This builder is amazing. And the construction and quality is pretty good

So far my experience with Pulte is very bad. I will never buy again from Pulte or recommend it to any of my friend, I had to select 1 star ratings because there is no option to select less than 1 star, Pulte doesn't really deserve even a single star. Some of the highlights: - Build quality is very poor. - Almost every door in the house has one or other problem. - Air outlets do not work properly to close or open. - Bathroom/outdoor outlets do not have GFCIs. - Floor Squeaking sound all around the home. - cabinet issues. - Paid for the Sod but got lots and lots or Crab grass, feels like I paid for the crab grass. - Drywall finishing is not good. - Power outlets not working. - Sump Pump lid not there. - nails are popping from carpet and hurting toes. - there is endless list of issues. - There is Pond in the back of my home and the fountain is not working ever since I singed contract in November 2023. There was no proper walk through before the closing. Pulte Mortgage literally made me cry for the loan. Loan agents do not even know how to process the loans. I closed my home more than 2 months back, but issues are still there, Pulte is taking forever to resolve the issues. I hope this review is also not just for the namesake. ... More

No response from the construction manager once moved in even after multiple follow ups

I bought the house recently and not happy because of the below reasons: 1. No provision for trash Bins in the Kitchen. No one communicated about this during signing of the purchase agreement. 2. Due to cost cutting, corner space in the kitchen wasted (they have simply blocked about 12 cubic ft storage space in kitchen). 3. No SOD in the front of the house which was committed during purchase meetings. 4. Partial SOD in the backyard, no proper grade work resulting water accumulation/breeding area for mosquitoes. 5. No play area for kids in community.

Not even willing to come out and take a look at the construction defect issues. Just Video call appointment and declined all of repairs request. All of my claims are industry standard and asked me to go to model home and take a look at it. Air conditioning rattling/vibration issue, the customer service supervisor said my neighbor have the same problem and asked me to start logging when it happens. This is not customer service! We sold a house to you so rest of them are “All your problems” We bought several properties from different builders but Pulte is the worst so far. We had a great experience. I would certainly recommend Pulte to others. Raymond, our construction manager, was particularly great. He was attentive to detail, listened to our requests, and answered all of our questions.

The buying and closing process was easy. The walk through is very important and you have to be aware of flaws, and have them fixed before moving in.

My builder Garrett made all the difference in my Pulte experience. When the sales team dropped the ball, he stepped in to make sure my house experience met my expectations. Even after moving into my house, Garrett made sure to answer my calls and make things right. He is still answering my calls to make sure my house is perfect. This is what buyers want from a builder. Someone they can trust, even after the closing date.

We have waited for the kitchen doors to be installed we have been waiting since 2 months now still waiting for the doors to be replaced money has been taken service has not been done. We are paying HOA for the property no swimming pool no club house is ready yet but monthly payments are taken by pulte what an ugly situation

When the stain of our woodwork did not match what was selected in the design studio, the construction project manager worked with us to remedy the situation. The warranty to remedy other construction issues is helpful as we continue to identify things that need addressed (door knob fell off closet door, drywall issues, etc.)

We felt the home buying process was very streamlined. We expected there to more stress involved in a new home construction but we were worrying over nothing. The help and support after closing is something we also appreciate. Overall it was a great experience for us.

Construction manager communication was awesome and prompt response. Expected more from the community and base on the price tag of the houses they can do better on the gardens and the entire community look. Big mistake not having a community pool and club house, high price tag houses that doesn’t reflect their value, looks like another regular group of houses

We had a wonderful experience working with our Pulte team. Our sales manager Terry was a wealth of knowledge about the home we were interested in. Once we were under contract our construction managers Sonny and Matt were phenomenal at keeping us informed about our build. We were over 700 miles away throughout the entire process and were fully confident in our team to complete our home efficiently and with great craftsmanship. They definitely did not disappoint!

One would not want to buy a new home only to see rain water coming in, uneven floors, cranky garage doors, trash provision missing, appliances not working, etc. Unfortunately, this has been our experience. Raising concerns have not helped either - our point of contact for construction (at the time of closure) verbally assured us these would be taken care of but after about 4 weeks simply came back to say he/she has taken care of all issues without doing anything. I believe one would be better off using their money for other options - my acquaintances who went for other communities close by have been sharing much better experience. ... More

Horrible experience buying this house. Mortgage and Insurance were absolutely horrible. I think the mortgage part is a complete scam. They took my 20% down payment and sold my mortgage before my first payment. Insurance is still sending me cancellation letter after issuing and canceling my I insurance before I even closed on my home.

Very easy buying experience with PULTE.

We spent A LOT of money on our Pulte home and we've had countless corrections and fixes that have had to be made from the flooring and walls to the A/C. The warranty department has been pretty responsive to issues post closing and has done a pretty good job there, but our construction manager did not. We had a TON of issues to resolve just prior to closing and several had to be postponed until after closing due to lack of responsiveness in taking care of them in time. Worst of all we were lied to about being able to build a vinyl privacy fence. When we showed that it was not disallowed in the HOA covenant, their response was to add it to the covenant rather than just allow us to build the fence we wanted and make the residents of our community happy. Now when the homeless or random people pass by (as myself and my neighbors have seen), there is nothing to block their view into our yard and house. ... More

Among 3 homes i have i will rate this as worst builder

Overall I think the turned out as expected with only a couple of minor issues which were easily and quickly corrected. There is one change I would suggest. I paid extra for the Energy Package Upgrade 2 which included insulation for the exterior garage walls as well as an insulated garage door. I wanted to have the garage ceiling insulated as well but was told this was not an option. Insulating the garage ceiling should be part of the package to properly insulate the garage. The insulation company is already here. Now if I want that done I have to find someone to do it and it will probably cost more than it would have to have it done during the construction process ... It’s been almost a month or more after I took the keys to my new house and I complained about the construction GARBAGE left behined my house & so far nothing been done . I should have NOT signed the Last Walk to my house knowing that they will not follow through on their word . The GARBGE Still there till now ..

Many changes in personnel made the process more difficult. Not all work completed by closing; some items still pending. Employees maintained polite attitudes.

The Pulte team is professional, friendly, and responsive!
