The only absolute thing I would change is the paint. Why every builder wants to use the cheapest interior paint I have no idea but it’s already peeling in several areas less than 60 days in a new home. I’m sure they will take care of it but still so annoying.

This is one of the most basic home I have seen and bought. The only and biggest reason to buy is because of the school district. The workmanship and quality of the home is below-par. Coming from a Toll Bothers house, and the luxuries offered, quality, workmanship and flexibility with the floor plan, Pulte is on the opposite spectrum of this. I would say it's just a bare house even after adding a 100k of upgrades, nothing special about it. The list of shortcomings is pretty big and i wouldn't want to go into those details. One major challenge I am facing right now is the HOA and their bylaws. Pulte never provided the bylaws before purchasing the house, because they know if they would do that, quite a bit of people will either have second thoughts or might not buy because of the ridiculous bylaws. One shinning part in all of this process was the Pulte agent. She made herself available and guided and helped throughout the process. Lori is just amazing. Other than that getting mortgage from Pulte and working with them was a nightmare. The mortgage agent was more busy than the US President would be. It was a challenge to talk to her. The service managers are also very hard to get a hold of. You would think that, part of the process of buying from a national builder would be after sales service, which is barely there. I would say that I dont see myself living in this house after kids graduate from high school or if Toll Brothers start building houses in the same school district. ... More

Home buying and building was very professional and outstanding from start to finish.

No quality, bad sales consultant, not happy at all.

Home buying experience was great on the builder side but the Pulte Mortgage process was not the greatest.

Bad quality, greedy sales, and bad warranty team

There have been a few issues with Pulte. The first day we moved in the AC was not working; the water heater was not working correctly for the whole month of June and almost halfway through July. The plumber came out anywhere from 5-7 times and finally got it fixed. The master bath faucet, when running the water the water splatter out. The oven was not preheating like it should. Pulte sent someone out and they informed us that the oven was good but that the electrical wiring was not hooked up correctly. So then an electrician was sent and they fixed the problem. However, in the process of the oven being fixed it was discovered that the microwave/oven was put in crooked and was being held evenly by a piece of wood. Pulte team was great. Our only issues was with the mortgage company and their lack of urgency and responsiveness. In the end everything worked out and we are very happy in our new home.

In the beginning, I found that I spoke with or received calls from the mortgage side from too many people. Eventually I received one individual that would email and call me about things which made it easier. My construction manager, Steve, was excellent and very thorough. Always responded to my text, sent me pictures of all the progress and helped with scheduling walk through times making it easier for me since I was out of state. My experience and love of Waterways and my new home, convinced my sister and her husband to move here as well. Love it here!

Poor post move in follow up and completion of issues

This was my first experience with Pulte. The overall build of the house is exceptional.

While working through the loan process it was difficult connecting with some of the processors. Mike Ho was an excellent person to work with and responded quickly and was very influential for us making decisions. We were disappointed after picking our plan to hear that certain things we were assured wouldn’t get to be done (sliding barn doors for downstairs room rather than French doors). The production and finishing touches of the house took a couple trips but Cam was incredibly responsive to those concerns and quick to make the fixes. We love our first home and are excited to be in this development but the road map to this destination had a few bumps and potholes that could have been avoided with more professionalism and responsiveness. ... Did not get a good experience

Most recently your contractors were plugged into my electric to use it as they worked on the new build next to me. I discovered that in 7/5 when I was outside. We closed 2 months early on the house, which was a mess and the internet was not working and I still don’t have the pool heater working. My pool company/cleaners said the heater is not holding pressure? that has to be addressed and we were just able to move into the house 6/20 bc we were not expecting to close early and we have jobs and so on and I had a June water bill of 235$ with no one living in the home. Which leads me to believe my outdoor water spout was being utilized for the new construction next door as well. With all of the rain the pool company had not been putting water into the pool so I’m not sure why my first water bill would be 235 and yes we paid 135 bill as deposit to water company separately. Apparently this goes on and neighbors that I spoke to about it said it goes on all the time. But it’s stealing, which is a crime so I’m not sure how it can just go on. I had other experiences along the way, some were good and some not great. To be expected. Overall I would never again do business with a company who steals from people who are buying homes from them. ... More

Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on not done. (Poor attention to detail). And various areas just not cleaned up (dirt all around and in basement sliding door). The shower glass in master bathroom was all scratched up (still waiting on someone to come fix that if they will ever). They also left the stove not connected but someone from Pulte actually came and fixed that right away. ... More

Good home, but they could include a better cabinets, handles and appliances for a half million home.

Paul the super intendant is great!

I just bought a Pulte townhome and I’m loving it! The house is beautiful. A few minor issues with the doors but they have always very responsive and quick to fix anything I needed. I did have to ask for a few things that should have been automatic, like the key fob for the pool, mail key, and ring door camera (which was installed with no instructions and the doorbell on it doesn’t work). But overall very happy!

Value for the money is wonderful

Leo was our construction manager and he was fantastic during the whole building experience. Adrienne was our sales person and she was also of great help and an amazing resource. The process was really smooth however, there are many things that I wish the builder would really focus on..the small things. Many of the interior walls are not straight and there are areas on the exterior walls that are not smooth and flaws. That being said, when I notice items that need to be corrected, I can always contact the construction manager, and these things will be taken care of.

We are very happy with our decision to purchase a condominium here at Martins Landing. The entire experience from the sales representatives to the construction group to the customer service care group has been great. Like any other large construction projects, there were some minor issues that needed to be addressed. The responsiveness to resolve these issues was excellent. We look forward to many years of happiness here.

The process to buy our house was smooth, Good quality, Rafael our Project manager was on top of everything before the closing . We are happy with our house.

The Pulte home designs are very spacious, comfortable and good to living.

The construction process was smooth. The house is well-built but the finishes are very poorly made (i.e., cheap), despite their high cost.
