You really have to stay on top of workmanship. Paint job was sloppy. I really don't understand why builders use flat paint on wall as very hard to clean. I did have a few issues that were taken care of promptly after I moved in. Otherwise a few things that were not addressed so guess now have to wait before one year warranty is up to get addressed. House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Low end HVAC units and the A/C failed within a week. Very bad experience with closing. The management don't want to work with us during the Covid19 issue. Warranty team is doing great job and they are taking care of the issues quickly. These houses supposed to be like John Weiland quality. My daugter bought a home from Lennar at low end and she didn't see any issues with the construction. ... More

Construction of my 4th new home just happened to be slightly ahead of the pandemic. The mandated downtime made me look closer at workmanship and materials. The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. We only wish they had corrected all of the blue and green tape items that had been mark and promises they had made to us prior to us closing. Additionally, we are now finding out just how much "misinformation" we were given during our sales meeting. While watching the building experience was enjoyable the continual issues we continue to have has not been. There has been a lot of pointing the finger when is comes to the repairs that need to be done. Most of which were addressed prior to closing. We had great experiences with our sales agent and field supervisor. Steve, our field rep, was especially good--went the extra mile to ensure our concerns were addressed to the best of his ability. However, not even his best efforts could overcome the carelessness and sloppiness of the construction crew, and a handoff issue at the design center has caused disappointment and ongoing frustration. Post-sales/warranty support has been disappointing. It's taken multiple attempts and constant follow-up to get the remaining issues addressed. It's not a bad house, but if you buy here--do frequent walkthroughs and go through *everything* with a fine tooth comb. Mediocre quality and follow through from construction team! Pulte should do a better job upfront instead of sending subcontractors to constantly correct their mistakes.

For additional lot payments of $17,000 for an end unit and $23,000 for the lot premium, all that bought was a dining room window and side brick facade that does not align with the front brick facade. Usually an end unit has some bit of property on the side and back. I understood before making my deposit that abutting the fence would affect the size of the deck, but I did not expect the entire back lot to become a quarry due to the English basement foundation or the end unit to have absolutely no side lot. I specifically asked the sales agent about the lot because of my son’s dog and understood that some property would convey, but I should not fence it if I wanted the HOA to maintain it. I’m also surprised Pulte markets and prides itself as a quality builder with high standards and would skimp on two rows of bricks for a $500,000+ property. This is very obvious when standing at the corner of the property and looks like Pulte is trying to increase its profit by skimping on brick. Brick facades on the less expensive Teravista model align, so why not on the highest priced model in the Central Point development, Devereaux? I will not recommend Pulte’s attention to detail in masonry for the brick facade and end unit upcharge assessed to the buyer. The kitchen island placement does not conform to NKBA standards of 36” - 48” space between perimeter counters and the island. It was 63” from the perimeter. I expect a national builder like Pulte would conform to NKBA standards in all of its models, considering its promotions for kitchen innovations and kitchen throw-down competitions. I cannot recommend Pulte’s kitchen layouts because they are inconsistent between models, despite what it markets online for kitchen design and in its own interior photos for the Devereaux model in Charlotte. I have hired a private contractor to move the island for more efficiency. Even more of a surprise after settlement, there are NO - NO- towel racks included in ANY of the 4.5 bathrooms for a house that costs over $500,000!! I'm lucky that Pulte provided toilet paper holders for the 4 1/2 baths - woo hoo! - but is too cheap to buy towel bars and towel rings for each of the bathrooms. I contacted the customer care manager, Chris R., and this is what he said, "Our offerings such as towel bars and rings change from community to community. This is something that is decided upon by upper management and filtered down to the construction team and respective vendors. It more (sic) loosely based on the limited selection of styles and colors that we could offer in a production environment compared to all the differing styles and colors available in the marketplace.” That's a bunch of BS, because the design center offers upgrades on bathroom fixtures for the sinks and could've easily offered matching towel bars for the customer to purchase, since greed and profit appear to be the primary motivation for sales. If Pulte shortchanges the buyer on towel racks at Central Point, I wonder what other corners were cut during construction despite meeting code. This is the sixth home I have purchased in my lifetime, and this is the worst experience of any of them. The Central Point community appears very nice, but the interiors of the homes are not as attractive as they should be due to a lack of high quality workmanship. Additionally, my home buying experience with Pulte Homes was very disappointing. My celebration walkthrough was performed while my home was incomplete and while there were serious paint issues everywhere. I also required multiple independent home inspections before being able to feel comfortable with my purchase, and I did not appreciate being rushed to sign on my home before a passing inspection was obtained. 1. Change filed manager in the process of home building without notifying me until I found out. 2. Not detail oriented (sod is not install correctly, it's uneven and a lot of holes) 3. As I moved into my home I found a lot of things that I am not pleased with... like water damage to one of my doors, the toilet paper wall mounts too close together... uneven walls... drywall issues... rust stains in my tub.... and the fact that the place was not cleaned before I moved in... I’m sad to write this review, because the actual home buying experience with Pulte was amazing. But now that I’ve been in my home for 2 months, I’m noticing so many issues. Cracked tiles, missing/poorly done grout work, crooked windows, broken windows, holes emerging in my yard and I’m still trying to get the thousands of paint droplets off my hardwood flooring. This was the first time we had a new house built and will definitely be the last. We had no idea what we were getting into. The day we put our deposit down we were instructed that we had to choose the plan we wanted that day. Next we were instructed to meet with the interior design team to pick out what we wanted inside the house. We were allotted only 3 hours to pick out everything from granite to cabinets , flooring and paint. I wished we were given more time as 3 hours is not near enough time to decide. Then 2 weeks before we closed there were several issues that needed to be corrected including the master bathroom tile, drywall and trim. After taking down the tile we were told the framing was off and that’s why the tile was uneven. We found that every time they would come in to fix something they would screw up something else. We feel like the cheap laborers they hire are careless and amateurs. We felt like it was a never ending process. I have to say they have been good about getting things fixed but why are we having to get alot of things fixed with a new house? We can understand a few things but not like this. After submitting an offer that was excepted, a deposit was made, and a very important item that was agreed upon was taken away. It’s tough and I could forfeit my deposit I was told I would not get the item after three weeks into this and there was nothing they could do about it. I was told I could forfeit my deposit if I didn’t like it. I was hoping after communicating back-and-forth for weeks on this item that it will come to a resolution that I was very happy with and unfortunately it did not. Another frustration I have concerns a privacy fence request that I submitted weeks ago. I have been told that my fence request and anything to do with ARC is on hold because we have no HOA. I don’t understand this as the majority of the homes being built in the same neighborhood are all getting fences. In conclusion I was disappointed with the sales team and management of sales, but very happy with the efforts of the of construction and project managers. Monitor the different building stages of your home. During your walk-through check all appliances to see if they open and work appropriately. Make sure the home is cleaned properly prior to you moving in.
