support to address the home owners needs.

I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

Painting vet poor job and kitchen cabinets need repair, closet door not hung correctly, missing shelf holders submitted tickets and no response. Also not seen street cleaner in a while and debris from high winds need cleaning and walkways need cleaning for resident need to use them

Overall experience was ok. I think there was a lack of communication. Many things like the lot plan, the home orientation should be reviewed with the buyers and did not until it was to late. At the end you were stuck with what was provided. There were many issues that were found out only because I had an inspection done two months after closing. One of the major issues was the gas leak from the gas lines to the furnace. Lack of care and lack of cleanliness were demonstrated throughout. At the end the overall experience was ok. During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. For the price I paid, the attention to detail of the finishes, paint, cabinetry and trim work was completely sub par. I would expect a much better job pertaining to the finished details of the house. Honestly, I’m disappointed to the point where I don’t “love” my house as much as I would like to.

Overall the materials used seem cheap. 1. Sinks do not have anything to close and open the drain, have to push it with hands 2. Pulte should allow 3rd party pre drywall inspection as part of their process to be confident on the build quality. Final Inspection quality should be improved. Warranty issue response time should be improved. Overall home finish is good.

Our project manager and sales rep were very friendly. However their construction motto seems to be build the house quick and cheap, then attempt to fix only what the homebuyer catches. Some workmanship errors have been corrected - still waiting on many others.

Do not close on the deal until you are totally satisfied with your new home, Do not trust anything said verbally, get everything in writing, and please don’t close on the property until you are totally satisfied of the outcome of what you are purchasing.

Please do not close on your New construction Property Purchase until you are totally satisfied with the outcome and get everything in writing. Because once you close and there is some concerns that you have or had that where not address you may not get those concerns met, and you may get the brushoff treatment.

The base price is not nearly what you will end up paying. Pulte does not deter from what they know. This is a double edged sword as they are building homes quickly but without variation.
