I am not satisfied with my new home. I paid more than half a million dollars for such poor quality. The cheapest paint was used, one closet has been repaired and I just submitted photos for a second closet. The kitchen faucet has to be replaced, and the arch leaving the master bedroom leading into the master bathroom is crooked. The casing broke off of the main bathroom door. How did you not level that off. I just bought this home 8/22. Every day I look to see what is going to break next.

Communication is not their strength!

There were several small items that needed to be fixed and it took over 1 month of being in my new home before these issues were addressed. They need more than one Customer service manager for a location as large as Potomac Shores.

We have had several issues with our home and Shane has been extremely responsive and willing to try to make it right. Unfortunately, our microwave has never worked, and it has been 60 days and Kitchen Aide has still not resolved the issue, despite two trips to repair. We expect a new home wo have everything work and that it should be replaced and not fixed. We have also had several issues with attic doors that needed replacement. Despite two repair visits they are still not completed. The quality of workmanship seems to lack the attention to detail and some of the workers just want to get it done versus doing it correctly. Again, Shane has been very responsive and acted quickly, but some of the issues still remain. ... More

We love our new home and most of the process was very smooth. The sales rep and design center were wonderful. However, our construction manager was unresponsive at times and is yet to fix any of our post-move-in punch items. We would buy again with Pulte but would voice our concerns louder and earlier if we ended up with a poor construction manager again.

The buying experience was good, but there wasn't any introduction to my home

Overall the pre purchase, keeping us informed on timely manner, meeting deadlines, closing all worked great. Materials quality also seems to be good, but it is just the beginning. Post warranty attention needs improvement, need the team to share some ETAs or timelines which is missing. All homes do have some issues to fix after we get in which is normal but attending to it and giving ETAs needs improvement.

We struggled with turning on some essential utilities such as Internet, Gas, problem with dish washer. We still have major issues with sprinkler system leaks that wasted thousand of gallons of water, a front window does not shut, no hot water to our laundry machine. It is difficult to contact Pulte home warranty team. However, the house itself is pretty solid against IAn storm, just 2 of our roof ridges were blown and a few minor items outside the house.

Overall, it was a decent experience. Mistakes were made, and we had to catch some of them ourselves. So, it is not a worry-free or hands-off building process. You do need to stay more engaged and provide more oversight than I had anticipated. Some communications can get dropped or take several days to get a response. So, be prepared to wait or do several follow-ups. Other than that, things turned out fine and there are no major issues with the house at this point.

We had a great construction manager…at the end of the build. The first one we had was not do great. We did not feel he was aware of what was going on during construction, rarely emailed updates and when we did get them we got one sentence. After he left and we were assigned someone who actually cared about the process, things looked much better but we were at the end when this happened. Nate is top notch as a construction manager. As a homebuyer from out of state, Pulte Homes made the experience enjoyable. From the constant updates from sales rep, to the knowledgeable design center designer, to working with the mortgage was a 5 star experience. The production side of the business was a 3 to 4 star experience. Weekly updates were provided, but I still have some items remaining from closing. There is a plan in place so I will reserve comment until delivery. Also better project management of subs would be my only recommendation. Really good product for track construction almost similar to the stick building model.

Make sure all open items are completed before closing. My home closing was 8/31/22 and closet doors were not painted. Closet doors were taken out to be painted and still have not been returned. Bigger issue, AT&T can not hookup my Internet because of missing underground cable feeding my house. AT&T blames builder and builder blames AT&T. In any case it's been 37 days and still no internet service due to missing cable. This is unacceptable, and there is no other service provider available.

Loved the experience I had with the sale folks (Myniesh!). Unfortunately, had issues with upgraded cabinetry (they don't come with handles??), this is despite the design center person telling us that it came in brush nickel, and there were no options for chrome. Issues with one of the outlet circuit breaker tripping. Sent a request to have it looked at, after several back and forth emails, the person literally told me that since it had power, he didn't need to send someone out to look. Let's think about this. A brand new home. Circuit breaker keeps tripping. But because I can reset the breaker and bring power back up, it was ok?? After pleading with him to have some look at it (either a bad outlet or bad circuit breaker), he finally said someone will contact me to have it looked at. Really?? ... More

The process was smooth up until after sale. A few issues with quality appeared in the 30 days after move in that did not present during the final walkthrough (all relatively minor) but the builder was extremely unresponsive about them.

Work with our sales person has been excellent. She was helpful with selections and also with advise about options. She has let us know what was happening during construction and explained the delays. The biggest problem that we had was that when we walked through prior to closing there were many things not finished and no touch up had been done. We were promised that they would be done by closing and nothing was done. For example, our refrigerator was not set up, the washer and dryer not connected, vent covers and covers under the kitchen sink were missing, doors were cracked and split and an attempt to repair one door left it off the hinges in our bathroom - it needed to be replaced. The paint job was sloppy and there was glue and other material on the floors. There were cap over the screws missing on the front door and the outer door windows were covered with excess paint. It was really sloppy and it delayed our moving in be several days. Since closing Jon has been in and taken care of a number of these concerns. He has been amicable, apologetic and efficient. However, when he was out we got no response to requests. We have now been in our home for a month and just got the keys to our mail box so we can receive mail. Although we are still pleased to be living in a Pulte Home and greatly appreciate the responsiveness to our requests for repair of items that should have been done at closing, we are considered that there is a serious problem with preparing these homes for sale in an expected way that may deter others. We hope that this is a temporary problem. We also have not heard from the management company and the field behind us is tremendously overgrown and for those of us with allergies is a serious problem that also must detract from sales. Make sure you have everything complete and to you standards before you move it. Once you get your keys it take weeks/months to get what should have been complete/fixed done.

I appreciate all your work but it is so important have the walk tru done before the closing, to check that everything is well done, because all the mortgage process was fine, but we received the house 10 days after the closing date and so far we have some issues with the house and the garden without repair.

Overall good experience. The trades people used were not the best. Many issues, lots of details in quality of work. It’s like too big of a hurry to just get it done so some of the work suffered.

Have had a decent experience so. There are some issues like some electrical ports not working, planted tree that didn’t survive .. etc Trees are apparently not covered under warranty even if they have been planted just before closing and didn’t survive even for a month but was assured it will survive. They don’t want to take care of it. Some of the contracts are very slow to respond or won’t respond at all when issues are raised under warranty at all, have to follow up frequently.

Our overall homebuyer experience was good and we are happy with our home and the service extended to us throughout the process.

Now that we’ve lived in our new house for close to two months we are settling in and are happy with the finished product. Pulte completed some of the punch list items and a few are outstanding, however we are optimistic they will be completed. After a two year search of new and existing homes we found Trillium Farm. The home designs and proximity to Blackwell Forest Preserve were the main selling features for us, Going into the purchase we had read other reviews so we had a sense of what to expect and this was helpful information. As others mentioned, Pulte rushes you through the various phases but is slow in other phases. Our contract signing day was close to the end of the day near the end of August 2021. On that day we had to select all the options and the exterior color scheme or our place in line would go to someone else. It felt incredibly rushed considering the size of the purchase we were about to commit to. Pulte has pre-set color packages. It would have been helpful if they had generic exterior color renderings to see what the combination of finishes look like if they expected us to make such a quick decision. The design studio experience could also be improved. Pulte emails out an electronic design book with small images of the available selections a month in advance of the appointment. Pulte could provide some aids to prospective buyers narrow down selections in advance. Links to manufacturer websites could help. Also, an opportunity to visit the design center on a weekend in advance just to look around and not be pressured by a salesperson would have made the selection day (time constrained) 3-hour design experience so much easier. Once we were in the construction phase, we did not receive the regular communication promised by Pulte. Since we lived in the area, we started making weekly visits to check on the progress directly, and this gave us some peace of mind that work was progressing. The completion deadline shifted several times. We were trying to time the sale of our existing house with the completion of the new one. This is where things became very expensive because we trusted their “firm date”. Instead, we had to rent back our house for a month, then move to a hotel for three weeks, put all of our belongings in storage and compensate a moving company for two moves. ... More

Finish work on house is sub par. Grout and paint are already cracking/peeling or non-existent in some places and we have only been in the house a month.

We have been closed and in our home for almost 50 days and have yet to receive shower glass and missing a grate in our room housing our AHU. We were originally told it will take 25 days to receive the glass and have received no real update. We have no idea when we will receive this glass. We were under the assumption when buying a new build home, that home would be complete.

I do love the Condo , but I see where they left walls unfinished and my front door you can see outside light. They said they would contact for a punch list after being at the condo for a while. I am sure they will fix any issues.The appliances are great quality. It is quiet and I love being in the back and looking at the trees. The only draw back is no sunlight comes in to the condo so it is always dark.
