Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. ...

Quality seems a little above average, I am not unsatisfied but not fully satisfied. I understand that with new fast construction there's going to be issues. First, had concern when one of our paid upgrades wasn't implemented and we ended up having it removed as to not delay our closing. Beer bottles under our tub in the dirt, then my husband recently went in the attic and there was another beer can. It's going on two months since closing and still haven't received any follow-up call or email from Pulte asking if there are any issues. Our back fence is against the street and substantially ...

No one responds to my work order emails!

I have put in several work order emails. Tino has come out and was helpful but I’m still waiting for several other emails to be answered. For example work order about drywall tape, a hole in my slider where you can see thru the top of the door.

I’m am not happy with this builder this is my first new build house and I had higher expectations than this. I first want to start first with the HOA dollar amount they gave me was a lie. It was double that when I got my first bill a month later after closing I feel lied to and I reached out to the HOA company and they confirmed that Pulte knew about the price raise about 5 months before I even stepped foot into their office. Middle-of-the-road builder suddenly finding themselves building $1m+ homes. Nice people, but really out of their league. It's unclear whether the company even really wants to be selling houses this expensive. It's clearly a struggle for them internally.

Understanding that life as we know it took a major turn the day we received our keys to our new home (March 17, 2020). I wish the frustrations with of that timeframe were all that we experienced, unfortunately, they are not. Our walk-thru (key day) was less than stellar. They were still putting up our block wall, pouring the bedroom stoop, planting trees and shrubs, pouring the rocks and putting in the gate. It's difficult to thoughtfully rate our home buying experience in such a brief summarization. By far there are more positives than negatives. Building a home is a huge undertaking, and no matter how hard you plan, there will be things that go wrong. Unfortunately those are the things that stand out when asked in a rating like this. My advice, it's really important to be very detailed oriented and go over each step with a fine-tooth comb, and then go over it again. There has been no communications with the manager. We call, leave messages, email and nothing! We still have issues that have not been taken care of and at this point , I doubt they will.

Corporate actually cared about the buyers. DO NOT USE PULTE MORTGAGE. This group is the absolute worst. Build could be much better. Sub contractors are either careless, or are not given proper time to do the job correctly, which goes back to back corporate leadership.

Pulte Homes and their sales office were fantastic, along with their walk thru team. However, Pulte Mortgage was the worst company I have ever dealt with and would never do a loan through them again. As a Realtor and someone who has purchased many homes, I have never had a worst experience.

Fair Price But Not Need To Improve on Work Quality

Lot price was very reasonable compares to other builders. Our sales person was wonderful and communicated with us through out the 7 month building process. We moved in mid June, found 12 problems in the house after living there for over a month. Warranty group is great and responsive, but these issues should be avoid if the work were done it right at first place. My advice to new buyers is that they need to hire their own inspector before closing.

The maintenance people seem to be very responsive and have indicated that the warranties will be honored. I am disappointed in the quality of the cabinetry and carpet, as well as the interior paint, for the price we paid. The electrical outlet configuration is odd. Our salesperson wasn't as well informed as could have been, so there have been some surprises. But, we love the efficiency of the home.

The home-buying process was average overall. While the transaction went through, there were several cleanup issues that required more attention. There are nails sticking out under the bar that need to removed immediately. The gate was falling down after a few days of moving in. We still need the directions on how to set up the thermostat to our phones. Additionally, the lack of a thank-you gift or gesture from the Pulte realtor felt impersonal and left a lukewarm impression. This could have been handled with more care and attention to detail. Be sure to put everything in black and white when you're negotiating the deal with Pulte. We were promised with small a upgrade by the sales rep but it never happened by closing, no explaination, no responds. Also I recommend hiring a third party home inspector to do a pre walk through inspection, it will save you a lot of time spotting items to repair.

The quality of materials and workmanship is disappointing given the pricing of these homes. You would think for the money, you would receive "upgraded" items compared to the other builders. Upgrades are ridiculously expensive and when you do upgrade, the workmanship is sloppy (trimming not aligned, sloppy caulking, paint on everything; the carpets, faucets, countertops, windows, just to name a few). Please take your time when doing a final walkthrough and do not rush. If more time is needed please submit in writing for the time. I missed more things that needed fixed than I realized. I suggest Pulte Homes use a better product in their showers. When sitting on the Master bathroom bench be careful because once the product is wet, you will start sliding. I will be installing a hand rail and sitting on a towel to prevent any mishaps.
