My construction manager ghosted me with unfinished items

I feel like I got a great deal for my house and generally things are fine. However my house was NOT complete when I moved in, my construction manager ghosted me, leaving me to work with the warranty department. Very unprofessional.

With any new build, there are going to be issues and naturally the construction crew is going to be understaffed and overworked. The quality of the materials are just OK, especially the cabinets. The wood is soft and the paint scratches off so easily. Ours weren't installed correctly so we had to go through and re-install a lot of them. And there are always going to be little things that just weren't done correctly. Switches that weren't installed correctly, or one switch for 7 different lights. Overall good value. Makes sure you do pre-closing inspection and get a commitment as to when things will be fixed. Hooking up to the internet is a nightmare but not a Pulte issue.

None of Pulte sales or construction people knew when I would close. Offered my neighbor upgrades to compensate for delays but didn't offer me nothing. I was discriminated against. My home was vandalized after I signed. A day later notified Construction Manager Joed and sales Susan and NO took responsibility for the damages done to my home. Pulte builds a good home but they rigidly control their building techniques and do not look favorably upon changes. It’s, “The Pulte Way” or no way. I was surprised by this.

Home is great once you get past all of the issues

My home took 4 months longer than the original estimate, and almost 8 months longer than homes the same builder built in another community. We had to inspect the house almost weekly to bring issues to the attention of the construction manager or they wouldn't be resolved. And despite that, it has taken several months to resolve all of the issues. And these aren't small issues either. It feels as though they're building them as fast as they can, forgetting to compare to plans, and then expecting the owner/warranty to fix issues after the sale. I don't appreciate it.

Edward has been absolutely outstanding. That guy really cares and it shows. Hope he is promoted. Grading on the house was done incorrectly and I am working with warranty department To correct. Water drains toward house in numerous spots. Garage doors need to be replaced with wood doors like all the others in neighborhood. Membership to club was honored. Thank you.

Susan was great in showing us all the community has to offer and would highly recommend her to anyone. We have always been a fan of Pulte and have been following their progression in the area for the last 10 years, so I am a bit disappointed to finally have a Pulte home and immediately have to address many albeit minor but many issues through the warranty process despite having the builder promise to address most of the issues prior to closing. The most important things like roof, structure, foundation appear to be just fine. I just think fit and finish on cosmetic things lack true craftsmanship and attention to detail for what I would consider luxury homes at this price point. Pulte “sells” their internal QC program and it was nonexistent on the interior finishes phase of the house. Follow up on warranty issues.

Frustrating trying to get outstanding problems taken care of. Interesting that we were told by Pulte that to keep tradesmen safe they were stopping warranty problems until January 1. Today a tradesman showed up to take care of a problem that was identified before our move in October 15. He had not been notified not to keep the appt for his safety and ours.

Working with the Pulte agent Susan was great. She was responsive and attentive. Working with Pulte mortgage was an unimitigated disaster. They were terrible. I can't recommend working with them EVER. We are finding issues with the finish work as we make our house a home. The experience with Pulte has been problematic from well before we closed on our home. Communication during the completion of the build was poor and we rarely received status updates in a timely fashion. We were shocked at how unprepared the home was at the pre-closing orientation walkthrough with the construction manager. The process started off easily, but then my house sat with no work being done for a month until right before closing. Then closing had to be pushed back twice. I’ve been in the house for a month and it’s still not done.

Many systems in the house are very good but poorly integrated. Very good HVAC, very good home controls, good lighting but the ceilings in the house have holes everywhere. None of the systems are aesthetically aligned, multiple access panels for service, each contractor did what they wanted without any overall management. Cleaners came in and ruined stained doors and trim by using bleach and water to sanitize home. Kitchen cabinets are not commercial. Poor experience with Sales agent and CM. Closing team was great though.

No sense of urgency to resolve issues raised. Closing was delayed as a result. Walk through items never followed up on. When walking with the CM to close items, majority of items not compete and evident the CM was not following up to ensure complete. Pulte sales agent did not honor items in contract and threatened to go to litigation over a small issue. Rather than honoring purchase agreement, a credit was provided and I had to perform work after closing.

Difficult experience, unfinished details

List of punchlist items that were to be completed between the final walkthrough and closing were not completed and remain incomplete three months later. Inconsistent communication with agent and construction manager. Last minute delays and confusion was common. Good service from title company. Numerous warranty items need attention but cannot be submitted as you are only allowed one opportunity to request warranty work on construction items.

Worse experience ever

I have bought 3 new homes in the last 15 years and by far this was the worse experience ever. Promises were made to have me rate high but then weren’t even attempted to be kept. A signed contract by Pulte and I was redone removing all incentives less than a week before buying the house (huge red flag). The microwave was broken, made a load sound when turned on, was replaced by a used microwave which is missing parts. Very expensive home, quality of structural is good, but experience leaves a lot to be desired.
