This is my first one so I’m not sure what to expect. But I noticed a lot of things that are not done as I expected.

Over all it was an okay experience. The workmanship seems rushed and we don’t feel like it was detail oriented due to it was a bigger company with many units that were being worked on all at once. With staffing changes within the company, as buyers we suffered insufficient communication which lead to some complications with our overall process.

For now the only thing that is bothering me is the front door. The black paint is coming off since day one and now it’s an eyesore. Apparently this can’t be fixed till spring … which is kinda absurd as we have to live with this eyesore till spring !

Building progress was slow with a lot of stops and starts due to supply issues, labor shortages, etc. This was not the builder's fault. Overall workmanship of the contractors was fair to decent - I felt the workmanship and materials could have been better.

This was my first experience building from ground up and during the start of the process I felt rushed or pushed into signing without going through all the features and options the house had. I now wish some of the features I should of picked. After living in the house for a month now, I am noticing some unfinished worked...unpainted walls, poor worksmanship cover ups, little things here and there. I do enjoy my house and don't know if I can every buy another house that has been pre-owned.

Everything went pretty well. Sometimes the response time for relatively low, especially once we moved into our home we are having some issues getting a hold of our building manager at times and we’re not notified of some outstanding items and what the timeline is until two weeks after we requested. Also the house is drying out rather quickly and there are some pretty noticeable issues with the drywall and some other quality issues that will be addressed soon

Responses and resolution to service requests takes longer

This detailed finishing work isn’t what I was expecting. We were left with many spaces, shadow lines, seams and some major flaws in our sheet rock mud. A little disappointing.

Pulte subcontracts its work. Some of the craftsmanship is of great quality, others I wouldn’t mind gutting and starting over. Remember Pulte mass produces these homes - some of the work is rushed and it is evident. Once work is complete, they will not remove and start over. They will simply put a bandaid on it. Recommend buyer stopping by the home frequently. Highly recommend making two design appointments. We felt rushed through that portion of the process. Staff is kind and provides timely responses. Ask questions especially at the design appointment.

Original sales experience was misleading on some items. Mike, our construction manager, is absolutely fantastic. He is extremely detail oriented and ensures work is done exceptionally. Communication is not at all fantastic. There should be someone responsible for communicating better with the community and homeowners. Mike is in the field all day and many questions are outside his scope of work (common areas, etc.).

Overall a good home buying experience. Construction manager responsive and kind. Sales consultant went above and beyond to answer our questions.

Overall good experience building Pulte home.

We love our home, I should start with that. We are so happy with the location, lot, and upgrades that we chose. The floorplan is perfect for our growing family. However, we had many issues along the way. Our PM was difficult to deal with and did not want to help us with problems that his contractors caused (hole cut in the ceiling, cafe light installed in the wrong spot). This led to a lack of trust and shaken confidence in Pulte and our PM. Thankfully, everything turned out alright after we had to fight for these issues to be resolved.

The closing procedure had its hiccups to no fault of mine. I am still waiting to be contacted by Pulte's outside vendors to correct a couple issues. Pulte has responded and fixed what they could do. All in all, I love my home.

While overall I think you get good value for your money, it feels like Pulte cuts corners and wastes a lot of time on rework when things could've been right the first time. We we constantly checking their work and there were many things that we had them fix along the way. Had we not checked for our selves, these defects would still be there. On the other hand, Pulte has been pretty responsive to issues since we've moved in and have been pretty quick in getting things resolved.

Appliamce s are look like the lowest price ones and cqbinet drawrrs are falling out because they used wrong size od screws used. Third time and seems like it will keep happening until all replaced by longer screw sized.

Overall they’re ok

The initial process was great, the mortgage experience was not and there have been a number of issues post move in we have had to fix. Contractors aren’t always the most responsive but could be due to availability

slab floor is uneven, walls/floor moulding/trims are bowed, paint droplets on bathroom sinks/fixtures and door fixtures, new bathroom mirror have scratches, interior caulkings are not smooth and who knows what else i will eventually find later on... quality of workmanship leave much to be desired. i feel like job sequences were not followed (ie, complete paint job first before installing fixtures) and interior door and main bathroom surround installers didn't report any defects/discrepancies to manager/quality personnel. But i appreciate the fact that they are trying to rectify these issues and they are very responsive and prompt to service requests. although 99% is as expected there are lingering issues not resolved since closing about 40 days ago. There is an gas odor coming from the sinks especially bathroom sinks that a plumber was supposed to come and fix but the construction site manager told us they should have contacted us we have not heard a word. The HOA was to approve putting gutters and storm doors so we could add these and again no word after sending in the information. Pulte Mortgage was a total insane disaster and luckily we were able to scramble at the end and pay with cash for closing. Pulte Mortgage put us through living hell for weeks and would have caused us to lose all our warranties because they could not close in the name and just told us to change the title after we purchased. The best term you could use for Pulte Mortgage is a group of complete morons and incompetent buffoons. I have had 4 major issues to communicate with Pulte customer service and they completely side stepped 3 of the 4 by telling me i had to deal with it myself (items affecting the entire community not just us). can only speak from the off the shelf lens. Some painting touch ups missed. Some cabinets, appliances not ready. Team forgot to punch out my water drain - so water in the house first week here. Team is slowly correcting. In my experience, things were missed. I really wanted turn key and easy for new build - we were close, but not all the way there.. This was also the slowest closing of my life (2 hours - because the names were wrong on most of the paperwork) and pulte has already sold the mortgage (totally normal but someone from pulte made a 10 minute conversation on how that wouldn't happen for 90 days; it happened in weeks). ... I have built five custom homes before our rowhome and I am extremely disappointed in the quality of the build and the lack of high quality products in our million dollar home.

Overall, the experience was fair to good, but there are areas that left us underwhelmed. The team at the sales office was professional, responsive, and friendly. Their genuineness was refreshing and made making the purchase easy. They felt like they were genuinely advocates for us in the process, which was a definite plus. However, the volume of homes being completed simultaneously in our development meant that many items went unnoticed or things occurred that needed to be communicated but were not, which was frustrating. Frequently emails were responded to quickly, but then the action steps needed for resolution required a follow-up email or call on our part to set things in motion. Overall, Pulte uses an effective home-building process, and the people working for them seem genuine and honest. However, because their business is based on the volume of homes they build, you may get a different quality control or attention to detail than you might expect when purchasing a home at this price range. ...
