Most expensive tract house we’ve purchased. We’ve dealt with four other tract builders. By far our experience with Pulte has been the most disappointing of them all!

We've been trying for years to have a new house built. We decided to go with Pulte because they had the floor plan we liked. During the build process, communication was pretty weak. They were 5 months late completing the house. During this time, getting updates was difficult. When it came time to close, the closing agent didn't have the most up to date paperwork (good thing I was paying attention). When we took delivery of the house, we began to notice just how poor the finishes actually were. Most of the doors have either finish or open/close defects while the majority of the trim (door jams, baseboards, etc) is of poor quality. The grout is the wrong color or suffers from efflorescence, not sure which. There are hollow tiles (poor contact to the floor), entry way threshlds that pop off, wrong toilets, thin spots in the front landscaping cover, mismatched stucco patchwork, the quartz counters chip and stain easily and the list goes on. Next time we'll pay a little more attention to the quality of the model and inspect some of the quick move-in units before we commit to build. Pulte will be at the bottom of our list, if on it at all. Anyone who buys a Putle house should be prepared to lower their expectations or be disappointed. ... More

They tell you things have been ordered, but they haven’t. They insist that work was done because they believe the contractors over the homeowners—the ones who see the problems every day and know nothing has been done.

Follow up to correct deficiencies was bad. I felt like I was chasing the project manager to get things done..its ok ..I just did it myself..shutters that we paid for didn't get installed and took forever to get a schedule..not happy at all..

Like many other large companies Pulte sells stability and process driven builds. Our experience however was not the best after the sales processes. 1) We had 3 field manager changes and we did not get acclimated to the process until about 5 steps in. 2) While the field manager did his best to rectify issues, the workmanship of the house was still just a little off (examples below) a) our cabinet drawers are still very stiff and do not slide back and forth well with daily use. Of course during our walkthrough they made sure the drawers slid as well as they could. But as soon as we put 3 pots in they all started acting up. The cabinets themselves also have large gaps between the frame and the doors themselves but they fit into the "pulte" standard. b) Our hotwater heater stopped working correctly 5 days in and we needed to get someone out to fix it c) The door to our garage broke one month in.. and we have had to exit the house and go around to the garage to leave the house everyday. d) Every single window and sliding door is super hard to close. I have to slam or maneuver many of them just to get them to fit and lock. It is not all bad though as their customer service team is very quick to try and resolve issues but sometimes due to the quality of vendors you get what you get. We were so excited to buy a home through pulte. The price was high but the location and space was well worth it. Everything was great until they began to change things about 2 months before our initial closing date. We got a new build manager, communication stopped and build quality went down. They moved our closing multiple times and when they gave us a final date they changed it again a week before we got our keys... we had to scramble to switch time off and let our rental company know that we would need more time after already giving our 30 day notice. On the new move in day, our house wasn’t done. We had no gate or side wall, no landscape was done, the backyard was full of broken bottles nails and other junk and all of our doors were left open. The last part was really not ok we had all of our new appliances installed and then all the doors just left open with no one on the property. When we started to move our things in people started to roam our property with out introducing themselves. We had a carpet cleaner just waltz in before realizing the house was occupied, not his fault because no one told him people were moving in on their move in date. We needed the cleaners though because workers had walked all over our carpets after a rainstorm and our carpets were covered in mud. We had to have workers come finish the front yard, finish staining and even put our mantle up and ceiling fan still in. Now almost 2 months after close we are still missing concrete under our back sliding door so our door is literally free hanging with nothing underneath, we have cabinets that don’t close all the way, we’re missing metal work details on the outside of the home, paint is splattered all over the cabinets, there’s defects in the walls including a 3 foot long space where they had to move electrical components that wasn’t textured, our outlets constantly trip and don’t work, and my personal favorite there is debris under all the carpet upstairs so you can feel the bolts and wood scrapes when you walk around, this doesn’t even include how you can feel every piece of plywood under the “carpet padding” including places where it’s been filled because of wrongly placed holes or where the plywood has warped. They said we have to contact warranty now and we are in the process of doing so but it’s hard to understand why we have to contact warranty for things that we’re never actually done, like these are things missing or not done right. I feel like they rushed in the end and to be honest it doesn’t reflect or even compare to the craftsmanship seen in the model home. Every single person we talk to is amazing and kind and helpful but the upper management on these sites rushed workers. We paid just shy of 400k and our house is riddled with issues that we will probably be fighting to be fixed for months to come. The most severe of which are the missing concrete and stucco job that is uneven and in some places completely missing. They just came last week to finally clean all the spray foam off the windows and remove junk from the backyard so now I can finally let my dog out to play with out worrying about huge nails and broken glass. So that’s a plus I suppose It’s just a let down because we worked so hard for this home and we came almost everyday to dream and imagine about how our hard work is paying off. This was not the dream. It’s just a mess right now. So all in all great homes but you better micromanage and make sure to not give any notice if your moving from a rental until EVERY DETAIL IS FIXED. I am not sure if the closing was rushed, but if your home is not ready, I would suggest you do not move in and sign any paperwork! It has been almost two months and we still have people in and out of our home trying to finish everything that was not completed in time or done poorly. Never fully completed home after continued promises . Always had excuses because of it’s this contractors fault it’s that contractors fault. That shouldn’t be my problem as a home buyer. I bought a brand new house from Pulte Homes in October 2020. I closed on the house & began moving in. However, there are a SIGNIFICANT # of problems w/ the house. One of the closet door knobs is missing. I have a water leak. One of the toilets was not properly installed. The carpet had a large # of nails sticking up. There was a lot of construction debris in the backyard. The garage door is really loud while opening or closing. There are at least 1 dozen other issues. They subcontract everything and those contractors are awful. Examples: doors don't hang properly, hot water doesn't work, carpet laid on construction debris and missing flooring, sprinklers leak, heating doesn't reach bedrooms etc etc.

They were wonderful when they were trying to earn our business, but once we signed the paperwork they just didn't seem to care about our satisfaction. The issues started immediately after we signed the contract when we found out that our home was going to be a different orientation than we were told when we decided to purchase the property. While this may not bother most people, changing the placement of the garage meant that the mountain views we paid a premium for would be obscured by half the house, and the living and dining room windows would be facing the neighbor's house instead. This was very frustrating, and we couldn't get a straight answer from Pulte about why they made the change until after they broke ground on our home. Eventually they said that their records were wrong in the computer for some reason. Later on, we learned our house was in the flood zone, but when we purchased the property we were told it was NOT in the flood zone. This felt manipulative, and now we are stuck paying for flood insurance that we didn't budget for. As we neared completion of the home and had already received the final closing date from the title company and made plans to move out of our existing home, we were notified by Pulte that our home wouldn't be completed on time and that they were going to need to push our closing date back by ten days. At this point, we were supposed to close in a week and a half, and now they wanted us to close in almost three weeks instead. We then had to speak to the buyers of our exit property about allowing us to stay in the home a little longer, and thankfully they agreed although they asked us to make some additional repairs - again, something we had not budgeted for. Then, about a week before the second closing date, we were notified by Pulte AGAIN that the house wouldn't be completed on time, and that they needed to push the closing date back again by another week. So, once again we asked our buyers if we could stay in the house an additional week, and they agreed but we had to decrease the price. Had we not been trying to move in the middle of the pandemic, we would have just stayed in a hotel for that week, however we have a toddler, a dog, and a cat and we knew it would be an easier transition for our toddler if we stayed in our exit home longer. So, we took another hit on our finances by agreeing to decrease the price on our exit property so we could stay there until our new home was ready. The morning we closed on the new home, the roof still wasn't done, the carpet wasn't fully installed in one of the rooms, and the doors to one of the bedrooms still didn't have a handle. Considering our closing date was pushed back twice because they were behind on getting the stucco installed, I figured the interior would at least be completely finished, but it was not. Over the next few days, tradesmen were coming in and out of our house (again, in the middle of a pandemic) to finish the things they were supposed to finish before closing. Even now, two months after moving into our new home, the doors haven't been fixed, the stucco is still not completely done, and there are issues with the grading on the exterior of the home. My husband and I have started referring to it as our "lemon house." The exterior windows are also dirty with stucco and paint splattered on them from the construction since they haven't sent a cleaning crew out to take care of them yet, so every time we look outside to see our views we also see the mess from the construction - a mess we were told would be cleaned up prior to our move-in. Through it all, our project manager acted as if he were our savior by letting us move in to the house when we did - three and a half weeks after our initial closing date. Now, as I walk through the neighborhood and see the other homes nearing completion with their sparkling clean windows, finished stucco, and impeccable grading, I can't help but feel slighted by Pulte, a company that does not care about their customers once they've received their money. Considering our home cost almost half a million dollars, I certainly expected the quality to be much higher than it is, and I expected to be treated like a valued customer instead of like an afterthought and an annoyance. ... The house wasn’t finished at closing and we are going to be dealing with remaining issues for several months! The trade workers they use are terrible; it might be easier to fix things myself and would be done better. Not to mention you have to stay on top of it or they won’t do anything! Have been in house 2 mos., and few warranty issues have been addressed. Warranty Dept. appear to be fearful of meeting warranty requests from buyer. Possible pressure from bosses or Pulte Construction Co.? Responses by warranty Dept.: No response, Bare minimum or obviously poor and therefore unsuccessful solutions to serious issues. Bullying comments by warranty emails & workers to suggest that the owner is responsible to fix issues, which are clearly stated in Pulte Warranty Book. Monitoring & checking work completed is nonexistent. Poor or no communication, scheduling, and follow up. Responses to home owner in form letter rather than communication as to what solutions are offered by Pulte. Lack of or unqualified workers to correct errors in construction. Errors in construction appear to be caused by hurried, unqualified, unmotivated, or unsupervised workers. The home I purchased has either quality construction or sloppy or unqualified workmanship. Is anyone doing the supervising? There is one person in the Warranty Dept. that has been honest and accessible about the items that need to be fixed in the home. Marquis is the only person that has been to view the problems in the home. It has been so frustrating, time consuming, and unproductive that we may need to consider other options of solving the warranty issues.
