Overall the experience was slightly above satisfactory. However, there are certain aspects to the process that one might regard as a bit disingenuous. First, the selection process for the lot where the home was to be built. In our case, the open lots were tiered such that one would believe the home to be built next to your home would be somewhat lower than your home giving a different perspective when looking out your main great room windows. Unfortunately, we were wrong in that assumption. What we now have is a perfect view of the side of our neighbors home that now towers over ours. During the selection process of the lot either our communication with the sales rep was not concise or the rep simply did not know how the other properties would align. As a result, we have a beautiful view of a wall. Granted we too share some responsibility here but a better representation of the final outcome of the community as a whole may help future buyers. Another area of consternation was the mortgage process. In this area the company needs to be more transparent. Pulte is not a mortgage lender but rather a mere facilitator of generating a loan to be sold to a third party. While, from a business perspective this is a tremendous asset, the lack of proper communication with a buyer as to why such onerous documentation and vetting is required would be extremely helpful. In our case, had the loan sales rep just informed me up front that the loan was going to be immediately flipped to the third party upon completion and that as result of this sale, a more rigorous process is required in order to facilitate the sale. Had we understood up front that a cash down payment of greater than 60% of the value of the home, having an excellent credit rating and enough liquid assets to pay off the mortgage at any time was not sufficient for a quick approval we would have moved forward with our already approved lender. Instead, the process took on a life of its own. We were required to provide documentation and written responses no other lender ever asked or required. Finally, after digging into the problem and learning that Pulte was a mere conduit for the sale of the loan and not a holder of the loan, it became clear to me what was happening and had Pulte just told us upfront about this we would not have had a bitter thought about the process. Again, unfortunately, this didn’t happen. This resulted in putting folks within Pulte in positions they didn’t otherwise need to be in and us in a hostile frame of mind. However, credit must be given to our Loan Processor, Charlotte, she was exceptional. To the extent possible she gave guidance as to how to proceed and took flak she did not deserve. In retrospect, the Underwriter should have called us instead of, in my view, hiding behind the Loan Processor and having her be the go between. A very poor business practice in my view. All of this was completely unnecessary and could have been dealt with upfront with transparent communication. My wife and I decided to make this big decision to build new planning for a home that would help us to live as long as possible in our home as we grow older. From our working with Linda in sales to Ray (construction manager) they both have been very responsive with us from making changes in the design to now that we have moved in to making repairs to the small home issues. We understand that no one can build a perfect house but it’s the support you get after closing on any issues that really shows the quality of the company Pulte. Nicely build home in timely manner

Overall this experience was easier than the last. This build was smoother and communication was present. Project. Managers were great. Some of the workmanship had to be performed twice like driveway garage entrance and some framing. This part that can be greatly improved is the start. The sales person could of been more upfront with alot of things. Had to pry for info and options. Should not be this way.

Overall I would rate Pulte a 4 ob scale of 5, due to lack of flexibility in some changes/additions. Quality was as expected and follow up has been good. Some minor is Pulte should have alerted the new owners, like no mail delivery after 60 days and “smart Home” with coordination between Guardian and Spectrum would have been appreciated. Communication on details.

Quality of home and materials was overall up to standards and workmanship was 8 out of 10. Our building manager was knowledgeable and responsive. Some original design decisions were unusual and sometimes difficult to make a change. Appliance quality was satisfactory but upgrades not available. Fair price. Home buying process and staying on schedule was very good however.

We started this in June and moved in January, and the entire process was seamless. Our complaints are with the trades. There are so many oops in our home that need to be fixed that we feel bad for the project manager. We have baseboards with dents and door frames with notches that clearly should have never passed final inspection. We have walls that had indents that the painters completely missed. Although we know it’s hard to find good workers some of these people really need to be let go. Quality is OK, some of their contractors had quality issues, as in porch patio cracks. when I went to cook in the oven on the new Whirlpool appliance, it would not shut off. Called Whirlpool, and it just got fixed a week ago, I would have thought it would have been operated, and time set, etc. It had a bad touchpad and control module. I did not contact Pulte.

Building a new house is very stressful, but luckily i got help from a great project manager, George. He is awsome.

So far the neighborhood is great. Steve in the office is awesome. Workmanship on home could be better if they just did things right the 1st time. Most issues we have had have been fixed in a timely manner

Our experience with the sales team was great. Wendy was very attentive, answered all our questions and helped us every step of the way. Build was on schedule and we were able to stay on top of the progress thanks to the construction manager's communication with us. Our issues have come from the subcontractors not being properly monitored to make sure the work was consistent and of high quality. Having this many houses being built and finished at one time probably put some unnecessary stress on the subcontractors. Although the warranty team has been responsive to our requests, there seem to be a lot of issues that never should have slipped through to begin with. We're happy with the house, but a lot of the finish work I could have done better myself, and I was a desk jockey during my career. ... More

It took forever for my Pulte mortgage loan to be approved as they were ending a quarter and very busy. This created a lot of unnecessary anxiety! Overeall, the home is well-crafted, however, the finishers, painters, plumbing etc., did a less than stellar job. Lacked an attention to detail with lots of areas that will need repainted as the painters did not paint areas near trim, corners, etc. Tiles in main bathroom are uneven and a poor job over all.

good relationship with the team

After close and moving in had some warentee issues and although they have been noted by Pulte warentee Contacts, subs are slow to respond. Have not seen the trim carpenters plumbers etc. We are very happy with our new home but wish the subs would come back to complete their work!

Pulte Mortgage process itself needs work. Their documents request was extra. Resending documents as well. Unacceptable. I needed to bring in their Supervisor in twice to take care of concerns. My sales person, Builder and our contractor did a fabulous job walking us thru the process and answering all our questions. Thank you!

The overall experience was great. When meeting with the seller we were given an estimate that was $500 lower than the actual payment, but I guess that’s why it’s an estimate. Just thought it would be closer. Other than that the seller was a great person to work with and made the process easy and enjoyable. The project manager was Ed. If you build Pulte in Columbia Station make sure you get Ed and Chuck as your warranty specialist. Those two guys are great. Ed made sure everything was perfect throughout the building process, and was in constant communication with us. Made a couple tweaks for us mid project that we are very thankful for. Chuck is the warranty specialist. Our garbage disposal broke the first time we used it. A contractor had dropped something in their which made it break when we turned it on. Chuck was on top of it and had someone at our house the next morning. 8 days later our garage door broke. Chuck came over and got it closed for us, and again it was repaired the very next morning. Pulte Mortgage is terrible. I dear with 3 loan people and they all stunk. The underwriter, Connor, was great and the only reason we stayed with Pulte Mortgage. The supervisor, Ari, was great because he understood our frustrations and did everything in his power to make it right. Pulte Mortgage loan officers quit often apparently because we had 3 of them in 2 months. The closers were all rude, unprofessional, and obviously didn’t care about working at Pulte Mortgage. Ironically, after speaking with neighbors, they had similar awful experiences with Pulte Mortgage. We love our new home. We love the quality , design, and neighbors. We are really happy with our choice to have a Pulte Home built for our family, and look forward to making many memories. ... More

Rob and Garrett are two people that each buyer in our development work with once the building process starts. These two guys are the right people for the job. They went above and beyond! They exceeded our expectation and followed through on everything that was discussed.

Diane (sales) and Dustin (Construction Manager) are very helpful. They responded very quickly to our questions and concerns. They kept us well informed during the construction process. Pulte was able to hit all the dates, including the closing date.

Very responsive to issues and requests. Takes the time to explain what is going on with the building process. Does his best to make things right.

I GOT THIS HOME ON 5/25/23, AT THAT TIME THEY TOLD ME THEY ARE GOING TO LEAVRL THE LANE AROUND THE HOME IN 2-3 WEEKS, IT'S ALMOST 5 WEEKS NOTHING DONE.

I would recommend Pulte Homes. I’ve been in my house 3 weeks and of course there are things I hoped to select like hardware, flooring, carpet, etc but it was a new and ready in 2 months which I needed. Make sure you go over every detail though so you know exactly what you are getting and there are no surprises at closing and final walk through like with what happened to me. I’m still happy though.

To date Brian has resolved the items I’ve found needing correction and or repair. I closed at the end of January but will be moving in the end of March AA I needed to come back to AZ to close the home I had here. I hope the Pulte response to action items I may find upon return is still high level customer satisfaction

The home building process was extremely easy for me. The sales rep and construction manager did a great job. pulte’s title company were not easy to deal with.

Pulte homes have a robust plan to build the houses. Their sequencing of activities are excellent. They have quality checks in place. The customizations sometimes fall through the planning process. The issues and corrections move slowly, but they track and get it done. Overall a great experience buying a Pulte Holme.
