Quality Build Issues and Nonresponsiveness

This is our third new home build and the worst. Pulte is building too many homes too fast. Supply chain issues and worker shortage has led to many build quality issues and subpar work by their subcontractors. Field Manager does not keep promises that were made for items to be fixed so that we would close on home. We have had build quality issues throughout and it has been many months since we closed with nothing being addressed.

House had a lot of imperfections in the paint job, flooring buckling, spackling of outside stairs had holes in it and concrete perfections on the outside stairs leading to front door. gouges in the garage floor.

they look incredible and are made of paper

The electricity in the garage does not work, the water heater does not work, there are no mosquito nets on the windows. the doors are made of paper, the walls of cardboard. The neighborhood is unsafe, cars are stolen all the time and people enter the neighborhood because there are no bars and they leave the gates open. a disaster everything

Beautiful homes, but poor customer experience and sloppy worksmanship

Overall we love our home because it’s our home but the buying process with Pulte was painful, stressful and not pleasant. There were many times we wondered if we made the right decision. The contractors are just sloppy with their work and the sales people are completely untrustworthy. If the customer experience was better, they’d really be at the top of the game because the home designs are beautiful. Purchase with caution and just know what you’re getting into.

There were numerous discrepancies with our home that were addressed during the final walk through that have yet to be fixed. Other issues continued to be found even after moving in. For example, lights in the kitchen do not turn on as well as the closet lights on the second floor. Overall, if we had to do it all over again we would have not chosen Pulte at all

Many broken commitments

Many items were left incomplete, even though promised, the week of closing and remain that way a month later. We should have held out and made Pulte live up to their end of the contract.

Not a "quality home" as advertised. When you ask something to be done after closing, they will kick the bucket around. Be really careful with Pulte Mortgage.

Field manager over-promised and under-delivered so many times

Would not do it over again given the chance and I think that's about sums up how I feel about the process and our new home with Pulte. We were made to feel bad when we brought up issues. We were treated as if we were wrong in many instances. Just terrible customer service for the money we paid.

This is the worst home buying experience I've ever had. Once we signed the contract, all communication stopped. No updates, no information on when the build would start, nothing. Once we moved in, we hired an independent inspector look at the house. He found issues with the roof, HVAC, and some other minor things. The roof is yet to be repaired. HVAC came out and worked an entire morning re-wiring the A/C unit and thermostats. A/C wasn't even connected. We had no heat, no A/C. The build of The home seemed okay when we walked through it, but the actual finishing of the home was terrible. The painting was atrocious and the house was left a mess. Grout work and tile was done poorly. Front door threshold brick doesn’t come up to meet the actual threshold and needs to be redone. Crumbled cement corners. Doors are hung crooked and outer doors don’t lock without pulling/pushing hard to close; strike plates don’t meet. No attention to detail. They have good intentions but are seemingly inept at providing good service after the sale due to cut rate vendors and poorly trained personnel. Too much sloppy workmanship. They utilize your home after it's sold as a model/sample for other prospective home buyers. The materials specified are somewhat inferior at times and quite a bit of the workmanship is far from superior.

Responsive, but major concerns with workmanship

I wouldn't do this again. Pulte seems to have very little control over their sub contractors. We've encountered countless issues throughout the process (during and after the build was complete). Pulte always responds quickly, but there's no way to fix widespread shoddy workmanship (framing, drywall, painting, plumbing, electrical, flooring, windows, you name it). I just hope we don't encounter long-term effects down the line.

My frustration with the lack of communication and follow-through

During the build process, the field manager did not communicate with me; and when I called or emailed; he didn't promptly get back to me; if at all. Since closing, he hasn't followed up promptly when I reach out. And the list of items that still need to be done/corrected, hasn't been addressed. It is beyond ridiculous

I bought a home out of state so my experience will be different I'm sure. My husband flew down the week before closing to address any issues that weren't caught the day before by the warranty manager. He flew down a week later to see they had not even begun, even though he was going to our closing an hour later. Since then, we have had sub contractors in and out of our home to do everything from remove paint on floors, clean windows that appear to have smoke damage, remove cabinets to install lighting that they forgot to, cut holes in sheet rock to run a new conduit for internet ...

The lack of Competiveness and Communication. Very poor.

They did not finish the house and fix what was missing. Some examples no bathrooms mirrors, No water in the refrigerator, Details, etc etc... I close a month ago and they haven't fixed the things they had to fix. I haven't move yet and the closing was a month ago. My advice is before you close make sure they have finish everything, because you will have to make appointments and appointment to get it fixed and it takes lots of time. I think this should be easier since people dream is to buy their house. But ended up being stressful. Thank you.

We felt really good when we signed, but once building was started the work was rushed and we felt like we were nagging when we pointed out issues. Now that we're in the house we keep finding things that annoy us. Such as the slightest finger touching a wall will leave a mark because they used very cheap, flat paint.
