As far as an overall experience, the actual purchase part before the build was problematic. We were sold a spec house that we could customize which we did however, after all the selections were made, etc, and submitted, weeks later we were required to select a different elevation due to limitations within our selections. We were basically forced to select a different elevation that was not our first, or second choice however, still nice. This pushed out our close date even further than the initial close pushing us into the new school year which was not desirable. The build process was very ...

Robb and Garrett were very responsive and very helpful. We would recommend both of them. Corey was misleading and frustrating. We would not recommend Corey. Overall we are happy with the purchase. We still have open items after our purchase.

Trim work and paint needs improvement

The construction process went well. The managers of the job communicate effectively and do a great job of keeping us apprised of what is happening. Things happened as they described. That said, the final product leaves a lot to be desired. The trim carpenters and painters are not very good. Some trim pieces they used were obviously damaged. The final painting of the home needs a ton of rework.

Chuck and jack are great! The process for getting things done is cumbersome and always an excuse. Too busy, vacation, trades, etc. The workmanship and HVAC balancing have been a challenge.

Signs the home was built to fast

My home was completed in about 7 months and looking at the details it shows. My floors are covered with white trim paint, paint on walls missed, glass window put in with scratches all over it, outlets put in 1 CM from the corner (why would you do that?), missing towel rack in our shower we "upgraded", door frame not painted. The attention to detail is just not what I would expect.

Pulte needs to slow down the process by a few weeks

If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

I had a horrible experience with sales representative, and upon asking the fellow neighbors in our neighborhood they had similar experiences. The sales representative was really rude and arrogant, and sounded like he wasn’t in the business in selling houses. What an exhausting process with lots of ups and downs

We didn't select Pulte as our builder, we chose a location we wanted and they happened to be the ones building here. We have had similar challenges as other reviewers on this site. We monitored our home throughout the build process and were here every week. It is clear that the quality of some of the trades is lacking and the communication among them was not coordinated. Dustin and Diane were excellent to work with. Many last minute issues were pulled off to make sure we closed. They went above and beyond! Im more disappointed with the quality of painting, title work and cleanliness at the delivery of the property. For the price I paid, I expected way better.

The quality of home was average. There were a lot of issue in the new home. There are patches of spike obvious throughout the house. Nails popping out from the carpet hurting everyone in the home who is not wearing shoes. Paint is missing on some patches. All electric sockets and switches are crooked. no privacy lock in any bedroom except the master one. Curtain rod and towel rod missing in the full bath. Unremovable lump of glue on the wooden floor. scratches, marks and chemical stains on walls. Poor usage of extra space.

sharing detail plan would be helpful, if you let the owner make some minor changes will be very helpful. for example some of my bedroom doesn't have two outlet on wall where bed is going instead they put two outlets under windows , some of the outlet is completely out of place. my master bath faucets i requested to change to a more convenient place instead they kept it very far. craftsmanship in paint is very poor also drywall job is very poor lots of wall are not straight

Unfortunately our experience with Pulte was not the best. We went through 2 field managers Mike and Steve who were not responsive at all and told us the wrong closing date and then ended up moving on from Pulte one right after the other. The good news here is that it brought in Jeremy who has been extremely helpful. We were told many of the things that needed to be completed on the house would be done after closing and to just close and get in and it will be addressed 1 week before and 2 weeks after. I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

Important qualifier, this is my second time building a home. The first was with another builder for about half the price and slightly smaller home a few years ago. That experience was superior and may have skewed my perspective a bit. My partner was a first time builder, and found the process stressful and was not confident as we moved through. Some things aren’t what I would hope they’d be

Once we moved in, some issues were noticed to include a a clean out with standing water in it and a smell in the house that we cannot figure out where it’s coming from. Have submitted a couple post closing work orders on things and it took much longer than expected to have one resolved, while I’m still waiting on the other to be resolved. Overall decent house, they cut corners where they can. Trades need to be watched lights not centered, toilet not centered. Tough to get them to respond to issues.

Very rigid in choices. Would have liked to pay for options we presented. I.e. paint colors within Sherwin Williams paint brand which you use. Instead we had to pay after closing to have walls painted colors we chose from Sherman Williams. Also, not meeting ada requirements. I.e. shower stalls. The given one is very tiny. Will not allow for shower seat for handicap. For the $$$, very dissapointed. Would like more options. Also, wheelchairs do not fit through doorways, too tight of turns.
