We love our new home but had some trouble during the construction process. Some of the information we were getting from our sales associate and construction manager turned out to be misleading. We had difficulty getting the construction manager to respond to us at all. His manager should have stepped in to assist if he was overloaded. The post closing support has been good from Julie. You expect a few minor issues here and there with any new construction and Julie has been very responsive.

We love our new home. Plan on spending a couple hundred thousand more than the base price. The lot is not included. And everything is an upgrade. Everything!! If I was younger, I would have taken the included kitchen and tore it out to remodel after purchase. I’m just not up to living through a major remodel at this point. I do feel it is mostly a quality build, especially ventilation and structure. Service after close has been prompt but they were unable to resolve a faulty low quality kitchen pull out. I am a senior who is alone and have decided I needed to be near family. my younger brother and his wife were very cordial to invite me down to fort myers to live near them. The stress of the situation was I am alone and did not have guidance on all this Technical stuff. My brother is my POA and Pulte would not allow him to sign for me at the closing. Once in home we began to see many quality issues that we didn’t notice during our final walk through. Pulte service is responsive to tickets, but if they had better subcontractors there wouldn’t be so many tickets.

In side walls Don’t have insulation.

After moving, I realized that inside walls don’t have insulation at all. Voices and TV sounds are the echoing in entire home. Even water sound in bathroom is echoing in home. It’s very disturbing.

There are sone issues that can’t even be explained. Door trim that is uneven with the wall. Bedroom closet doors that are so big they scrap on clothes abd I have to “hide” behind to get to part of the closet. very poor design.

Overall we are happy with our new home. During construction there were many times windows were left open, allowing rain to come in. This resulted in drywall and wood needing to be replaced. The drywall used is very cheap and very thin. Tile work is exceptional! There was a problem with the septic line upon move-in which required a plumber and the county to tear up the sidewalk and clear/reconnect the lines. Our biggest issue is the yard. Staff is friendly and helpful. Until the sale is complete. Then you're an inconvenience. We have a couple of minor build issue that we've brought up, (one was corrected sloppily) we're still trying to straighten out our solar purchase. If you were to ask your staff there are issues because we're not very intelligent. At least that's the impression we get. Or we're a nuisance. I suppose that I should have expected this. If every request for help receives an indifferent response, then I guess they figure we will ask for help less often. Easier for the support staff that way.

Our home is beautiful but we would never buy a new home from Pulte again. The process was a year and half long. Lots of changes were made over that time frame. Quality of the build is moderate, definitely not what we expected. Joey our construction manager did his best to make sure things were done however he only had so much pull. The worst experience would be the design center. Making you pick out every detail of a 4000sq ft house on a 4 hour period is ridiculous. Know that you will pretty much be told anything to get you to sign as well as pertinent information left out. Ask questions and get it in writing. Check every tiny thing BEFORE closing. We found paint ALL over our floors, cabinets split/uneven, etc. Go back and follow up on your pre-closing walk through BEFORE you sign at closing. We really had to push and then were told, "We don't always get every blue tape". Okay, what's the point then? Closing on time is certainly the priority vs a 100% satisfied customer. Just be observant and force the issue to get it done.

We are disappointed with the quality of the workmanship and the lack of quality control, more than the quality of the materials. I expected the materials to be a little more high end but overall they have been satisfactory. We are making a few uprades and have had to ask for someone to come in to clean up grout on tile, replacement of defective tiles and clean up of glue on hardwood floors, and replacement of stained pieces of hardwood. Project manager has been responsive to all concerns at this time. Bryson has been good to work with. Continuously finding more and more issues/concerns (e.g. shower stoop drains to bathroom floor, stair rail spindles are already splitting). My concern is what will I continue to find.

Tankless hot water heater doesn’t work. Been in the house 3 days and can not get hot water! Plumber came to work on it and still doesn’t work! Many issues need to be resolved! Lovely house but not satisfied.

So many little issues needed to be resolved even though the house was supposed to be move-in ready. Door bell not working, paint not properly done, nails could be felt under many places in the carpet...just to name a few. A proper list would take up a page. I would advise Pulte to have quality supervisors in place who's job it is to come do a checklist in the house before the house is handed over to the buyer.

I want to say that everyone we dealt with at Pulte during this process was polite, professional and truly wanted to do the best job they could. The final product is everything we had hoped for and more and our punch list is a few simply cosmetic issues. No serious problems or malfunctions of any kind. Malcom did a great job and his follow up was excellent.
