Whatever you do, get a home inspection.

We heard Pulte is a big company and we thought the process of the house construction will be customizable so that we can choose what we need, but the process we went through is different. Pulte has very strict rules in terms of alterations we can perform.m, that made us difficult to build the home we dreamed. Pulte has very strict rules in selecting the structural options, once we selected in the starting that we can’t change after couple of weeks. Overall, Pulte has to change according to the buyers taste.

We started our new build not knowing how everything works. We quickly learned there are many limitations with buying a “spec” house. There are many items, large and small, that you cannot change even if construction has not started. I wish Pulte took more time to inform us of these details.

My Pulte home is exact;y what we were looking for and we could not be happier with the quality we received for the price we paid.

Very poor communication between your field Superintendent and customer. During final walk through house was no near completion. Never gained confidence and commitment from your Superintended.

Beautiful, well built. The grounds are well kept. Nicely landscaped. The appliances are okay, but to me, are not as good or easy to use as the ones in my old house.

Site manager was great. since we were unable to fly to SC to check on the build due to travel restictions from COVID-19 , Our site manager made us feel so comfortable with the building of the house it was as if he was building his own home. He called us twice a week and gave us updates with multiple pictures. Showing us all the consrtuction steps and how far they got and what the next step was. He always made it a point to ctc us same day when we sent him a question. We will always highly recommend Pulte Builders.

The Landings at New Riverside is pretty - it has no golf course to pay for (a plus), and a great color scheme as to the houses. We decided to purchase a Quick Move In option. Prior to closing I did a walk through and we found numerous issues to correct prior to closing (they promised they would correct all of the issues, citing their high quality standards, desire to make things right, etc.); the day of closing (hours prior) I did a final walk through, complete with an embarrassingly large welcome home sign across the garage - nothing, literally, not one single item (such as nails sticking out of the carpet, entire pieces of trim missing from on top of the front door, etc.), had been addressed by Pulte since the prior walk through. But for a must move move-date I would have followed the closing attorney's advice and delayed closing. One hears about Pulte Quality, etc. - it is about equivalent to getting a cold burger and fries at a fast food place during off-hours - sure it is a house, it looks like it could be good at a quick glance, but the quality is sub-par and leaves you regretting spending the money (and feeling a bit sick to your stomach). The follow-up as to the multitude of problems found post-closing is horrible (ex: we had holes still with blue repair tape from before my FIRST walk-through in cabinets) - for example, we set an appointment with the "local" initial 30-day contact for many issues about two-weeks ahead of time so we could get our small child with medical issues out while many contractors were set to come in - only one showed of several "period" (while having a family member spend an entire afternoon waiting, and me taking an entire unpaid day off of work) - the local first-30-day Pulte person handling the appointments would not answer his cell phone the entire day or return voicemails, so now we have all of these problems still. Not even a courtesy call was received, and the one person who did show had a horrible attitude (he showed up well over an hour before the earliest scheduled time (my relative was not over yet) and we had to call to get him back - he admitted he never even looked at the work order with the time prior to showing) and did sub-par work on top of the already low quality Pulte initially performed. I would never recommend the Bluffton area team for anything. The people one speaks with are polite, make promises and commitments, and then absolutely fail to follow through at all (or even answer calls) - and we are only 35 or so days past closing as of this review on a home that cost well in excess of $400,000 dollars - I can only imagine how Pulte quality holds at lower price points. Frankly, I would only buy Pulte at New Riverside (or ANYWHERE) if a) you can delay closing (you are not in a hurry to move) to ensure you have had numerous walk-throughs checking EVERYTHING - ex: our hall-bathroom diverter has already failed - the thing that allows you to switch from a bath to shower (hope you like baths) and b) you may still need to hire a professional inspector (yes, for a BRAND new property). Do not trust them as I did - they will only disappoint. I have always followed a belief of trusting upfront and then hopefully being proven correct - if you are a trusting person, find someone to handle this part for you who will assume Pulte is not going to follow-up after sale. Lesson learned - before money goes into their hands at closing, get EVERYTHING you expect to get taken care of taken care of. Their people, even with appointments scheduled 10-days out, will NOT EVEN SHOW UP for large time blocks (ex: 12-4 p.m. like the cable guy; I am not talking about a late-show by a few minutes or an "I had a sick kid call" that I perfectly understand - just you are sitting around for hours and no one calls, no one answers your calls when the afternoon is almost over, etc. Basic human respect and respect for your time is missing - but the property is pretty so I am sure they will continue to sell well. So quality - poor; trustworthiness - below poor; responsiveness to issues - I am also still waiting on that girl I met when I was 15 on vacation and asked to call if she wanted to go out to give me a call too I suppose(?) - poor humor - this is a joke just as is Pulte's responsiveness. Lucky for me, worst case, I have an affordable handyman that is reliable that can address most of these issues if I cannot get Pulte to show up in the next 10.5 months of warranty time. Oh, and the HVAC - already a call out for service - 3,000 square feet with a unit that is absolutely maxed out and already having problems holding the temperature - I did not want to forget...probably a cost-cutting measure like the rest. Beware - do not buy from them at all if you cannot absolutely get everything corrected that you can find PRIOR to handing them a dime. ... More

Employees were a pleasure to work with, and very helpful. Some minor cosmetic workmanship issues, but overall I would recommend Pulte.

Overall, we are very pleased with the quality of our new home, although at the price we paid I puke have expected even higher end finishes. The building process went very smoothly. My only real criticism is post sale. The building supervisor had told us in our walkthroughs that the sod line (seed in the back and sides) would extend to the front of the house but it stops at the front of the garage. Now that they have our money, he says it was laid correctly. Not much we can do about it since we don’t have witnesses to what we were told verbally. I’m not sure they are in any hurry to replace our range hood or get our shutters installed. ... More

Quality of workmanship: no major issues but is lacking in attention to detail. Drops of paint and drywall mud on the flooring throughout the home, and in the showers. Trustworthiness: overall a pleasure to work with, the sales department was very helpful and informative. During a warranty repair where the bottom of a sliding closet door was falling apart it was found that all of the sliding closet doors were having the same issue. When the repairman called the building manager to report what we had found the building manager seemed annoyed that he was calling her while standing in front of me and was trying to sweep it under the rug. Value for price paid: as with anything there will always be minor things that come up. For the price paid I would have liked a little better attention to detail, but overall value seems very comparable to the price paid. Responsiveness to issues: So far I have had 2 warranty claims and both have been responded to very quickly. 1 of them has been fixed and the other we are still waiting on. ... More

An experienced, reliable builder who offers a huge variety of models plus options and choices. And, last but not least, unique locations and communities.

We moved into our new home in July, and we are satisfied with the quality of workmanship, design and functionality of our home. The build was completed on schedule, the project managers and sales agent (Ms. Linda) were very helpful. One month on we have no complaints. We were able to visit the house pre-drywall where all the mechanicals were thoroughtly explained. I recommend Pulte to anyone looking for a new build.

I would buy from the sales rep 100 times over and the the site manger is great too. Warranty team is poor, talk a great game but poor delivery.

The Pulte Team is amazing - we love our new home and the whole team process that Pulte has put together is “Awesome”...including the following services: Sales, finance, insurance and amazing customer service team. We used them all and they are top quality.

The biggest problem was the completion date was delayed two months

I’ve recently purchased my 3rd Pulte home. The quality has continuously surpassed my expectations. My team that was assigned to me (Kristy Crane and Charlotte Carreon) were absolutely amazing. Very professional, knowledgeable, responsive. Genuinely committed to fulfilling our endeavor of the entire home buying process.

I purchased a Home from Pulte at the Cuneo Mansion in December 2019. The whole process took 7 months ,pandemic period included. There were issues from the beginning, the sales department team lacked the skills, they changed the sales contact person right after we signed, the blame passing started after that stage ,sales manager would get in touch only when I was ready to contact headquarters which I felt it was very unprofessional , he’s there to help I had a minor issue caused by the previous sales person that I needed addressed, acting like an unreachable CEO didn’t help the image of Pulte (I hear this from other residents as well, so it’s a regular business practice of his apparently) .The design department shows no interest in helping you choose anything or in selling you quality materials without triple the price , i can honestly say it wasn’t an amazing home buying experience , absolutely not , not for the price, but they build decent homes,the home plans are very modern and beautiful, the location is amazing , close to everything you could possibly need , they use lower price and quality materials , but you can tell that right away. Location beats any disadvantages, price-wise be ready to pay more for what is worth , quality speaking. The workmanship is good, they are not very responsive to issues once you do the closing survey I heard from the community . Construction engineer, Ryan was cooperant and professional , he saved the company image for us. So far after one month living in the new home I am pretty satisfied with the house. Minor issues that I hope they will address, nothing major so far! I recommend this subdivision for any age group, there’s a great mix of all ages , very beautiful surroundings. Advice for Pulte , you can improve the sales experience definitely starting from management , im absolutely sure they could use more training! ... More
