Excellent experience overall. Of course, nothing is ever perfect, and a small handful of issues popped up along the way, as anyone would expect. However, what set Pulte apart from others is their responsiveness to issues and determination to right any issues and address all concerns we had, at every stage of the process. No better example of this than our excellent construction manager Brandon. We’re very satisfied with our home and would certainly make the same purchase decision again!

We just moved in and have several things that need to be addressed. I would like to complete this after all items have been addressed through the process. We have noticed several items such as appliance instillation, cabinet finishes, improper grout work and paint overlap that will all need to be addressed before we can complete a full review.

I have had to get help on a couple of issues and the response was always very good & fast

The overall build quality was excellent, given the numerous upgrades and build complexity for our house. After moving in, a few minor issues were addressed and corrected in a timely manner. The entire Pulte Team (especially Malcolm) and all the sub contractors did a great job delivering our dream house. Thoroughly love our new house and the gated community we reside in.

Awesome price for the quality, area and home size! We looked for more then a year and Pulte workmanship, materials , home size and price had surpassed everything we had seen out there. Easy process and closed on time!

We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model. Definitely not high standard compare to what you pay. Aims walls are not straight , and lots of thing you find out after final walk in. Poor quality. Not to mention the sales people ( at least ours on that time) that wasn’t clear about very important information about your lot we purchased , without showing us the real space and back yard we are getting - just let us add 30K more for ‘premium lot’ with worse shape of yard than regular lot. We found out after we paid the deposit and after they start building. Will never buy from Pulte again , 30K extra laid for nothing ! For extra space you can’t really use ( back of the house and front of the house) and getting bad shape of back yard. ... More

Could use higher quality and workmanship

The Pulte staffers are excellent however the workmanship is way below par.

This is our second new home through Pulte. So far, we have been happy with our purchase. Pulte does a good job building. The finish has left a few flaws, but we are certain Pulte will handle. My only concern is that the neighborhood should only have so many rentals, but have noticed that atleast six rentals surrounding my home. This should not have been allowed.

From start to finish, our experience building with Pulte Homes has exceeded our expectations. Karen, our sales consultant, is a dream to work with! Sweet, attentive and so responsive. We stalked our home regularly, and really got to know the crew. They worked so hard, and took great pride in building our home. Our site managers, Brandon & Anthony, kept us looped in - and excited - each step of the way. We love the flow of our Riverton model, especially the ability to convert the large dining room to a roomy 1st Floor bedroom in the future - without losing garage space or the office! We love that the Owner’s Suite is tucked away from the loft & other bedrooms. My advice to those who haven’t built new construction before: ask for a complete list of options & upgrades before you lock in your structural choices! There are items you might not have considered: insulated garage & garage doors, upgraded garage door styles, oversized/taller exterior entry door. Many are structural and need to be selected early on, before flooring & counter tops. Visit models!!! Get ideas of cabinet colors & styles, and different floor plans. Major grade/drainage issues: Well, where to start this experience. •The day before closing and after a rain storm, our upper neighbor which did not have sod or grading, had erosion sweep into our yard and the builder had to frantically remove the erosion from our yard, place erosion barriers up and put new sod for us to close the next day. Unfortunately, they did not remove all the erosion, and this affected our grading away from our house. This was the first red flag. • Intermittently, I noticed that water would pool by our outdoor AC unit on our right yard from the builder saturating the houses close to the upper neighbors’ yards with sprinkler water and this water would run though our upper neighbor’s yard which did not have sod or a grade. • The water would pool by our AC unit making our right side unusable. On top of this, the erosion barrier that the builder put up by the AC unit failed to prevent erosion from moving into our right yard by the outdoor AC unit. • This combination of events caused our right yard to become muddy and unusable. • Multiple messages were sent to the Builders PM to put a new erosion fence and regrade/re-sod our yard. A new erosion barrier was not installed. • A warranty ticket was submitted to regrade the right yard and add sod. I escalated the issue to the Warranty manager. He stated they would regrade and re-sod. • The above issues occurred over two months of closing. The last straw was when I found the upper neighbors sprinkler (possibly intentionally/carelessness by the builder) pointed towards my right yard where my recycle and trash cans are located which soaked them. • After talking to the PM about regrading my yard and possibly putting in a trench in, they finally regraded my yard with a 0.5” grade with about a 4' x 10' long area and then resodded. I asked the PM if this enough and he stated yes and if not, they will rip up the sod and regrade and resod again. Great! • The yard still has standing water when the upper neighbor waters their yard, we have placed outdoor gutters by the retaining wall ourselves to resolve the issue. Major HVAC issues: • After two weeks of closing, we noticed the AC system could not hold temperature in the Texas summer, we phoned the emergency line for the AC company: CASA mechanical. The company came the next day and noticed there was a leak in the coolant line (location unknown) and charged up the HVAC system with refrigerant. • The company came back multiple times to do leak testing and decided there was no leak and charged up the HVAC with refrigerant. Two weeks later, the AC could not hold temp. they did another leak test and replaced the outside compressor thinking the compressor coils were leaking. The CASA mechanical company gave no work ticket. I also was relaying information given to me from one technician to the next, essentially project managing the technicians. Mind you, the HVAC system is under warranty. • Two weeks later after replacing the compressor, the HVAC system could not hold temperature again, they charged the unit up and essentially supervising the technician, I stated there must be a leak in the coolant line within the walls of the house. The coolant line had to be pressure scoped within the walls. • Lo and behold, a technician had to rip up our dry wall to find a framer’s nail puncturing the coolant line which was leaking freon gas into my daughters’ room. • Framer finally came to put new dry wall in and painter finally painted the replaced dry wall. • The above issues occurred over a two-month window after closing. These experiences are beyond frustrating. It appears they have downsized during Covid and they have fewer project manager managing builds but this is no excuse. ... More

Had a good experience working with the Sales , Builder ,Mortgage ,Title / Closing team . They were helpful , not just in words but in actions too . The good relationship kind of paves way to assume that future interactions with the Pulte team would be good as well .

Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

Overall a great experience; the sales staff kept us informed and let us know when the exact model was available on the lot size we’d been hoping for. Construction was completed on time and call backs for follow up items were prompt and/or reasonable.

For the most part our home is wonderful! There are a few areas of poor craftsmanship; scratches in the floor, paint problems, etc but hopefully most of them should be able to be fixed without any additional costs.

The Pulte houses are well designed thought through houses with sub-par subcontractors. Many walls and tiles are not straight and level, missing small sections of paint, and poor final cleaning prior to closing (construction marks left on some windows and doors). Pulte did respond quickly to any immediate issues.

We specifically wanted to buy a Pulte home after multiple visits to model homes in the Las Vegas area. We visited Las Vegas repeatedly while visiting our adult child who moved here. During our visits we always looked at model homes for entertainment reasons, lookie loo. We don't gamble and we knew we would eventually move here. Once we sold our home in another state and actually moved here to Las Vegas, the Pulte home we selected met all of our criteria. After researching builders with a local real estate agent, we were overjoyed when the lot we wanted became available and we immediately put down our earnest money down and went under contract. The only negative, which really isn't a negative, is the wait from picking the lot to watching the house be built. Going to the design center to pick interior options was something the wife and I shared. Then when the build began, it was the longest 94 days not counting weekends. It was exciting to come by the property on Sundays and take pictures. From dirt lot, to poured slab, to framing, then roofing then the interior being finished to finally the doors were locked which indicated that the appliances were installed. The day we signed our loan documents and then it closed 3 days later and we received our keys, we were pretty excited. Pulte Homes met our needs, thank you. The "but..." in the title and the 4 star rating for trusworthiness is for the construction superintendent who made a promise for a missing item but 7 weeks later still haven't received the item. -JH ... i am satisfied with most of the aspects but i do have few things that i dont like. for example, unless we go for an upgrade option, i dont see a quality in the things you install in bathrooms. like shower-head or the plastic wall (in guest bedroom) are kind off fragile is what i feel.

Pulte has some really nice floorplans. They build a quality home at a competitive price. I would recommend Pulte builders

You will have high expectations when you get house from Pulte. I was not happy at all initially the way house delivered. But after some days Tim and his team helped me, turn it around and change my perception towards Pulte. Tim listed all my issues and address them one by one during this extra ordinary situation. I was so excited to build my second brand new home. We went with Pulte this time because we thought their reputation was good. There were a lot of corners cut. The first minor but major thing is the paint they use. I have never seen paint so cheap and thin in my life. My last builder used flat paint but it was a decent grade. This paint pulte uses the minute you wipe it you're down to the drywall. We had delays because of COVID that pushed our close date back several months. We understood that it was no fault of Pulte however because of that when we finally got our close date we were determined to not let anything else delay us as we were living in temporary housing because we sold our house expecting to be able to close. We did our celebration walk before close and listed everything we found wrong, ON our closing day we did another walk thru to make sure everything was fixed but they were in the house fixing it as we were walking through. We signed the paper saying things were satisfactory in good faith that things would be resolved that day. Well they weren't. And after we closed it's been a HASSLE to get anyone to come and do what they said they would do. We still have things that are not fixed and we closed over a month ago. They had the wrong shower doors in our shower they did replace them but instead of replacing the base of the shower they just replaced the door so there's an unsealed gap under our tile in our shower and two indentations where the old shower doors used to be. Our windows don't lock. The wire shelving they used throughout the house is TERRIBLE and flimsy. Our pantry has wire shelving and we HATE it. The least they could have done was use the thicker, more sturdy kind. A few cans on the shelf and it's ready to collapse. We live near the pond, the pond has nothing in it to keep the water flowing. A small water feature in the middle would have cost them $2400 so the mosquitoes are in abundance as is the algae that grows in the murky water. When asked about resolving that we were told to get with our neighbors and maybe "chip in" to get it done. During the buying process we had an issue with not being offered an upgrade on our walk out basement. We did a walk through and they had a regular door there. We upgraded the kitchen patio door to a sliding door (which should have been standard). When i told them we were never offered the upgrade they wanted to charge us $1200 to change it. We ended up settling on $600 which would have been the cost of the door. We also had a problem with the countertops not being what we selected at the showroom. They said they were but they didn't look alike to me. I understood that granite differs per slab however they were much different. I escalated the issue up to corporate where i spoke with a young man with a bad attitude and who continued to insult my intelligence. It was a lost cause so I dealt with it. We bought a samsung refrigerator and everytime we plug it up it trips the GFI and wont stay on. We were told we will need to get a different refrigerator. So in a brand new house we can't have the refrigerator we want? They told us to contact Samsung, samsung said it was a problem with GFI. We opted for gas appliances. The home came with a microwave, range(stove), and dishwasher, the range they gave us was electric. And apparently when they installed the range they removed our gas line. We had to have the plumber come back (which took some time because they claimed he was coming several times and he never showed) I expected so much more coming from pulte I do understand that there would be things wrong as this is not my first new build but the quality of materials used and the workmanship has me a little scared as to what else they cut corners on. All my neighbors have similar stories. I just talked my friend in dallas out of building with Pulte. I loathe companies with poor customer service. I could've overlooked every issue that we had if the customer service was good but after it taking a miracle to speak with field supervisor to get things fixed and speaking to someone at a CORPORATE level and being talked to like i wasn't spending my money and even going through their mortgage company I dont have anything nice to say about the company. ...
