Great at first. Closing rushed and bad finishing and cleaning of home. In 6 weeks we have submitted over 30 work orders for warranty repairs.

We moved in in June. When we did our move in inspection there were lots of issues that needed to be addressed. On the day we moved in we were asked to wait 14 days to make sure all issues were addressed. Need less to say none of the issues were done and the guy in charge refuses to answer our calls. We have several places that needs paint touch up, repairs on the house and have yet been able to get ahold of anyone. We were told to do a warranty claim. Which takes time within it self. Very disappointed in the quality of work that they "take pride" in.

Overall experience was decent. Some of the procedures needed for the mortgage were cumbersome but that's probably the case everywhere. There were a couple communication breakdowns that had legitimate consequences but they did what they could to make things right.

When it comes to paint, tile work and concrete, quality and craftsmanship is subpar. Tile grout issues and uneven tile placement. Paint is blotchy. Concrete has bucket imprints or areas that are cracked or not finished smoothly. Double check all your windows and sliding doors for ease of opening and closing as well as leaks. Project Manager was very responsive and corrected issues as best as he could.

It was a long stressful process if was not for our salesperson we would have went with another builder.

Generally speaking the house appears built to industry standards. Have not seen any of the City's building inspection reports so cannot say with any great certainty. However, preventing us from fully moving in, is inadequate final cleaning of the floors and damage cupboards that have not been rectified to date. Both, Pulte knew of after the first walk through. The tile surface is marred by an adhesive and the shelving in the cupboards were damaged during shipping and were still installed. There is also a window in bedroom two that does not close and allows wind blown sand into the house. There are a number of smaller problems that all add up to a big headache. ... More

We wouldnt recd Pulte as a builder. Numerous things had to be redone before move in due to shoddy workmanship first time or two. Wrong replacement door sent 2x. Still waiting on replacement. Pulte-provided refrig missing shelf we've ssked for 5x. Poor floor plan wastes a lot of space ( have the architects ever lived in a house?). Very short time alotted to make decisions with little recourse to modify unless Pulte needed to change. MAJOR months long hoopla to get ADA shower grab bars approved (even though we were paying). Millions of Americans from disabled vets to folks with knee and hip injuries need grab bars. Get into the 20th century Pulte (yes 20th C). Floors very dirty for "move in ready" and construction mgr could hardly compel cleaners to return. Sales office response was to one-up us on how filty their own Pulte home was for move in. Why would sales person brag about Pulte inability to turn over clean home at closing? We're the 3rd home we know that had to have garage door repaied within week of move in. Yes, they did respind quickly. Overall would not recd Pulte as builder. We will say eventually our construction mgr worked hard to get things right for us once he knew we would not stop advocating for ourselves. And wait until the rains, alot of the subdivision is not properly graded for runoff. Does Pulte know about civil engineers who specialize in drainage? We only bought here in Broadmoor Heights to be close to several family members already here. The process was very stressful from having to deal with Pulte Mortgage to the details of construction. I feel exhausted having to explain the stress we went through. It was not a good experience until the last day when we finally closed on the house 11.5 months after going under contract. Just to give you an idea of the chaos we experienced, our house wasn't even cleaned (literally, it's still looked like a construction site with dust everywhere and plastic still on the carpets) and most things that we identified (major things like missing hardware, paint, front door getting stuck, many cabinet issues, exterior issues) were not finished 24 hours before our closing appointment. We showed up for the "celebration" to a fill-in construction manager saying our manager, Patrick, had called in for a "family emergency" and many things had not been done. There was also a crew of like 10 Mexican women that arrived soon after us that started frantically cleaning. I was so upset and deeply disappointed that things went this way until the very end. They didn't know what to do because there was no way these things were getting done before our closing at 8 am the next day. The title company already had our received wire of over $350k. I refused to push it out and they called Chris, the district construction manager to come to the house to see what had transpired. I let him know of our ongoing frustrations and poor communication and follow through by our current construction manager and the frustration of having 4 different construction managers over the build process where communications fell through and important items not getting done right or there being delays. Chris agreed to complete as much as possible that one afternoon and then roll everything else over to warranty to fix. We now have a bunch of trades coming in to fix things that were identified to be fixed on the first walkthrough. In addition, the day we closed, the office didn't have our keys to release and acted confused about us picking up the keys that day. Apparently our construction manager, Patrick, had them and they had to rekey the whole house for us at the last minute after we had already closed. This process was a pile of poor communication the whole way. I never want to go through something like this again. The house is lovely and feels like a quality build. I absolutely love the home and the functionality of the floor plan. I recognize the attention to detail and livability that Pulte keeps in mind when developing these floor plans. I truly feel like I'm in luxury all day. It's an amazing product but the process of going through getting to this point was just way too stressful. ... More

It took more time to build the house than I expected. Circumstances were a lot different than when I started the process. The house is well-built. I am appreciative now that I'm in my new house.

My experience wasn’t horrible but it wasn’t great either for the amount of money spent on the home. I think the construction manager was spread too thin, did not have reliable contractors, seemed to jump from one project to another. Closing dates kept being pushed out and still had some issues that need to be resolved. In all fairness, I did have an in person visit from the Customer Care Manager who submitted a work order for the outstanding items. In conclusion, I believe Pulte can make for a great experience if they could recruit and retain enough top talent.

This is my second Pulte home and I was very happy with my first. This was new construction. I've been in the house for about 60 days and it's been a not-so-great experience. Closing was delayed multiple times due to delayed materials or unavailable trades. The builder did not verify the options I paid for so, for example, failed to paint the walls in the color I picked out. There have been multiple issues that I'm still working through in the warranty process, but should have been caught by Pulte staff prior to closing (concrete damage, shoddy tiling, full backsplash replacement, sliding glass door needing major repair or replacement, cabinets warped, etc.). Pulte does build a beautiful home. However, there were numerous delays, incomplete items at closing, and a general disregard for customer satisfaction throughout the process. Special shoutout for "worst experience ever" goes to Pulte Mortgage Company. Dealing with PMC was absolutely not worth the incentive.

Make sure on the final walk thought, the home should be completely finish before closing. I am closing on my almost two month now, the paint touch up in the rest room, and 12' wide concrete drive way need to be fix. With many phone call, the problem have not been solve. Very disappointed.

Don't expect what you ordeed

I submitted a review. Guess If you don’t have all 100 % positive words it gets rejected and says contains legally sensitive content so therefore won’t be found anymore reviews. My mom isn’t happy that she spend 3000 for an unsafe service door.

Pulte homes are beautiful, our was put together wayyyy to fast and the craftsmanship is definitely not upto par. Lots of issues after closing on the home. Yes they fix it but it is still an issue having people in and out of our home. You have to double and triple check all of the work.

We’ve had so much unfinished work in our home (blue taped areas not completed) and it was not cleaned prior to our move-in even though we walked through while a large group were “cleaning”. I never saw a cleaning product in their hands, just dirty wet rags smearing my counters. I had to ask our project manager if they could clean the patio door and high windows as they were leaving. And they barely did that. We opened a closet after signing and it was covered in dead moths (couldn’t see the floor). I had to scrub and scrape Dried grout from the tile prior to washing the floors. Within two weeks of closing on the house had to have the air conditioner repaired because it wasn't cooling the house. Then a week later it is starting again. Our AC unit ran constantly and the temperature continued to increase above where we had it set and we had to have it repaired again. The tile work was less than what I would have expected. The issues were not obvious when we walked through prior to closing. The floor tiles weren't leveled enough to even be able to slide a mop bucket across the floor without it tipping over. In the master bath shower the tile work is not what one would expect from a professional installation. While this house is definitely built better than our last one, it is also at a higher price point where I would expect more attention to detail and craftsmanship. We were told that a list would be provided that had all of the paint colors, etc. so that if we need to do touchup we can. When I look at the list, it doesn't provide any information on colors. I had some damage to the stucco that I need to repair but I have yet to find a reference to the color of the exterior so that I can complete the repair. ... More

We upgraded to lvp flooring throughout the house, approximately $30k. When the final trim person painted, not taping or using edger, they got paint all around the flooring/trim, it is also in the wood grain of the lvp flooring. First they had lady cleaning with paint scrapper/rag, then tried cleaning with water, paint everywhere and it does not match the flooring we purchased. They also finally tried coretec recommendations, did not work. Then they had restoration company try to correct, still has not fixed the flooring to our satisfaction. For first walk through was totally appalled, worse condition of the many new homes I have bought, delayed close by a month bu5 flooring is still big issue. Would be happy to share pictures of the process all along, pictures of first/videos of first walk through and the final. What is disappointing is we kept hearing file warranty claim, it will never be perfect and to sell this as new flooring is terrible. You can see in area# where floor was scratched, attempted to fix using polyurethane, the floor is awful. Other things could be discussed but we will jus do as we heard and file claim which is very bad business after a person moves in. Extremely Poor craftsmanship, noticeable imperfections. Very disappointed and dissatisfied

The quality of workmanship is low and it takes forever for them to come and fix the issues. The materials are very good but it is the opposite when it comes to workmanship and after sale support.

I would not like to share at this time

Selling our loan one month after we closed was not appreciated. There are issues that are being addressed. The HOA documents that were approved are to strict in some areas. I would have given a 5 star rating but it took way to long to build the home and now we're dealing with some issues that shouldn't be.

Pulte is a good brand but they use students to do the work. Our foundation was cracked several times to line up the plumbing, our driveway was poured before the roof titles were place and when I complained Pulte only fixed a section and now the cement doesn't match. There was a slow leak under my sink and now the base of the cabinet is warp. I believe that our dishwasher and rangehood were installed somewhere else, uninstalled and then installed in our home because the filters were filled with dust. The painters left paint on the floor tiles all along the edges, and the edging of the ceiling are not clean cut. Gray on the ceiling edges instead of white. I get that S&S construction is a trade school so the quality of work is no where near the price that these homes are selling for. When we did our walk through the guy placed type on all the issues we spotted but after we left, I think he just went back in and removed the tape because none of the little stuff was done. Why have a walk through? The S&S students have to learn and we need the trades but the sales rep sold us on quality but did not tell us that beginner's were going to do the work. We are still waiting on our smart home package to arrive and our decorative outside awnings to be installed. We are now working with Warranty to get all of our issues resolved. I am convinced that the left hand is not talking to the right hand. It that were the case this survey never would have found it's way to my mailbox. The folks you have handling warranty repairs left lots to be desired but the biggest issue is/was a water leak in my home even before I made my 1st payment. The response was laughable as the leak went unmitigated for a minimum of 3 Days. I am considering legal action as I can only imagine what happens down the road as a result of this water leak. This is the tip of the iceberg and the lack of Pulte being receptive is a poor way to conduct business. ... More
