We enjoyed working with Dana throughout the buying experience. Overall, we feel comfortable and are pleased with our home. Pros: 1. Pulte has some lovely standard options so that you do not have to upgrade everything. Their floor plans are great! 2. Great communication from Ben, Brian, and Dana on the building side. Our questions were addressed along the way. There were no hidden surprises. 3. The bonus incentives before purchasing were helpful. 4. Love the Moen products which come standard. 5. All important documents were explained and we felt very comfortable with the building process. Cons: 1. Many items needed attention right up to close from drawers and cabinets that were crooked, windows too tight to open, to paint mistakes, exhaust fan making a weird noise,and a few more. Not major items but Pulte needs to SLOW down. Put things in correctly the FIRST time. 2. Poor communication and delays on sod. Half the sod was dead and brown. Two weeks later, they had to pull it up. Again, SLOW down… be mindful. 3. After closing: Well, communication is more challenging. There is only one guy who oversees “ fixing” errors you catch afterwards, and that takes a while. But if Pulte double checked their work pre close, this could be avoided. Lastly, Nottingham Trace is a beautiful community. Love the clubhouse and walking path. The biggest drawback is the very restrictive HOA. You have to petition for so many things. I hope that can change. As long as people keep the area nice, we should not be so restrictive. It takes a long time to apply and get approval. The home purchased was a “Move in Ready” home so the buyer did not get a quality review until the day of closing. Known as the Celebration Walk through, there were many items not worthy of celebration. The house flooring was really dirty and there were paint drops everywhere. The carpeted areas had paint, mud and drywall mud drops in every room and closet. The toilet in the owners suite was clogged. The lighting fixture in the owners suite was missing one glass cover. Two of the windows in the house were very difficult to open/close. There are many other workmanship issues reported to Pulte customer service and they have been slow to resolve. Before you move in everyone seems very attentive. Of course all they are constantly asking you to do is give them a high score on the survey. Once you take ownership good luck getting any assistance with issues. I've been in my house 5 weeks and still have blue tape on walls for problems that have yet to be corrected. Text messages go unanswered. Scheduled repairs are no showed leaving me at home all day wasting my time. Master bath shower leaks water all over the floor. This is a known problem that they acknowledge that can be fixed. My question is why aren't you building it right the first time? I really don't want to sound like a complainer. Overall we do like our new home but for the money we have spent these things are frustrating. If you want perfect surveys you need to earn them not just ask for them. ... More

This is our 2nd home with Pulte. We bought the first one in 2013 and it was a great experience. We needed to purchase a 2nd home in a hurry. My how things have changed. We had no choice to design or customize the 2nd home at all. They now have HOAs. Frankly the quality is definitely poorer with us having to call their customer service to fix this and that multiple times. They are still better than others. Advice to buyers is take your time, weigh all your options, plan well, and you will be able to get a good home. If your finances are in order and you are flexible you can get good results. ... More

I’ve had a few issues with quality of materials and craftsmanship. Bathroom door hinge screws all stripped out. S so the door fell off. Two interior door handles fell off. Had issues with water sensor triggering. So A/C wouldn’t work. I’m sure there are more issues to come. Also, warranty work is only done 9am-5pm. Guess when I work??? So they won’t come to fix things when I’m home.

Home was not clean after closing; never received a welcome package with information pertaining to water, electricity, HOA, etc. Loan was sold to an extremely horrible mortgage company without notice.

I found what I would call Pulte cheapness. Plastic toilet seats that don't have the slow close so that they slam down. Cupboards that don't have shelves so that they are just big useless holes unless I had sliding shelves installed. No over the mirror vanity lights. A bathroom with no sliding door for the tub/shower (I was snidly told to get a shower curtain). A bathroom with no medicine cabinet. No light in the pantry. Simple little things Pulte could have and should have done.

When the stain of our woodwork did not match what was selected in the design studio, the construction project manager worked with us to remedy the situation. The warranty to remedy other construction issues is helpful as we continue to identify things that need addressed (door knob fell off closet door, drywall issues, etc.)

Great home overall and the process was easy.

Buying experience was great. Yard grass was not that great, grass was sick and poor quslity

We paid a higher price for the property. The workmanship was ok.

Overall its great, but can be improved a lot. Quality is not focused as much as on prices. Needs some re designs on some basic needs in the house. The basic options should change as prices are increased other wise the quality shows low.

We closed on 6/20/2024, but sadly there are still some issues to be resolved regarding our build and repairs.

Home is decent quality, however it feels fragile and not as sturdy as other homes. Walls are relatively thin and you can hear your neighbors quite a bit. Do not go with Pulte Mortgage as they are unresponsive and were pretty negligent during the process.

At first the builder seemed eager to help and address the issues with our brand new home. He seemed especially concerned that his first review vis survey received 5 stars. Now it’s been over a month without all issues resolved and we are now noticing some quality issues, especially with our cabinets. We were told “scratches and dings” were not covered after 30 days. However the issue is. It scratches and dings, more like cheap quality laminate on cabinets. They said we got a cabinet repair kit to fix it ourselves but we never received one. Buyer beware. Hi, I am 45 days into living at pulte and my master bath plumbing already leaks. My office room ceiling needs to be cut and repaired which might need some time. Response from maintenance was fast but just when there was no room for negotiation and any additions on quick move in home, I expected utmost quality. I did not expect plumbing problems just a month in home stay.

We had a great experience with our sales rep Mandi. She is phenomenal! We also really liked and trusted our construction manager. However, there were a bunch of items right before we closed that still are not completed after 6 weeks of being in the home. It's quite frustrating that everything has to be handled via email when the construction manager or customer service rep could easily stop by our home and help address the concerns.

Lanai floor easily got flooded during heavy rain, I asked to elevate the flooring to avoid the flood but didn’t granted it. Paint spill all over the floor and wall and few scratches on the floor. Floor tiles sealant easily got removed and cracked. Bad cut tiles at the shower room. Glass Sliding door not fit, some door not fit as well. Malfunctioning appliance and broken faucet and asked for assistance but until now no fixing it.

Can't say enough about Brian and the front office. Open door policy. For the most part my house is my dream house! Neighbors are are welcoming and friendly. A few problems but I have confidence it will be resolved.

I have had an overall positive experience since moving into my home 6 weeks ago. Only one really negative issue has been the way the backsplash was installed as a piece of tile was not cut correctly and damaged an electical box when it was forced into position. That should never have happenned and it caused me grief when I attempted to install a dimmer switch but could not do so due to the damaged electrical box. I have sent in a request to have that item fixed. Most of the work to clean or repair items we have discovered have been handled with care and taken care of promptly. I was not thrilled with the fact that numerous issues we had with items were not corrected or just plain ignored before we closed on this home. I believe that can be improved for future buyers. We should not have to wait until we moved in to have noted issues fixed. If you get that in order you will recieve a 5 star rating instead of 3 stars. ... More

I can list a few, but just telling couple of things I noticed which are not up to Pulte standard. I am not satisfied with Pulte did my garage. The sidings are tucked in properly

Overall the experience was great, however there was a massive misunderstanding and poor application with the kitchen backsplash. One pattern issue was resolved, but we still have various grout line sizes across the backsplash because it would have been too expensive to fix and it was within the “margin of error.” Just have your contractors use spacers. They did in the shower.. Also I called the Sherwin Williams that was highlighted by the builder. Not as in touch with our colors as it was described.

Known issue with ovens should have been fixed before closing. Many manuals left with my unit were for installation and not consumer use. Final walk through was too quick to absorb all the information. If any walk in closet is through a bathroom walk in closet should have an AC vent. Base trim corners are all have an unprofessional looking cut. Island wall that would house stools should have been painted “gloss” . Naturally, sitting at the island, shoe markings will happens.
