The most Excellent sales Team! Answered all my questions submitted. Thank You for the Extras and hard work and time that was given to help me with some accessibility issues. They were done with genuine Care and expeditiously. Warranty items are being handled so far as well. Looking forward to using the facilities and bought here because of the pool lift chairs and Zero ramp home entry's! I do have some questions regarding access to and from the pool and gym but I have faith that it will be addressed and then it can be called absolutely Perfect for me!! Elaine was great to work with! She really made this home work for us and went above and beyond. There are some finish issues with the home where corners were cut particularly with plumbing. Since closing we haven't had to open any support issues but we have heard they are not as responsive as they could be. We purchased another new home in 2023 from another builder and after sale support was outstanding. If theres one area of improvement thats where focus should be given.

I would suggest if you have an open layout plan that you get the electricity put in the floor not your walls that should have been advised to me during the design center, but it wasn't. Trim work was awful. I found a lot of trim that was just was sloppy once I once I moved in. Many flaws with the paint work trying to get that corrected. Bathrooms are not semi gloss and biggest concern would be drainage on the side of the house.

Some parts of the home were done very well, but others like the drywall and paint absolutely substandard. Also to not offer an insulated Garage Door for ***** is Beyond believable. I understand these are not custom homes, but the quality of some of the contractors is questionable and the oversight also needs to have more people involved. It seems like construction managers are absolutely overworked and stressed to the limit, and if they could've been given the time to do their job properly, many of the problems could've been caught and fixed before they actually cost more to fix them. The process seemed rushed and even though it's understandable the Pulte building process is very systematic, it seemed like it was nothing more than An assembly line home.

sales associate was overpromising and under delivering since day one, everything was delayed because of sales associate and rarely response to arising issues or questions, completed ghosted us. mortgage side, the rep made my experience a living hell, very unprofessional, not trained properly, and not computer savy. workmanship of the home and finished amazing compared to other builders in the area.

We are incredibly grateful for the entire Pulte team who supported us throughout the process of purchasing our home. Jorge was the person who first introduced us to this opportunity and presented the home to us. His knowledge, professionalism, and genuine care made a huge difference from the very beginning. He helped us see the potential of this investment and gave us the confidence to take this important step. Victor was also exceptional throughout the entire process. He was always available, responsive, and extremely helpful. Even on the weekend, he went to the house to film and check things for us, and he was always willing to help with everything we asked. Every time we sent a message in our group, he responded promptly and made us feel that we were truly being taken care of. Matthew also provided excellent support, especially during the follow-up of the home and the appliances. He helped us check everything carefully and made sure we were comfortable and satisfied with the details of our new home. Our experience was unique. Our financing was not initially approved due to a low appraisal on the home. We had to go a different route to purchase our home. Some initial dissatisfaction with the peocess but we are blessed to be in our home.

Overall great experience! I was told and believe Pulte is a great builder .

Haley (sales representative) Allison ( design center) were Great After that things were not done right when pointed out mistakes or problems we were always told "well we arent a custom home builder" guess you are not a quality builder or craftsmen either.If things were done right the first time they won't have to have been fixed. Alot of the sub contractors just dont care . And mistakes get overlooked and werent fixed till we pointed them out.

Overall good experience. Nice home and landscapping and the work is well done.

People are responsive. There have been minor issues but feel they will be addressed.

Overall this house will make a good home. The finishing touches, paint, a few flooring issues kept this from being a 5 ⭐️overall review. So far most of our issues have addressed in a timely manner. All new homes will have minor issues, so I would still recommend Pulte to home buyers!

Overall this new build was much more of a struggle than a couple other properties I have built in the past. Overall the people were pleasant, but lots of misinformation, mistakes, and very sub par contractors and workmanship from almost every single trade. Closed on home and literally trade had to come back as nothing was tested. Electrical errors, oven issues, HAVAC issues, plumbing issues, painting issues, irrigation issues, garage doors etc. Very disappointed as we felt there was no checks and balances with the builder checking and verifying things are operational before closing. They build fast if you are looking for that, unfortunately the workmanship suffers. Great neighborhood and layout and luckily they have been responsive on fixing the majority of the items. ... More

What would you most like potential home buyers to know about this builder?

Build quality was low. Had 2-3 dozen issues found between pre drywall and final walk through that needed to be addressed, including some that still need addressed. Poor communication from sales, construction manager, and warranty team. Schedule delays due to apparent mismanagement of trades. Typically quality and speed are inversely proportionate, so speed has to be sacrificed to increase quality, but the build process was the worst of both worlds.

"While the location of The Elms in Saratoga, CA, is excellent and the physical construction quality is strong, the business practices of Pulte Sales and Pulte Mortgage are predatory. Prospective buyers—especially those buying $2M+ homes with complex tech compensation (RSUs)—need to hire a real estate ***** before signing Pulte's contract. Here is the exact trap we experienced during our transaction: The "Conditional Approval" Deposit Trap: Pulte's sales contract contains a dangerous clause: if ***** issues a 'conditional approval' and the loan later falls through, Pulte claims the right to seize your earnest money deposit (~$60,000). Pulte Mortgage gives conditional approval easily—essentially to anyone with a W-2. Failure to Underwrite & Deposit *****: After issuing conditional approval, ***** failed to underwrite our first ***** grant, incorrectly misclassifying it as a bonus and refusing to fund the loan under their own criteria. Despite the financing failure originating on their side, Pulte threatened to keep our $60,000 deposit. Note: Pulte requires deposits to go directly into their corporate general fund, not a neutral third-party escrow account, making retrieval extremely difficult. Escrow Delays & $11,000 in Per Diem Penalties: Fighting their refusal to fund ate through two weeks and caused us to miss the initial close date. To save our $60,000 deposit, we were forced to switch to an expensive alternative lender. Pulte delayed two full days just providing contact details for the lender. Despite the sales consultant verbally promising we would not be charged delay fees, Pulte enforced a $300/day per diem penalty, costing us $11,000 in total delay fees caused entirely by *****'s underwriting failure. Refusal of ***** Communication: Throughout this ordeal, the sales consultant at The Elms repeatedly blocked us from speaking with corporate leadership. When we requested to speak to the local sales manager prior to signing closing documents, we were explicitly told 'managers do not talk to customers'—an appalling ***** of disrespect on a $2M purchase. Predatory Tactics Confirmed by Outside Lenders: Outside financial institutions—including Wells Fargo—were shocked by *****'s 'conditional approval' mechanism, with multiple lenders pointing out that forcing buyers into compromised positions under ***** of deposit forfeiture resembles predatory lending. We made the mistake of ignoring prior negative feedback regarding this specific sales consultant at The Elms, assuming our transaction would be different. Do not make the same mistake. The builder incentives look attractive initially, but ***** and Pulte Mortgage will use contractual loopholes and communication stonewalling to extract thousands in extra fees or take your deposit. Do not sign without an ***** reviewing every line." ... More

The brick trim on the front and the back of the house had to be redone after I moved in and they left a big mess in and around the house after the repair work was done.

We absolutely love our new home and could not be happier with the quality of the finished product. Building a new home can certainly be stressful at times, but having someone like Donato overseeing everything made the experience so much better. We feel very fortunate that Donato was our foreman, and we sincerely appreciate everything he did to make our new home something we are so proud of. The communication from him as well as Pulte's updating emails with pictures was greatly appreciated. Thank you Pulte & Donato for making our new home such a wonderful & easy experience.
