Everyone was great to work with from the sales team, the construction team and the title company. The entire process was seamless and efficient. Jim (Sales Representative) was responsive to any questions and communicated with me regularly. He ensured I was able to visit the design center on my availability and schedule for being in town from Phoenix. He also represented my needs for the construction timeframe throughout the process. Adam (Construction Manager) is amazing. During the construction process he kept me informed on the progress of the project. Being 3000 miles away this was so important to me. He was able to ensure the completion of my home when the timeframe was accelerated since I sold my home in Arizona sooner than expected. Also, from the project walk through till today he has been VERY responsive to any of my concerns and questions. I feel like he listens and determines how to address them and solves the issue. Overall experience was good with Pulte. The construction team was really helpful in all ways. One member from the mortgage team was not effectively communicating back.

Sales personnel were great, we worked with Chris an had a good experience overall. The build of the actual house really showcased the lack of tradesman quality, a lot of poor quality materials are being used. Rushing out on these homes is causing a lot of simple things to be missed. Construction manager Matt was very helpful and responsive. Warranty department so far has been great.

Beautifully designed energy efficient smart home. Responsive Pulte team took care of small issues. Paint quality can be improved. Solar panels and battery will help reduce electricity cost. Good value for a spacious home and a large lot. Gated community provides enhanced safety & security

Kevin was always responsive in answering questions and dealing with any issues with the buildout. We are enjoying the house and the local area.

Finishing is terrible, be it out doors or indoors.

Overall, we are very satisfied with our homebuilding experience here with Townes at Lakeview. Our home was delivered in great condition with only a few minor things we wish were designed differently (namely placement of light switches and power outlets). Would recommend to anyone ready to embrace low maintenance multi-family living.

Jennifer sales consultant only looks out for sales, that’s it! She adds options and upgrades without explaining description and costs. She did not tell us we had 9 days to review agreement and back out. Too far in to purchase months later I found this out. I’ve already closed on house. Our first night sleeping in house my son’s bedroom did not have a register in the floor for A/C to cool his room. Next morning Ali comes out to house and I show him the pre-drywall picture showing register in son’s room on floor. Pulte even had city inspectors with City of Novi give us final certificate of occupancy. Other issues with house: paid for 4th car garage to be insulated and I had to show Ali the attic space over 4th car garage that no insulation was installed; items to be fixed on final walk through were not addressed and fixed and we did not realize until we were living in house and when brought to Ali’s attention he directed us to go through warranty department now. There are some positives though: design and layout of house is nice and lot is big enough to put a pool in. For the price paid I expected better quality, which my Pulte Home is lacking. I wonder what other upgrades I have paid for that were not installed or completed. ... More

I had a few hiccups that prolonged my move but my salesperson, Jennifer and construction manager, Cole were excellent. They were able to answer my multiple questions and address any concerns I had. I love the way they touch bases at every step of the building process from start to finish. Cole even came by the next day after closing and assist with an issue with my dryer. Thank you Jennifer and Cole. I love my new home.

Sales team is amazing, construction manager is responsive, however expect issues with your home when you move in. For example, two months after closing, our building still does not have any internet lines running to it.

Highly recommend, we really like the home.

Really a good house thy have at pulte

The design and layout of the home is quite nice and met our needs. The quality of workmanship however, is lacking. Numerous issues with paint errors, paint spatters on floors, walls crooked, baseboard trim joints poorly finished, and several other issues. Light fixtures in floor plans that are not where they should be. Electrical appliances with damage, upgraded features like recessed light fixtures and kitchen cabinets are really just "builder grade" quality.

Until this week Pulte has answered all my concerns. I’ve left messages to 2 different people concerning electric concerns. 1 person answered my calls about a dead tree in my front yard but I haven’t heard anything since.

Overall awful experience dealing with Pulte at every level. We were under contract for a specific package - after signing, Pulte changed the paint and carpet package and told us if we don’t like it we can back out of the purchase (Jake). We’ve had mismatched white paint colors in the house, paint over outlets, We’ve had 7 doors now that don’t latch, nails/rusty screws all over the outside of the home, siding falling off the house, wavy baseboard, ZERO escrow updates, and no one within the Pulte group will respond to us. Jack specifically told us if he made improvements to our home it would come out of his bonus. We addressed issues like sharp tack strips and he refused to correct them over 1+ month. My child then bled over our white carpet on those strips. Inexcusable and we are considering legal action. Corey gives zero updates on the remaining escrow updates. Ignores emails and doesn’t follow up. Additionally, he promised escrow updates that didn’t take place. Ben makes empty promises and doesn’t respond to messages. It’s no wonder Corey and Jack follow in his footsteps. We have had opportunities to recommend our friends to Pulte, specifically friends looking at Pulte homes and have told them to go with other companies. I’ve spoken with regional manager Rick Lechernberg, who assured me customer care would contact me about my issues, yet I’m sitting for a week+ still waiting for any sort of contact. Everyone within this organization wants to point the finger in order to secure their paycheck, while not caring for the customer needs. Awful customer service, awful craftsmanship, awful customer service, awful follow Up. You are a number within this organization and as soon as the purchase is made you are nothing to them. They tell contractors to enter your property with ZERO update or notification. I won’t recommend this company to anyone I care about. Because no one I’ve talked to in this organization cares. ... It’s was not the kind of experience we were looking for. House had multiple issues before closing. We closed on the house. The project manager promised us to repair all those issues before closing but didn’t happen. After closing when I asked when he will repair those issue, he told me to call customer care and he doesn’t work at this location anymore. I had to get in contact with regional manger to get the ball rolling.

Great people and team with smooth home buying experience. 5 star rating for everything.

When we had 1st time walk through one the cabinet of living room kitchen was broken. They told me to replace it but not replaced yet more than 2 months

From the first day we came to the neighborhood to look at models to now, after the build and moving into our Forever Home, our experience has been FANTASTIC!! Every single person all along the way was beyond helpful, highly knowledgeable, efficient, VERY on top of things, and answered all of our questions in a more-than-timely-manner, in minutes, most of the time! Each person walked us through the process step by step. The entire process was EASY from start to finish which would be a Godsend for young, first-time builders. A word about the quality of our home: it's a FORTRESS. It is hurricane-safe. Born and raised, and having spent my first 47 years in Broward County, I have been through many hurricanes and tropical storms and am confident that our home will withstand any hurricane. ALL of the Pulte homes are built with concrete block construction with poured concrete, hurricane tiedowns, and impact windows rated to >150 mph. It's comforting to know that we won't have to evacuate or board up if a hurricane is headed our way (we live in S FL, so, of course we'll have storms). We have no worries. WE ARE SAFE here. In closing, my husband and I would like to thank Pulte for a great experience in building our Forever Home. I just retired and we'll spend the rest of our lives here in our beautiful home and neighborhood. So, going through the buying process with the builder Pulte and the mortgage company Pulte mortgage was a nightmare! Let's start with the builder. So there is a $10,000.00 deposit a new buyer must put down to purchase a house with Pulte. This deposit has nothing to do with your closing cost. This deposit involves you contracting with Pulte to build your home. The deposit can go towards closing if you want. The deposit is refundable if you abide by the terms of the contract. That's the first red flag! The builder did have some perks: $10K of the overall cost of the house, another $15K if you used Pulte Mortgage, and another $2500 for Military folks and house warranty. So when the house was finally "Completed," that's when the fun began. 1. The grass installed on the lawn for our house was dying and had lots of brown patches. The empty houses that Pulte was selling or sold all had beautiful lush greens. Pulte assured us that the house was inspected before we moved in, but it was clear that the inspector had done a poor job. We discovered foam in one of the air ducts, exposing us to harmful germs. The air filter was also not replaced with a fresh one. I strongly advise you to get your own inspector and have Pulte cover the cost. This is a crucial step to ensure the quality of your new home. 3. A kitchen cabinet door fell off just 2 weeks before we moved in. Our pantry rails were missing rail caps, and the sharp, exposed ends were a constant source of discomfort, even causing minor injuries. Despite our repeated requests, the Pulte service team has not provided us with the necessary pantry caps. This lack of response and support has been a significant source of frustration. 5. The Pantry light dangled after 2 weeks of moving in. That has been fixed. 6. Our dishwasher's electrical connection was criss-crossed, so instead of the water draining, it would turn on the garbage disposal. That has been fixed. 7. The doors to one of the rooms did not close properly. we let the construction manager know about it, but nothing was done before closing, but that has been fixed. 8. The wood trim on one of the cabinets in the bathroom is coming off, and it has yet to be fixed. 9. Foam or sponge was stuck in one of the toilet pipes. Whenever we tried flushing the toilet, it would not flush properly and leave stains. That has been fixed. 10. I will not discuss my experience with Pulte Mortgage in detail; that information will be reserved for the Putle mortgage survey. To cut a long story short, don't go with Pulte Mortgage; they are a migraine. But this was not great with Pulte Mortgage: they sell your information to other 3rd parties that come to your house and solicit their services. Finally, my experience with Pulte has not been great! I will probably do things differently if I purchase from them in the future, considering the amount of money one is paying for these houses. ... More

We purchased a home from Pulte as we liked the floor plan and overall our experience with Pulte has been very disappointing. The home we brought is over $1.3 mil , for that much we would expect better quality of material, workmanship, better finishes and overall a much better looking neighborhood. I don’t think that Pulte is partnering with top quality subcontractors and have qualified staff inspecting the work being performed. Overall buying process : Fairly decent. Nothing special or nothing bad. They were easy to work with and seemed organized. Construction updates: Very good We were always kept informed about status of the build, any issues or delays were discussed timely. We were getting an email from our construction manager every week. Material , build quality and workmanship: fair Quality of material seems very average. Definitely very builder grade. This is not a starter home and we expected better quality of materials for items like doors, windows , switches, plumbing , hardware , light fixtures , but all seems very low to mid quality. Since closing and within a month we have had issues with electric with power to light fixtures in kitchen and hall way going out, power to HVAC going out, security lights going out. Carpets have nails sticking out from perimeter and doorway which pinch you pretty hard if stepped on. Note that we had selected a level 2 upgraded carpet ! I have requested Pulte to help fix this, but the response has been that pounding down these would void the warranty as it will damage track strips used to keep the carpet stretched. I have tried to work with them on this issue and have requested a transition to be put in at least in the doorway so that it is covered but it has not been accepted. Pulte customer service will simply echo what their carpet vendor is stating without coming out to my home to inspect the problem in person. All instructions from CRI to carpet manufactures state clearly that track strips should not be installed in the doorway for this very reason. Even the home inspector that I hired stated that but for some reason Pulte is not seeing this as a workmanship problem and seems to be telling me that this is how it is suppose to be. The garage door came out from its tracks and got damaged, we are still working with the vendor on the fix. Hopefully this is covered in the warranty. Lawn is not graded properly has low spots that have puddles of water and take 2-3 days to dry out. There are several other smaller issues that I keep reporting to customer service. Value for money: Poor Unfortunately, again very disappointing. To be fair the cost of everything had gone up but still compared to a $1.3 mil house from other builders in the same city, we feel the overall look, finishes , designs are much more dated and does not feel like it’s decent value. There is not much landscaping provided, elevations of houses look dated, not much variation in houses in the same street making the neighborhood look cookie cutter. Customer Service: OK I will say the customer service is quite responsive, they issue work orders promptly and try to help. But that’s pretty much it. As a home owner prepare to coordinate between the sub contractor and Pultes customer service. There is no follow up from Pulte to see if the work was completed properly. The construction manager is not involved after the home is closed. So you are pretty much dealing with subs on your own or getting caught up between all. Overall, it has been dissatisfying experience building with Pulte. We don’t think we will build with Pulte again. ... More

Overall is okey better than other construction companies but still have issues and companies make shortcuts on materials/process but that's everywhere.

There are many issues with this home buying experience. First, before we went under contract we were told that the neighborhood would be only homes and that there were not going to be any townhomes built in the neighborhood. We were also told that the area beside the mail boxes was reserved for the construction of a pool with a play area and a splash pad for the children in the neighborhood. Unfortunatley this is not the case because now there is a plan to build roughly 170 townhomes in the front of the neighborhood connected to the neighborhood entrance road and the townhome owners will be granted access to the amenities. Besides the fact of the information being untrue, the infrastructure of the area can barely support its current population, the addition would cause an additional strain. Secondly, the amount of time between the final walk through and closing date are too close to one another which forces poor workmanship issues to not be resolved. There are so many other issues with Pulte's process but we are all intelligent enough to understand cause and effect, and the difference between being legally and morally correct. With that being said i understand the when it relates to profit margins you only have to be legally correct. So, I am going to end my review knowing that this is a formality that will fall on blind eyes and deaf ears but in the slim chance that the opinions of your customers are relevant, i suggest you speak with the other members of this neighbor because the concerns that I have learned about from the other homeowners here have much validity and reflects poorly on Pulte Group and their shareholders ...
