Little upsetting on the broken water pipe that should’ve been caught before I moved into the home. However the repairs were quick. The garage door doesn’t have a weather seal which I will have to submit a request on. Other than that, the home is great.

Great people good quality home

Many stages about the experience were excellent. Clean up of unit just prior to moving in was just satisfactory. Flooring not cleaned well & if it had been done, Pulte would have noticed one section of the flooring was covered with some construction spillage & unwanted material. Response to resolve very disappointing.

The contract process was great. Terry in double branch was very informative and communicative and everything was great. Our first construction manager, Sonny, was also great and gave us timely updates. Our second construction manager, Matt, pretty much ghosted us. We were halfway across the county and really looked forward to the updates, but they just stopped. Our third construction manager (That's right we had 3), Justin was much better and sent updates and responded to all questions. However, there was a list of things that needed to be fixed prior to closing, which I was promised was fixed, that after living here for a month, were clearly not fixed. The roof was leaking prior to closing, was told it was fixed. It certainly wasn't. Some of my walls were missing insulation, not fixed until well after closing. Floors were uneven. Still are. As a remote buyer, it helped to have "eyes" and consistent progress updates from the site superintendent. Responsiveness to questions, concerns, or follow ups have been handled or are being handled by the team. A lot of things go into building a home and understand that usually at the mercy of several trades and people to make it come together. Perfection is the goal but not a reality usually but fixing things that should be done well and right is why you purchase things from certain companies or people. The Pulte Homes did a great job for us. The team was efficient and quick. I am very happy and satisfied with the services. Definitely, I will recommend others as well. Once our closing was complete, the response to the issues are way too slow Had to contact them numerous times.

The supervisor overseeing our building was phenomenal. Great job!

After evaluating multiple builders Pulte was a stand out. The home designs and overall track record were clearly unmatched. Throughout the building process it was simple, clear, and very easy. Working with the sales, design, and construction teams was awesome and I would highly recommend Pulte to anyone considering a new construction home.

Pulte home design layout are practical, their workmanship is great, overall price wise it’s an excellent build, will definitely choose Pulte for next purchase.

My mom bought a modeled at Winding Meadows in apopka and we received the house not in yhe quality expected. New flooring had paint stain, electrical wiring to the front door has issues, front porch pavers unsteady and coming apart, we contacted the office and the fix the issues. For the past 2 months, we received the water bill almost $350. When we investigated the issue further come to find out we are watering the HOA side of the lawn as well and that has a leak. There’s been issues after issues. It’s making it hard to enjoy this house.

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. We should have worried when the wrong second floor materials were delivered AND INSTALLED before anyone noticed (they then had to rip out a whole section and redo it - probably causing the creaking floors now!). There are little things too - both other new home builders we have purchased from provided touch up paint, but not Pulte! The upgraded toilet handles that came when we upgraded faucets are too big for the toilets and are marking up the lids! We thought this was a more luxury builder, but they are not. Be very diligent about checking up on the house during construction and make sure there are no outstanding issues when you close! ... More

Both the salesman and the Engineer did a fine job but Pulte Management sold me a property and is now trying to take a portion of this land. Not only I paid for the lot, they want me to take on liability for a section of this property to be used for the benfit of the community.

Should have pass on more knowledge to first time buyers of new home , Customize flexibility of options and bath shower and pipe insulation , so much of insulation wastage in trash could have been used for this , Buyer coordination while lawn sod job being done, Final grading before SOD was not done and laid over rocks and uneven surface, have dead spots in lawn

Had good experience buying new home

If you're looking for a builder with little options and sub par attention to detail, then I would suggest you consider building with Pulte. We did our 2 hour walk through and upon closing less than 5 days later none of the punch list items were complete. We were then forced into closing even though the walk through items were not complete as they notify you 2 weeks prior to closing and most people are in the process of closing their past home. The craftsmanship of the interior items specifically the woodwork was outright horrible for a $900K house. There are chips in our ceramic tile, unpainted trim, unfilled/unfinished trim and quarter round molding, flooring that is buckling, and cheap wood that was installed with knots and dents in it. We have been in our home for two months and we are still waiting for these items to be fixed along with the painters to finish painting and sanding items that were sprayed while dust was floating around in the air prior to us closing. Also, if you pay for soft close cabinets, that allegedly does not include the butlers pantry even though that is not stated in the contract and you pay additional for this room feature. ... More

The home buying process was very smooth and stress-free. We moved from out of state and the sales person kept us informed and sent pictures every step of the way. I’ve not had any issues, however, Pulte has been very proactive with everything and I am confident any issues would be handled quickly and professionally.

Purchasing a home with has been terrible and nightmare experience. Don’t fall into the trap what was promised was not given .there are so many best builders out there go with them . Completely disheartened.

My experience with my builder here with Pulte was terrific. Matt was my contractor, I give him 5 stars on communication and quality workmanship. He walked me through the whole process of building my home and communicated all along the way. He is friendly and professional. I highly recommend Matt and his team! I felt very confident and cared for during the whole process and even after I moved in. The warranty team is great and all of my minor issues were attended to quickly and efficiently. Thank you Pulte for the great experience!

Ask for the most recent HOA Bylaws and rules regarding Architectural Changes prior to making purchase. Inquire as to what the common charges cover and the amenities included, i.e. number of pools, tennis courts, playgrounds, etc. and the ratio compared to the number of homeowners in the community.

Buying a new-build home can be a challenge. There is always some question about how long it will take the builder to complete the home and what the quality of the home will be at completion. I'm pleased to say that my entire buying experience with PULTE exceeded my expectations. The PULTE team met every construction milestone and inspection date they established with me at contract signing. We even closed on the home one day earlier than the date on the contract. This was very helpful to me since I had sold my previous home and was in temporary quarters while awaiting my closure date on the new home.
